I have a 750 credit score, no criminal history, and make well above the income requirements. I've been with the same company for 10 years, during which I lived in an on-site house provided as part of my compensation, I provided the ex-managers information so they could contact her and verify everything. For the past 7 years, I've rented my current home without missing a single payment--so much so that I was even offered a groundskeeper position due to my reliability. Simply put, I am a landlord's ideal tenant. After submitting my application, I received no response. The website clearly states that applications are processed within two days and that units are given on a first-come, first-served basis. A full week passed, and I received no calls or emails. I tried contacting your office--calls went straight to voicemail, and my emails were ignored. So I took the time to come in person to find out what was going on. When I arrived, I was told I was approved. However, I was then questioned about my previous job and whether I had a lease for the on-site housing I lived in over a decade ago--documentation that no longer exists because the company has since been sold. I explained that, yet I was still met with skepticism. Then came the most baffling part: I was told the apartment is not actually first-come, first-served--as your website states--and that applicants who came after me "overqualified" me because they had moved more frequently and supposedly had "better" rental histories. That explanation makes no sense at all. I felt like I was being treated as if I had a 540 credit score and only two years of rental history, rather than the strong, stable record I actually have. At this point, it seems like Rodman Realty simply chooses who they want, regardless of the application order or qualifications. So even if you're fully approved, you're left in limbo until they decide if and when you're "allowed" to rent a unit. If this is how things are handled during the application process, I can only imagine how frustrating it must be to deal with maintenance or tenant concerns once you've moved in. This has been one of the most unprofessional and illogical interactions I've had with a realty company. If someone is fully qualified and applies in good faith, they should be treated fairly--not strung along with vague excuses and conflicting policies. "Qualified but only when no one else wants it." Please make that make sense.... You need to do better. This is not how you treat serious, qualified applicants.

    I typically would hesitate to write a bad review but this situation negatively affected me in a…read morenon-superficial way as it causes me issues with my bank, and now I have to spend money to correct it. I am in the middle of getting my PMI removed from my mortgage and I reached out to my bank to begin that process. They apparently hired Ryan Robbins to do my evaluation. I needed a roughly $10K appreciation over the last 2.5 years for my primary home, as well as the $30K I have paid down to qualify. That represents approximately 1% per year. We are experiencing a booming housing market and it is inconceivable that my value is not 2% higher than it was when I purchased the home. Here is where it gets CRAZY. I purchased my home for $445K 2.5 years ago. My tax assessment is $450K. My appraisal when I purchased the home was $450K. The Redfin estimate today is $550K (given the appreciation) What did they tell the bank my home was worth? $307K! Woah! Where did that come from?? When I asked I am told there are no good comps in the area. Wrong! My neighbor (literally the definition of a comp) sold thier house last month for $415,000 and it is not only smaller but much less desirable as it has no view, among other things. (Picture attached) So rather than just tell the bank the data was inconclusive, my bank now thinks I'm $70,000 under water in my home that I've had for 2.5 years in a booming market, that I put a chunk down on! And to add insult to injury, I paid for this!!! So now I have gone backwards and I have to spend $800 on a different review. I've attached a picture of my home and a home that they had listed as MORE valuable than mine. Mine has the 3 car garage. What??? I gave them a chance to explain and they doubled down. I've bought and sold a lot of real estate and this is just unbelievable to me. Do not trust. 100% dishonest people. Proof is in the pictures.

I took that analysis to the county assessor's office and was able to get the property taxes significantly reduced. Over a year later when we were actually ready to sell the home, I again contacted Lance. He listened to what we wanted, priced the house appropriately, and listed it with an on-the-mark description that worked fabulously, receiving offers on the first day, one of which we closed on in what seemed to me to be record time. I would not hesitate to recommend Lance McDaniel.
