This is the only property management company that needs 30 days to review an application (other companies usually needs 2 weeks) and still they don't do their jobs. So today is the 29th of November. My tenant was supposed to move in by December 1st. She provided transcontinental with documents on nov. 6th. On 27th I spoke with Anitta and everything was fine, sending the file to board of President "next day". Today Wednesday 29th and the president of board still haven't received the file. Called Anitta again today in the morning and file was going to be sent "tomorrow". I got a call today at 4:50 pm from rude Anitta saying the file was missing something and the prospect tenant credit was "horrible". So they had the whole month to review the file but they decide to do it 1 day before the end of the month. They dont give us time to fix the problem. If you try to argue about that they will come up with the excuse of the 30 days to review a file. On the top of it, if you have to deal with Anitta, be prepared for her bad attitude. The words i got from her were: "ok let me move on to the next file, bye." and hung up on me. I will make sure the owners of the company will hear from me, I will report to DBPR and every possible social media vehicle available will get a review about their services. Also I will propose on the next association meeting to have change the property management company. Does somebody out there knows a good property management company to refer?

I had researched many properties management companies online in the Fort Lauderdale area. I happened to come across Icon Realty Management and Brokerage. After reading the great reviews and my conversation with Ben and finally meeting him at the property. I decided to have them manage my property. I believe that Icon Realty was involved in hacking my bank account. I leased an apartment in the heart of las olas/Fort Lauderdale from December 2016, from Atlantic loft llc. I agreed to pay a 2 month security deposit of $2400 as well as first, last and security (pretty standard) got my key, etcétera. After 2 different companies handling our property, ICON Realty came in January 2020 and revamped property by implementing a ***online payment service ***** aka , a way to get into your bank account. I questioned who this is and why I had to use this system to pay, not only to be replied with "It is our new system and you have to use it, you must pay rent this way or consult your attorney" As I went ahead and used it but decided to not renew my upcoming ending lease of 3/30/20. I emailed, texted and explain that I would not be renewing the lease because not only I don't trust the payment system, I had a very difficult time communicating with Benjamin (who by the way runs the whole thing). He ignored all my calls and the ones he replied, he did very rudely. I promptly moved out on schedule and handed him the keys along with my original lease agreement. He took the keys and said that He did not have a refund and I would need to wait 30 days to receive one on the mail. Now 30 days later. My bank account has been HACKED and bank investigated the multiple charges leading back to that January rent payment. I have been getting random withdrawals from different wiring entities totaling over 1k so far. Due to covid19, I can not yet file a claim in court. And the reason I am writing this is to WARN tenants and landlords about companies like this! I am attaching the refund check I just received. What a joke! See you in court.

M & M Property Management could not have been any more supportive, timely, helpful, and friendly as we have navigated through the process. Everyone has been so helpful in providing us with information, assisting in seeing that our paperwork was in order, responding promptly to phone calls, and making us feel welcome as we transition from a house to condo living. And, the members of the Condo Board - Association 6 have been equally as welcoming and supportive. Kudos to Heidi Puccepti, the office receptionist who has greeted us each time with a smile and kind spirit - always striving to be of assistance while juggling multiple other tasks in a busy environment. Also, Jamie Miller in Sales and Leasing was the first person to assist us since our property manager was out of the office. She stepped up and explained the process, answered questions, and helped us see that there would be support along the way as we embarked on the application process. She is kind-hearted, has a warm spirit, and 'manages up' the association which validated for us that we were making the right decision. Our property manager, Donna Childrey, is awesome. She stays on top of each situation and works hard to nip problems in the bud, and correct ones that have already come to light. As you know, a Property Manager must possess knowledge on many multi faceted subjects, in order to provide effective leadership for an Association. Marie Josephs can and does provide that leadership for Cypress Bend Condo II. With an excellent grasp of our documents and Chapter 718 F.S., guiding Board Members and residents is very important. Super customer service, when questions arise, is second nature to her, as she works hard to give them a satisfactory answer. When I send an email to her, concerning a maint. issue, she sets up a work order and always responds quickly. Posting Association news releases, along with the meeting dates and agendas, etc., keeps all residents up to date, in addition to using the fine EPM website. We are lucky to have Marie here, and EPM, I am very sure, is so proud to have her on board, and representing them in the best possible light. It's easy for her to treat all owners and guests with respect, while dealing with new challenges, which are difficult and demanding, but she always does it with a smile on her face. Marie is a five star Manager and we are lucky to have her. Cypress Bend has never looked better or been managed more efficiently The future is bright for her in Property Management, or in any other business endeavors. My best wishes for her. She has my utmost respect! Marc Walther

You apply for it online and then you are set up with a in person interview. For the interview you need to take your drivers license and passport. They will ask you a few personal questions regarding your : travels, age, occupation, if you have been arrested etc. This interview was painless and took less than 10 minutes. Virtually every type of property under the South Florida sun. I did not want a real estate agent or real estate service, I wanted a professional property manager. I researched a number of choices, including Berger Commercial; Mid Guard; CBRE; Grubb & Ellis; Colliers; and others but I was looking for one person not various specialists, who would care for my properties like they were the owner, and one name kept coming up, Fitzgerald Property Management and specifically Shelby Smith, the division manager. I hired them. We have been working together for some time now and I have been very happy with the service. In particular Shelby's deep ties to the area have saved me expenses because he knows EVERYBODY, attends city meetings, has a great network of repair and service referrers and everybody likes him so they work extra hard for me. I have so far received proper maintenance and fair pricing. Calls are returned immediately, and it's always clear that what they bring to the arrangement is knowledge and expertise, not a small thing when such a broad base of management is required. I've learned over the years how to identify quality in a property manager and real estate service,…read moreand Florida Property Management Services LLC is the highest calibre in these respects. Let me speak to their property management service in South Florida, specifically. I own properties in Boca Raton, Florida and Kaneohe, Hawaii and over the last decade I've experienced a wide spectrum of property managers. It took me several years to learn what makes a great property manager, and it took my entrusting the care of my Boca property to Florida Property Management Services LLC to experience first-hand truly outstanding property management service (In Hawaii, Belinda Barnes of Hawaii Homes for Sale LLC is also outstanding). Simply put: I never worry about my house in Boca Raton because Florida Property Management Services is always multiple steps ahead of any contingency that could affect the property. For example, when Hurricane Ida was tentatively forecasted to impact South Florida, Gaston and Rebeca personally went to my property the week beforehand to inspect that the hurricane shutters were in place and ready for the storm. They noticed that one of the new shutters didn't fit like it should and personally oversaw it's repair before the storm in order to protect my property. In another example, prior to putting my house on the rental market, Gaston conducted a thorough property valuation and rental assessment from which he discerned the best price-point to attract prospective tenants and get the house rented as soon as possible; Gaston didn't just pick a number to appease me or leave me in a situation where my house was over or underappreciated, he did the analysis and presented me a studied price-point backed by data that got my property rented quickly. These are just a couple examples of this company that set them apart from other management services. In total, though, every interaction I've had with Florida Property Management Services has been outstanding. From executing meticulous inspections to managing upkeep services and maintenance repairs that sustain the value and rentability of my property to finding trustworthy tenants and developing a long-standing professional rapport with them, Florida Property Management Services LLC does it all, and, importantly, does it all very well. I can't overstate the peace-of-mind I have having entrusted Gaston and Rebeca of Florida Property Management Services to manage my property. I mentioned before that I've experienced a range of property managers over the years. To be candid, an inexperienced, incompetent or, yes, unfortunately, lazy property manager can end up costing tens of thousands of dollars in lost income and other fees, and that doesn't account for the stressors associated with replacing these individuals. Rebeca and Gaston are on the opposite end of this spectrum and have cared for and protected my investment as if it were their own. Make no mistake, Florida Property Management Services LLC is the top-shelf in property management; the 5 Stars is not hyperbolic, I am incredibly grateful they are managing my property. Erin K.
