The first one was the exact floor plan without a covered patio but 100 sq ft more. She knocked $5000. Off the value for the 100 sq ft and didn't give anything for the covered patio. The second one was smaller sq ft, 2 car garage and 18 years old. The subject property is a 3 car garage and only 8 years old, she gave a 4K for sq ft and didn't give any adjustment for the 3 car or 10 years newer. The third one she did the exact same as the second one! I called her after receiving the report and she didn't even know the subject property was a 3 car! After asking her to reevaluate the appraisal, she adjusted it by 2k. I am a licensed RE agent in WA and did my homework, I would list the property for 335k, her list price would be 317! I would be doing my clients a huge in-justice if I listened to her. SELLERS / REFINANCERS BEWARE!

Given the age of the truck, there were no comparisons on car lots as the insurance company requested. Nico totally took care of all the legal stuff. He knows multiple insurance claim adjusters. He texted me this morning that he got $15,000 for the truck but said he would try to get more! End of the day, ended up with a payout of $17,206.50. Of course State Farm took deductible, $400 for their appraiser and storage fees! Nico's fee was a flat $550, not a percentage of the value! He told me if he didn't get more than the proposed insurance payout, I would get the fee back!!! very pleased customer!!
