    Place is a dump and preys on disadvantaged people. Water leaks in walls and ceilings that are never…read morefixed after multiple maintenance requests (MOLD!), and even an entire ceiling that collapsed and ruined furniture, clothes, etc. Still charged rent for a month while there was a lake in the living room making apartment unliveable. No reimbursement for belongings damaged due to their lack of upkeep, no help moving to another unit, and another water leak in new unit that was never fixed making shower unusable. Then made to forfeit security deposit and last month's rent for giving a full 60 days notice breaking lease for not being able to shower due to water leak that was never fixed .Their excuse? Oh maintenance told us it was fixed. Never followed up or checked to see if maintenance requests were completed. Uninhabitable apartments where nothing is fixed, ever, which clearly violates their responsibilities spelled out in the lease, and when you've finally had enough, then they bill you for breaking your lease. Stay clear! There's a reason most of their units are sitting empty!

    When I moved into the neighborhood during the summer of 2015, Luxor Gardens was a fairly…read morewell-appointed middle-class neighborhood.  But in the past year or so, a combination of ineffectual management and absentee Lakewood, New Jersey ownership has reduced the neighborhood to a blighted property. During the early days of my residency, I frequently forgot to lock and latch my door, and often fell asleep with the windows open.  No more--I've actually added extra security devices to my apartment, at my own expense.  I avoid carrying my trash out at night.  I won't invite relatives to visit, especially young ones, because of safety concerns.   The Luxor promise of a "safe, quiet, and clean" environment is a farce.  All three qualities are violated every day as a matter of routine.  The latest OD occurred at Luxor only recently.  The township police rarely patrol, although a maintenance worker told me there are more drugs and guns on the property than on the streets of Johnstown. While almost every other comparable apartment complex within sixty miles or so is operating at 100% capacity, Luxor operates at significantly less.  Overgrown weeds abound, and vacant apartments with blinds akimbo punctuate the brick structures.  Many of the buildings have the empty-eyed appearance of abandoned properties. But somehow more objectionable than the safety violations or the blighted appearance is the arrogance of the apartment complex' management, which seems to seek to punish those tenants who want to live quietly and with a measure of dignity.  Residents paying premium rates are subjected to the disgrace of poverty.  Maintenance requests are ignored for months.   Despite the safety concerns and physical appearance of the property, rental rates were raised by some 27% during the summer of 2022, an increase that occurred simultaneously with a complete breakdown of property maintenance.  For a full seven weeks, from June until August of 2022, the lawns were neglected.  Grass and weeds in yards around the property grew to heights in some cases exceeding two feet.   The neglect of lawn maintenance continued until repeated calls to the Township Codes Enforcement office resulted in a threat of sanctions against the ownership--only then was the complaint addressed.  Still, other maintenance requests are routinely ignored.  Just last week, the property's manager threatened me with eviction if I repaired on my own the light in front of my building, which has been broken for several months. Last summer, my physician diagnosed a problem with my back and prescribed a handicapped parking designation.  Already knowing the disgraceful professional standards of the Luxor Management, I completed the necessary forms on my own and obtained the parking designation from the Department of Transportation. But the manager still insisted on an opportunity to display her authority.  Although the handicapped parking designation was a right guaranteed by federal law, the manager asked if I couldn't walk two blocks up the street to share a handicapped space with another resident. When I assured her I couldn't, that my inability to walk certain distances was part of the issue, the manager capitulated with reluctance.  "Okay, I'll approve the request," she said with petulance, quickly adding, "--but I hope you know that if another disabled tenant moves into the neighborhood, you'll need to share the space." Even still, the parking sign was not placed in the required spot for another five weeks.  Ultimately, I needed to download and print out the entirety of the Americans with Disabilities Act and highlight Luxor Management's legal responsibilities before she finally completed the necessary work order directing the maintenance staff to place the sign.   For those who don't mind hearing their neighbors' conversations through wafer-thin walls, for those who seek to pay premium prices to live in the chaos and insecurity of a blighted property, Luxor might be the place for you.   Others beware.

    I do not know what that other person was talking about on her review. Of course it is 10 years old…read moreand LOTS has changed since then. They have an awesome Manager there. She is super helpful and friendly. The place is clean and safe....they have tons of security cameras so you feel safe all the time. It is common knowledge that ALL apartment complexes gets roaches or bedbugs once in a while. I have never seen or heard of any issue at the Terrace in the years I have been here......and you don't have to fumigate an entire bldg. to get rid of bedbugs. The resident committee on site plans all sorts of activities to keep residents involved and not just sitting around in their units: bingo, karaoke, dinner parties, dances...every month!! I really REALLY love it here. I only wish I could talk all my friends into moving here too so we could be closer.

    Garden Terrece Apts is infested with bed bugs this has been going on for 3 to 4 months the landlord…read moreis not taking proper proceders to solve this problem health care providers, caregivers, and other provviders are refusing to come into the building we can't even get proper services that we need form them because of the problem the landlord said they are contained to the first floor but they have been found clear up to the 2nd floor I reseached how to get rid of bed bugs and it said if it is a apt building or hotel the whole building must be infumigated. The apts that were sprayed still have live ones in them even after a month
