Greedy. Maintenance is awful. Three repair guys in my time here and none fixed anything -- my…read morewindow still won't close after a year and a half. Dishwasher issues never fixed. They took over 300 out of my deposit 4 out of 5 hours to clean a spotless apartment at $50 an hour is insane There's a random switch that cuts power to the whole apartment. One accidental tap and everything shuts off and the Wi-Fi takes 30 minutes to reboot. Garbage disposal pipes clog monthly and shoot dirty water everywhere. All appliances are the cheapest possible. AC is insanely loud. Ceiling is low and the place feels cramped for $1,200. Hallways, stairwells, and the elevator are extremely hot with no AC because they want to save money. Zero amenities, overpriced, and greedy -- they even took $300 from my deposit for things that were broken when I moved in. Not worth it. Should be $700 max.

This place uses borderline legal practices when dealing with your deposit…read more For example in our case, Forward Management/The Revere at Smith Crossing put in a work order for carpet replacement 20 days before our move out date. After being questioned about the work order entered on 05/11/2022 they justified it by stating (as quoted from the email) sent by Kyle Komplin, property manager of The Revere at Smith Crossing, "The carpet replacement was scheduled early as a precautionary measure after my pre-inspection in which I noticed a heavy pet odor and likely damage. This is standard practice in order to secure an installer as they get very busy towards the end of each month." (06/22/2022) We had two cats on the premises who were 8 and 10 and 100% litter box trained. In pictures forwarded to us after we questioned the carpet replacement, Forward Management INC/The Revere at Smith Crossing showed us 3-4 (there were more photos but some photos were of the same thing) spots where there was some kind of stain (one was dark like soda and clearly not a pet stain) and stated these necessitated total carpet replacement. The stains were in the main living area of the apartment and the total SQFT they charged was 1190 which is the whole apartment. Included in this amount were the bathrooms and kitchen which were hard surface. Excluding these and the bedrooms (which the cats were not allowed in) the SQFT should be approximately 800. The litter boxes were in the front hallway closet, ie right when you walked in the front door. This is the suspicious and strong smell Mr. Komplin is commenting on. Once the litter boxes were scooped the urine odor also went away. Forward Management INC/The Revere at Smith Crossing are actually trying to CHARGE us $1453.84 which is $2375.28 for new carpet/pads (which the installer, Coyle Carpet One notated "No new pad needed") + $160 cleaning charges + $12.27 for LIGHT BULBS + $41 for gas bill. After they deduct our $1530.00 deposit from the $2983.84 claimed in repairs and cleaning, we were BILLED in the amount of $1453.84. The cost Forward Management INC/The Revere at Smith Crossing quotes of $2375.28 for carpet replacement is based on this formula (as handwritten on the carpet invoice by Mr. Komplin): "Carpet life is 84 months. Carpet was 12 months old. 72 months remaining on carpet life $2771/84 = $32.99/mo $32.99 * 72 = $2375.28 due" Additionally the move out sheet states in regard to the carpet: "We will attempt to have it cleaned at your cost" No record of this is given and the order to lift the carpet was put in well before checkout inspection. Kyle Komplin Property Manager for The Revere at Smith Crossing commented via email on 6/22/2022: " If the carpet would not have needed replacement, I would have cancelled the work order and carpet installation." However, Mr. Komplin did not inspect the premises after moveout, but rather went ahead with the work order #190918 "Pull Carpet" dated 5/11/2022. Further, we were charged $357 by Coyle Carpet One for carpet removal and a misc charge labeled "APT CPT Plush" for $715. There is no further information on what this may be, however it isn't the carpet or pad as those are listed clearly. The $357 for removal is in question here as Mr. Komplin stated on 06/22/2022 "As for the pad, it was missing from the invoice as we did the carpet removal and pad removal ourselves, before the carpet installers arrived." However, it wasn't missing it was charged to us despite the above comment. So did Coyle Carpet One or Forward Management INC/The Revere at Smith Crossing remove the carpet pad? As if that wasn't enough, suspicious record keeping suggests at one point that only employee 383 (hmmm mysterious 1984 stuff) worked on cleaning and removal of items from the property but we were charged for the labor of 4 people. The move in inspection provided by Mr. Komplin during move out is not the one signed and turned in with items indicated as missing or damaged. It lacks any notes and a signature/date. Black mold is present in the apartment. The seals on all of the bedroom windows are broken and the mold accumulates no matter how much you wipe off the condensation or attempt to clean it with bleach, vinegar, ammonia etc. The problem is obviously a known issue as there is a "mold" section in the lease terms. As we have pets and many chemicals aren't safe for use around them the removal of the mold was further complicated. The apartment was clean and vacuumed upon move out. 2-3 hours were spent on the kitchen alone. Pictures were taken of the bathrooms, carpet, blinds, and kitchen before leaving the keys on the counter and vacating the property. These clearly show the state of the carpet and that there were no visible surface stains which leads me to believe changing the carpet of ANYONE with pets is indeed "precautionary" (as stated by Mr. Komplin) and in my opinion "standard procedure"; not based on actual damage noted.

Yet somehow I had no issues when I sent a check through the mail with tracking and had them sign for it.

This review is a little delayed 1 year from our experience with our daughter renting a property…read morethey manage) so Birwood may try to claim we never rented there to try and delegitimize our review, but with students coming back to look for housing, I felt it necessary to follow up anyway. I also filed a formal complaint with DATCP at the time which was logged and can be verified. The studio apartment we co-signed for our daughter on Monroe street was a great location, and at the time relatively affordable. However, from day one issues were encountered, and as we had already signed the lease well in advance, we were obviously not aware how horrific the condition of this apartment was going to be upon move-in. The stove (gas) was rusted and literally a fire hazard (they did replace this within the first week), the sinks in both the kitchen and bathroom were closed with lime and corrosion to a small trickle (we fixed with vinegar), the ceiling throughout the apartment was deteriorating with indications of water leakage, and the single supplied venetian blind in the bathroom window was broken and covered with a thick film of dirt. Finally, the in-wall AC unit was completely full of black mold (we thoroughly cleaned this ourselves) and at one point leaked moldy water into the apartment (we addressed this ASAP ourselves after Birwood dragged their feet getting this resolved). All of these items were carefully documented on the check-in sheet, but only some were addressed as maintenance issues by the actual property owner when we put in maintenance requests via the Birwood portal. The final insult was upon checkout, after we meticulously cleaned the apartment, leaving it literally in significantly better shape than we found it, they attempted to charge us for the broken window blind we had noted not only in our check-in sheet, but in multiple maintenance requests that were ignored. Only when I stepped in and threatened legal action did Birwood rescind, apologize and return the improperly taken portion of the security deposit to my daughter. It did, however take a formal complaint to DATCP to get them to act. Birwood's defense is that they only manage the property rentals and maintenance is the responsibility of the property owners. Perhaps this is true, but Birwood is the only representative available to request maintenance, so they clearly don't care about the standards or conditions of their partnership rentals, and therefore carry responsibility as well.

Sage Management has been managing my Condo HOA --Thompson Towne Homes for years before I moved here. After two years, I was made aware of her questionable practices by a few of the members. Not only that, she treats the members here disrespectfully. She sends workers over without telling the owners. She uses one company to do all the service here, from snow, lawn, tree removal, minor repairs, mailbox repair, ect . We pay this company almost nearly half of our annual budget for substandard work. My walkway wasn't shoveled for two years when I moved in. When I found out we were paying for the service I started complaining when it didn't get done. She treated me like an annoyance. One excuse after a bad storm and my walkway never got shoveled was, the snow people didn't bring a shovel. Sage sent them to remove an evergreen tree from my front door in March last year. Dug the stump out and just rolled it under the other two trees. Left the lawn with a big hole and just a pile of dirt. When I finally complained, her excuse was, they were waiting for the ground to thaw so they could dig up the stump. This was May 10th. I took pictures for evidence as I've had enough of her denial. Clearly, she doesn't oversee her contractors nor care to follow up with the quality of work to even know that the stump was dug but left on the lawn along with a huge mess where the tree used to be for two months! I have pictures of our lawn after it was cut. It looks like the lawn had heaps of grasses that weren't even touched (camel humps) throughout the yard. I measured the grass by my sidewalk, it was still 3" long. Not long ago, at 7 AM while getting dress in my bedroom on the second floor, I was startled by a man peering into my window. When I address this to Sage, her reply was, she didn't think it was necessary to tell anyone as it was early in the morning. In 2021, Sage Management announce a large roof replacement expense due to a "leak" and members had to put in another $1,489.25, out of their own pockets, (which, by the way -- I've since found the work order for this leak and it clearly stated, "no leak" Member's concerns were met with silence. One neighbor left after this incident. With the uproar, the long time serving President stepped down and replace his seat with his appointed nominee. I didn't attend this meeting, but somehow was voted Treasurer. I served for two years and pretty much my only duty as the Treasurer involves my name as stated so in the meeting minutes. Turns out, there is a very good reason why they would vote someone who did not volunteer nor attend the meeting. They were hoping I would continue to stay absent and not get in the business of the HOA. At first, I was worried about how to full fill my duties to the HOA. The first year pass, and I realized, I never had any "board" duties. I was not given access to the contract we sign nor any documents. The Secretary also felt unhappy with the way the Management and President was running things. Eventually, she left the Association. When we got a new neighbor, she was immediately elected as Secretary. She soon found out, she too was only warming a seat as "figureheads" The Secretary and I started asking for records. Was told by Sage Management that I had no rights to see those records. Sage told me only the President had the authority to make those decisions. When I ask the President, his response, he has no need to see them. I had to resort to a lawyer for advice, after months of the run around and hundreds spent, Sage relented and decided to let us get copies, but we had to pay her, $150 in cash to make copies ourselves on her term. When we arrived for the records, Sage said her quick book crashed and she didn't have all of the records. As Treasurer of my HOA I had to pay for records that were supposed to be turned over to me in the first place. If you are bored, want to live a real life nightmare, Sage Management will gladly take your money and bring hell to you!
