I waited 8 months after move in to write this review. Nice place, clean, maybe too well managed…read more(more later), well behaved tenants, and quite a pet policy. The full lake view is about $100 more per month, but worth it. Crime is not a problem, but there was "a situation" this week. The management offered no details on what happened in respect of the owner's privacy. It created some anxiety on what exactly happened. Management, to their credit, called back the next day to offer a brief account of what happened. Now the pet policy. It works, even though it's not really enforced. There's a deposit per pet, must take your pet to a lab for a DNA sample. So if someone turns in unpicked up poop, and the DNA matches your dog, you'll get fined. Tenants are excellent about picking up after their dog. There is really no excuse not to, there are poop bag dispensers everywhere. It's not the size of dog, it's the type of dog. Here is a list of banned dogs: Aggressive Dog Breed List 1. Caucasian Ovcharka 2. Pitbull 3. German Shepherd 4. Rottweiler 5. Alaskan Malamute 6. Huskie 7. Doberman Pinscher 8. Chow Chow 9. Wolf Hybrid 10. Boxer 11. Akita Inu 12. Perro de Presa Canario 13. Fila Brasileiro 14. Great Dane 15. American Bulldog 16. saint Bernard 17. Basenji 18. Gull Dong 19. Boer Boel 20. Dogo Argentino 21. Rhodesian Ridgeback 22. Bull Terrier 23. Cane Corso 24. American Bandogge 25. Tosa Inu

I am giving 2 stars for the apartments themselves, very modern and new but the outside is a lot…read morenicer than the inside. The whole apartment complex is pretty small, with not a ton of parking. They do not have elevators, the staff here are not kind at all and they overcharge for what they offer. The inside of the apartments are pretty dark and have dark features/appliances which doesn't help. The bedrooms are tiny and the only thing large in the apartments are the laundry rooms. They have garages available for rent as well. Overall, overpriced for what they are offering. In a good area though and close to the main freeway.

Giving it one star because 0 is not an option! These are…read moreJUST A FEW of the issues I have experienced in the short amount of time I have lived here. I could probably write a book at this point... I have been at the Dalmore apartments for almost 6 months now. They are beautifully renovated apartments, but the management and maintenance are very far from spectacular! My furnace was broke upon moving in, which there were many signs the company already knew of the issue prior to me moving in. It took 2 weeks to get my heat fixed with the temperatures outside being in the negatives. The maintenance man stated 'he thought someone else had handled the issue' when questioned why it took so long be get repaired. I was offered a space heater to heat my apartment, and told by management it uses roughly the same amount of electricity as if using the furnace so I was not able to be reimbursed for the amount of electricity used to run the space heater while my furnace had yet to fixed. (If you have used a space heater before and got the electricity bill later, you know that is the furthest from the truth, but I didn't argue it) In the winter, make sure you have a shovel if you have a car because you will have to dig yourself out of the parking lot in the event of snow. Parking lot was very very poorly cleaned when it snowed! Sidewalks were usually pretty clean though! Parking is a joke here with the customers from the bar taking all the parking spots. When I mentioned the issue, I was told by management that assigned parking would be too costly and time consuming. The app used for entrance into the building and apartments is less than stellar. Was literally told by management upon moving in to 'make sure I carry my key with me because the app doesn't always work'. Which is a whole issue in itself. Ran to your car and forgot your phone? Or phone is not working? You can forget about being able to get into your apartment building even! If you are locked out, hopefully it's either on a Monday, Wednesday, or Friday when the office staff is on site otherwise I was told you have to call the emergency line to get help getting in, but kind of hard to do if you don't have your phone in the first place to call! The amenities are very limited. The gym is NOT part of the complex. The rooftop pool is though, although current residents informed me when I was moving in that it's been down for maintenance all season and has yet to become available to residents, but of course we are still paying the amenities fees for it! There is a 'mail room' for packages to be delivered to, but the delivery drivers never use it due to it being locked. The office manager said when she has time, she walks over to put the packages in the mailroom sometimes! But only on Mondays, Wednesdays, and Fridays when there is someone on site. I have had multiple packages go missing. Yes the mail room is locked but everyone has access to it; it is literally a closet with a plastic shelf to place the packages on. Everyone has access to all of the packages for the entire building. Currently, my built in microwave is broken. The ticket was submitted on Thursday and maintenance came to look at it day of. Great! However, we got no communication about it after he looked at it; a comment was just made on the ticket in our residence account. Something about might need a new door switch. No communication was received Friday regarding the matter, so I reached out to management Friday well before closing to see about the progress as it's about to be the weekend and I am needing a microwave for the holiday weekend. When I finally got a response, she stated the maintenance man said he though there were old microwaves he can get a part from to try otherwise it will have to be replaced, BUT he won't be able to look at it until Tuesday!!! So I am without a microwave for at least 4 days now and I only know this because I had reached out to ask about it otherwise I'm sure nothing would have been communicated! Unacceptable!! Yes some of these issues I mentioned seem like very minor things, but we are in West Omaha. They claim to be luxury apartments! I am paying for luxury and not receiving luxury quality. I am not usually one to complain; I like to keep to myself and no cause an issues. Unfortunately it feels like it's one issue after the next here though. This is my own personal experience though. Maybe the next person thinks this is the best complex ever, but I sadly wouldn't recommend this complex to anyone. I cannot wait until my lease is up to move outta this place!
