    Don't live here! Management will tell you anything to get you to move in, but will do nothing to enforce the park rules.

    I've lived in this apartment complex for over four years, always paid on time, and never had…read moreissues, until recently. Unfortunately, the way management handles residents is extremely disappointing. If a payment is even slightly late, they immediately send your account to collections, regardless of your long-term payment history or past reliability. There is zero grace period, zero understanding, and zero willingness to work with people. On top of that, they charged my account twice even though my resident portal clearly showed a zero balance. When I brought it up, they refused to refund the duplicate charge, even after I explained that my bank would hit me with fees because of their mistake. They simply didn't care. I'm now forced to pay extra fees for an entire month due to an error on their end while they continue to act like it's not their problem. This place has become money-hungry and insensitive to its residents. If you're considering moving here, be aware: they take advantage of people, offer no flexibility, and don't take responsibility for mistakes that cost you money. After years of being a good tenant, this experience has completely changed how I view this complex. I would not recommend it.

The girls are always so helpful and ready to help. The maintenance here is great as well as groundskeepers. My favorite person is Cooper and my dog adores him and so does our family and whenever my dog notices him she runs straight to him and he's always so loving and caring. If you're looking for a place come check these apts out! You won't regret it!

The places cameras to spy on the residents at the garbage bins this was ridiculous. The increase this yr was up to $100 a month and this is a senior place and seniors are on fixed incomes. They charged me $300 for a carpet stain my furniture made on the carpet there and then replaced the carpet after i left anyway. It had not been replaced for 7 yrs or more since i lived here anyway which MI law carpet is suppose to be replace every 5 yrs. This owner and management has no idea how to treat seniors either. Sometimes i felt like we lived in prison too here kinda looks like it too IMO. I am so glad i moved away the frustration of everything was almost too much for me i will miss my friends i have met there but it was not worth the anger this management and owner was causing me and others too. All the maintenance responsibilities and appliances cost is provided by Shelby Manor. When we moved in there was already new carpeting and new ceramic flooring in the large bathroom. Over time we had the kitchen floor replaced and a new dishwasher replaced. Our unit has a stackable clothes washer and dryer and even a microwave oven and of course we have an oven, stove refrigerator and garbage disposal not to mention our own hot water heater, furnace and air conditioner. These are all provided and more importantly maintained by Shelby Manor, nothing worst is having a furnace go out in the middle of winter with no one to call for help. The best part is the maintenance and repairs of the units are handled by the full time staff. We had a small water leak in our ceiling from an upstairs air conditioner. Mike came over first thing in the morning, stopped the leak upstairs brought in a fan to dry up the damp carpet checked for mildew and found none. The ceiling needed plaster repairs, which means let the ceiling dry out, mud the repair, sand and mud and let dry again, and 3 coats of paint to match the ceiling. This of course took Mike several return trips to do a professional job, he keep us informed when of the scheduled trips and explained what and how he was preforming the work. Each trip was super quick lasting not more that 15 minutes, so it didn't interrupt our day. We really enjoy living here there is a good community of friendly people. Thanks Shelby Manor, Don & Irene

    It's been 7 years since my last review. Our mom has been living here for 8. She is unable to drive…read moreand this affects her ability to get her own groceries and to go pick up medicines and to go to her different doctor visits etc so she depends heavily on me and my sister to do those things. They have recently installed a gate system at the entrances and you need an RFID pass on your windshield to enter. The gates are closed from 6 PM until 6 AM Monday through Friday and all day on weekends, which is a nice security feature. But this has affected our ability to help my mom because we only have one free gate pass for one car and there are two of us needing to help my mom at different times of the days or evenings. We've asked for a second gate pass so we can both continue to help her. There's a $50 charge for it but ok we'll pay for it. We explained our situation a few times and it was explained to us that we can get the second gate pass for $50 and then we'd need a background check to be completed as well which is a $35 cost. It's a lot of money but we'll do it to help our mom. The problem though is that one of us needs to supply our full Social Security number, which we are very uncomfortable and hesitant to provide especially with identity theft being on the rise. Nowadays, you can't be too careful when it comes to providing personal information so our concerns are for legitimate reasons. So without the full Social Security number we can't apply for the gate pass. We've been willing to provide the last four digits along with everything else they need plus we gave proof that the person needing the second gate pass has already been vetted for their job and has the credentials to prove that, but we are still at a stumbling block where we can't get a second gate pass to help my mom. There is also another option where we can place a call to the tenant and they can open the gate from their phone, but our mom is elderly and can't figure out how to do that with her phone so that's not an option for us. Another option that was suggested was one of us could add our name to her lease. We just want a way to get in after hours and on weekends like we've been doing for years, not go on a lease just to have a second gate pass. Sometimes handicapped persons need special accommodations/exceptions to the rules in order to have their needs properly provided for. We're not asking for much but jumping through hoops and muddling through the red tape is becoming a real nuisance. Ugh.... Otherwise, everyone has been kind and helpful with everything we've needed through the years. That includes both the office personnel and maintenance. I just wish our gate pass situation can be resolved since special accommodations are needed.

My neighbor above me does as well and smells my apartment up. My neighbor chained her e bike to a pole on the porch where I reside downstairs . It takes up a lot of space so my child can't play anymore. Not to mention it's an eye sore. When I confronted office staff they told me bikes are not allowed on porches per corporate . And they have failed to do anything about it. My neighbor also has 4 cameras on her unit one of which a bright spotlight goes off when anyway walks to come in at night . imagine feeling like your being watched and listened to at all times. Very strange . My screen door has rust on it and can't be opened. The cement on my patio is cracked and uneven. I've had water leak from upstairs twice . They have me s fan but I had to clean everything myself they didn't check for mold etc after .

    I have rented from Olivewood for several years. The rent used to go up about $10-$15 per year. As…read morethey remodel units, the current resident gets to pay for it while they remain in the older unit, forcing you to switch units or move out. The water bill used to be $25 a month for one person on the lease. With a change in billing, I now pay an additional $50 or more dollars over and beyond the rental rate. (This equates to $150 per quarter which is more than my son pays in a house with 6 people living in it.) They normally offer a one-time carpet cleaning during the lease renewal period. Due to financial hardship this was not honored in March of 2024. Upon getting back on track with any outstanding balances, one would like to think the request would be honored once the tenant has regained good status. Upon following up in August of 2024, the management team denied the request to clean the carpet but offer a discounted rate. Corporate greed or personal attack, either way it is just not right. Lastly, this property requires 60 days' notice to vacate. Here we are 75 days until the lease ends, and you would think out of courtesy new rental rate would be disclosed by now giving you time to decide if the new rate fits the budget. As of now, if you planned to stay but got a large new rental rate, how you are to have time to decide if you want to give notice. I could go on and on. I am still a tenant today looking forward to vacating the premises soon as the lease terminates.
