Monique Carrabba entered our home before it was available to show. My wife and I were out running errands when we received a call from our home security company notifying us of a breach that triggered our alarm. We immediately began calling neighbors and the police as we rushed back to the house. Once we arrived, we saw Monique Carrabba, who informed us that she was the one who triggered the alarm. She made a point of saying that she knew our house was not ready for showings. She said she checked the listing and it said "no phone calls, no emails" etc. The sign on our lawn says "coming soon". Yet in spite of every literal sign saying "do not come in", she did exactly that. She entered our home with her client, and if the alarm would not have gone off, we may have never even known she was here. I don't want to imagine what might have happened if I came home and found her trespassing in my home. Needless to say, this incident caused a lot of unnecessary stress and anxiety. Monique's entitled behavior was totally and completely disrespectful, unprofessional, and reckless. I understand if her client was only in town for the weekend, but we would have gladly accommodated her with a simple phone call or email to our agent. Another successful sale thanks to the Carrabbas! This has been our family realtor for twelve years now and they never fail to deliver! We have bought and sold multiple properties in different cities across Southern California with them and I can not say enough good things about their services, there is nothing they can't handle. We hit a few bumps in the road due to an inexperienced first-time buyer and they knew exactly what to anticipate and how to handle each hiccup to make the transaction go as smoothly as possible. I was able to turn a very nice profit thanks to their concierge services. My house needed quite a bit of work and the contractor they work with did such an incredible job. I was so impressed with how the listing turned out, it was so tastefully staged and got a lot of traffic at the open house, not to mention some very solid and competitive offers! I was working on a very tight deadline and needed the house sold as quickly as possible as I was in the process of buying another house and they made it all happen like clockwork! Joe is also a lawyer who will take action against you to make sure the sale goes through even if you don't like the terms, this happened in my case, luckily the court protected me.. and he was supposed to be my agent. He continuously emailed my lawyer to run up my legal costs. His communication was terrible and it caused problems with escrow dates. Joe also makes sure to always convenience himself over you. I was a first time home buyer and after research and recommendations from contacts in the real estate industry my girlfriend and I decided to work with the Carrabba group because of their reputation and experience in the area we were interested in buying (Mid City). After taking a few weeks to gauge our taste Monique and Joe understood what we were looking for. The market was overheated, but we stayed patient and waited for things to cool down a bit and eventually found a home that was a perfect fit. Monique and Joe are very attentive and answer emails within an hour or two, they're patient and most importantly they really know the city and current market conditions. The only critique I have is that I would have liked them to be more aggressive in the negotiation stage of the deal. I know this is LA and in current market conditions (early 2015) sellers have the upper hand, but I expected a little more guidance at that point in the sale. However, that's just my perspective and I was in a position where loosing the deal would have been ok. Overall I would recommend using the Carrabba group and would use them in the future.
