This place used to run well but it's bad now we have 5 free parking spots be taken over by a big container that just sits there there have been squatters on the second gate if u come in it's boarded up the window and the sliding door they cut a rectangle shape in the window screen because they were squatting. every apt has air conditioning so theres no reason they need to be making the place look dirty we have broken light bulbs here in cut trees that are hanging over cars during the storm of 2022 one tree fell on the cars that's close to the building. It's been about I have neighbors throwing gender reveals in they backyard having pink dust all over my balcony and plants we don't have anyone clean up the apt anymore the gutters are always full and dripping and backing up gates always broken they have 3 gate doors u can walk through and cut a hole in the wire door to but a bike lock on it cause if the homeless people it's not how any of the pictures look on Apple Maps or anywhere they have a room they been working on for 6 yrs that was supposed to be an activity room that just sides with a tv foosball table there pools are always dirty even in the summer time they mess up this place has been sold to owner to owner and ran by other and others I been here since 2017 and it's horrible they put all there money into rebuilding the inside the apt to make it look brand new and updated losing out on more money with empty rooms that they refurbished and now rent is high cause of them using there resources if u want to live here cool but make sure u stick to yourself read more

READ!!!!!!!!!!!!!!! Was once a great place to live, I was very thankful that I found this place. Years later.... the complete opposite. The repairs are more like bandaid. Management lives by there own rules, and Never takes responsibilities for there own mistakes (always passing the blame to others or even to YOU!). EVERY year they increase rent with no improvement, just because "they other guys are doing it". They don't take the HEATH and SAFETY of my children seriously. Trust me if I had the money.... The apartments are not bad and the rent is also not bad, but the gang running the show are bad. Heather and her daughter who are supposedly run manage the apartments are unethical, unprofessional. I lived there for two years, and on the day of walk around she kept us waiting for 2 hours. Then she told me that there might be a $80 to $150 charges for carpet cleaning and a touch up paint. But because of the wait I give her 1 star and a review on google maps, so she piled up a bill of $450. I am trying to get a hold of the owners, to fight the huge bill. She is very rude and when u would need a fix in ur apartment, it would take a while until they fix things read more

The staff is courteous and detail-oriented. They fixed a lot of stuff the previous tenant left in a fast, efficient, and attentive fashion. You get a lot of space for your money. The renovations are nice, and aside from Fair Oaks being a bit busy, the location is excellent. Right across from the dog park at Carmichael Park - even if it IS closed seemingly forever. Best apartments in Sacramento. I do agree parking does suck, but the community is worth it. Management is amazing and responsive. Work orders are generally done same day if not the following. These apartments are now named "Carmichael Park Apartments". I've lived here since January 2014 & haven't had any issues. When I first moved in they were obviously trying to find the right management team & replaced a couple employees. They've had the same management team for the last couple years now & they seem to be doing a good job. Any work orders we've put in have been taken care of within 24 hours, the complex is clean & I have no issues with any neighbors. I have to agree with someone that commented before me, parking does suck. read more

DO NOT RENT FROM HERE! This place is by far the WORST place I have ever lived. But you "get what you pay for" right? At first the place didnt seem too bad, decent price, home was painted with accent walls and new laminate flooring, sure didn't seem too bad...until the MOLD started appearing, the wall started caving in by the window and the community was TERRIBLE. I will say I was around a few people who are actually decent people, BUT there were a few in our court who would always argue, get the cops called on them or have disputes with the other neighbors. Every morning, you can find someone digging through the trash (I thought this was a gated/protected community?) There has been numerous occasions where people from other areas of the complex would argue and fight SO LOUD you can hear them, bay bay kids running around EVERYWHERE with no supervision. Someone was even stabbed in this complex...over PIZZA, yes..pizza. Seriously? The landlords here don't care who they rent to just as long as they get it rented. It's discusting and if I were with the ( FPI Management Company) I would close this place down ASAP, it gives the company a bad repuation because of the low life scums they allowed to rent. The maintence men are nice, but their "repair" jobs are terrible.. I advised the office I was pregnant and could not be around mold they told me "someone wasnt available" then when I called corporate on them all the sudden they were.. none the less when I arrived home my house smelled soooo strong of bleach and paint. I had to open my windows and come back hours later. For anyone looking to rent from here I would really reconsider. read more

I moved to Parkwood Apartments a couple of months ago. I have had a good experience. When I moved in I had one minor maintenance issue that was resolved rather quickly as in the next day. The parking is close and well lit and the staff is professional. The location is convenient for me. I love that Carmichael park is across the street...I go over on Sunday mornings to the Farmer Market to get my fresh fruits and vegetables. I also take my dog to play at the dog park there and have met some really cool people. Oh and the food trucks come and have great food!!! Yeah and there is a Starbucks two doors down :) I would recommend this place to my family and friends as I am very happy here! read more

Spacious apartments for the price. As far as people go, you are going to encounter things everywhere you go. In my opinion, this place has good people, good management and nice apartments. This place is going downhill fast. I've lived here 2 1/2 years and have seen no less than 4-5 managers. I don't know, I've lost track. The characters getting past the screening process reeks of utter desperation to make a buck. The corner apt next to me has seen 3 sets of different tenants in 6 months. Honestly, I could go on. The rent keeps increasing with little to no improvements. They have decided to not open one of the two pools because they are too cheap to make the repairs. Can't wait to move. This place is garbage. They just lost a lawsuit involving MOLD not MILDEW and it making the tenants very sick. All they do is cover over the MOLD on the outside of the building with new plywood. If there's any inside they will spray over it with KILLZ, it's just like paint it covers it up. Neither the owners or management really care about their tenants. They let one tenant go a month with NO heat in the dead of winter, when asked if they could get 2 weeks rent back to stay in a hotel they were told " no compensation shall be given". Oh but after code enforcement was called they offered a vacant unit, oh but it had working heat.....you would be sleeping on the floor in an empty unit......hmmmm if that's the kind of experience you want living in an apartment, go on over to CARMICHAEL PARK APARTMENTS! DO NOT RENT HERE!! where do I even begin to start?? when I first moved in I had a roommate he is in a wheelchair and they moved us into an UPSTAIRS apartment for a YEAR they wouldn't move us to a downstairs until after a year. they hire MEN who like to SEXUALLY harass the female tenants and they do NOTHING about it they KEEP these men on there staff. I have lived here for almost 3 years and I have ALWAYS been early on my rent never caused any problems never complained about nothing even when I had stuff breaking in my apartment they hire half ass guys to fix the stuff that breaks and they do it half ass.. they're VERY lazy I was late on my rent ONCE and they refused to work with me so they gave me an EVICTION now thanks to them me and my two kids are gonna struggle getting into another place.. my biggest mistake was moving into these apartments. I have been here for 2 years, for the most part pretty quiet in my area. BUT there is NO SUPERVISION of people's children in these apartments . It's very irritating that all day long children are running around , being disruptive , throwing pretty much anything at people's Windows , walls , ( I EVEN WITNESSED THREE BOYS THROWING ROCKS AT MY DOGS ON MY PATIO !!!) completely wrong that people have kids & throw them in the parking lot to disturb others ! THERE IS A PARK ACROSS THE STREET , TAKE YOUR KIDS TO PLAY. So sad people expect others to deal with their offsprings BS on a daily basis . NOT TO MENTION these kids have no respect for elders. I don't blame management placing notices on the doors of residents home because clearly your child isn't being properly watched . I have never seen a single one of these children's parents outside while they are causing hell throughout the apartments . What a joke! They call themselves a gated community yet every tweaker in the city run in and out of this complex daily. As far as the management they have got to be the biggest busy bodies I have ever seen, and talk about rude, the main lady in their office ( the dark haired amazon looking lady) I can't remember her name but I can tell you they judge you on how you look cause when I walked in I wasn't in my work attire and I looked pretty grubby, but I thought everyone was suppose to get treated equally, and its funny cause I probably make 2-3 times what their so called manager makes and because of how much I travel I didn't want to commit to a house. Well after dealing with their manager and watching the traffic and the tweakers walking in an out of that complex I decided to just rent a house for the extra few hundred and not have to deal with that type of behavior. I was told they had security cameras but after talking with some past and present staff I find out they were only installed to spy on certain residents, which I find disgusting. My advice steer clear of Parkwood Apartments ( now known as Carmichael Park Apartments) which they changed the name cause the reviews were so bad. Called and made an appointment to view their 2 BR/ 1 1/4 BA 912 sq ft unit. Drove up and down fair oaks blvd for 20 minutes looking for "Parkwood Apartments" but only saw two other apartment complexes with different names. Pulled over to a bank parking lot to call for directions, couldn't get through to anyone because "lines are busy" tired six times with no luck. I almost gave up but decided to pull into "Carmichael Park" apartments to see if they could point me in the right direction. I went into the office and asked a man if I was possibly in the right place and he says, "oh, yeah, we changed our name a year ago." Um, ok. Told him I have a 4:30 appointment and he just looks at me like he has no idea what I'm taking about and says "ok I can show you our 1 bedroom." I said "no I made an appointment to see the 2 bedroom." He then tells me they don't have any. I said what do you mean you don't have any I called three days ago and you had plenty available and now you have none? Then a woman comes out and tell me "yeah, we're just such a great location that as soon as we post an Ad they get rented out real quick." At this point I'm extremely annoyed and said "you couldn't have called and told me this before I drove all the way out here?" And she says "we just get so many calls its hard to keep up with everything..." Then the man offers again, to show me the 1 bedroom that is 300 sq ft smaller than the one I was coming to see or tells me to come back on Friday to view a 2 BR that is still smaller but about the same price as the one I wanted. I said forget it and left. I have never in my life felt so aggravated at a business that I felt the need to write a negative yelp review but the unprofessionalism of this place and the indecency they showed me was enough to make me want to come on here and write what happened. It's not even really the fact that the unit wasn't available anymore it was the blank look on their faces when I told them I had an appointment and that they didn't just CALL me to tell me they had already rented it out. If they had just taken the 30 seconds to do me that decency this review wouldn't be here. Regardless of everything not a place I would want to live, it's literally on the busiest road in Carmichael and traffic is a constant nightmare! read more
