Thorough, considerate, professional, and knowledgeable. Richard of Calibre Home Inspections is your ideal inspector, exemplifying every trait you would want when booking any type of service. After having him inspect the lake house we are under contract for, I only wish he provided more services. I would hire him to fix everything he cited on the property. Each interaction I have been fortunate enough to have with him, has left me trusting him and his meticulous nature more. From our initial conversation about the property to him walking me through each point, picture, and suggestion of the property inspection, Richard has been fantastic. I have already suggested my realtor simply giving only his name to her clients as I cannot imagine finding someone else so genuine and capable in the home inspection field. Don't even waste you time calling someone else, Richard's prices are more than fair (I checked them), Richard's work is detailed and precise (he will even come back out and check to make sure the sellers fixed the items they claimed), he offers tests that his competitors do not (lead-based paint for example) but will not sell you on test that you do not need. I could not recommend him more. read more

Richard did a fantastic job! We almost decided to skip the inspection process because it was new construction and had already been inspected by code enforcement. However, I am thankful we did not. While our new home appears to be well-built, a few issues needed to be addressed before we closed on it. One example that stands out is that the builder had missed an insulation section above some of our living space. This deficiency was found by Richard even though the County had already issued a CO (certificate of occupancy). Case in point: the builder and the County Inspector missed it, but Richard's inspection found it. This discovery alone probably saved us the inspection cost within the first year of electric bills! Other items found were not as impactful as this one, but most certainly needed to be addressed for our new home's longevity. My wife and I are very thankful that we did the inspection and that Richard was the one we chose. Our family highly recommends him! By the way, it should also be noted that he spent several hours crawling through our house and did a superb job at explaining everything at the end of his inspection. Thanks, Richard! read more

I am extremely impressed with the work Calibre Home Inspections has done for us. From my first contact with the scheduling agent through the final report, I could not have asked for a more cooperative, effective, efficient, and detail oriented team. The inspector was very knowledgeable of the construction industry. He was very diligent in his work, taking the time to inspect the smallest of details and pointing out operating systems of the home that would be beneficial to us as the future home owners. We feel much more confident in the quality of the home we are purchasing as a result of the work done by Calibre. This is the ninth home that we have purchased and we would recommend Calibre Home Inspections to anyone in the process of purchasing a home. Thanks for the hard work. read more

The best home inspection company in Georgia. Brian was very professional and thorough. He detailed every aspect of the house. From major issues that need addressed to suggestions for minor issues that may be of concern. After he completed the inspection, he reviewed it with my real estate agent & I. He provided an explanation of his findings and asked if we had any questions about the report. The report was ready and emailed to me the same day. The owner of the company, Richard Smith, followed up with me within days of the report to inquire about any concerns or questions we may have about the report. I would highly recommend hiring this company for your home inspection needs. read more

Richard recently inspected my new home. He was prompt and very thorough. At the conclusion of the inspection he discussed all findings with pictures to support his observations. He is very knowledgeable of the current building codes, etc. He even discussed positive points found with the inspection. His written report was received later that day and was documented in an easily understood and thorough manner. Richard also followed up with helpful apps for homeowners. The inspection was extremely thorough and helped me make a critical decision to buy or not buy a home that looked pretty good on the surface. The inspector took a lot of photos and met with me to show me the photos and explain what he found. As it turned out the joists in the crawl space were mostly rotted with a lot of fungus and moisture. Too much for me to be able to repair. I was able to get out of the contract during the due diligence period. It was well worth the inspection fee, and I highly recommend this company. read more

Brian, the actual inspector, did a very thorough job! He was punctual and flexible, when we discovered we were accidentally locked out of the home. He took the time to review his findings with me (the buying agent) before compiling the report, in case I had any questions. Overall, Brian and Calibre Inspections do a good job! The report format is very user friendly. The summary page at the front makes it very easy for clients to read. I highly recommend Calibre! read more

We hired Calibre to do an overall home inspection after having been in the house a little over a year. Richard uncovered some flaws in the trusses and a minor problem in the electrcal panel. Other minor issues but nothing too major. Richard was extremely thorough, provided the cost up front, and provided an 18 page report with pictures. This report was turned over to the builder to correct the problems. I would highly recommend this bussiness. read more

Terry Mashburn did our Inspection. He came out the next day, and found stuff wrong we never would have seen. He was very thorough and knowledgeable. This guy definitely knew what he was talking about. Needless to say we won't be buying the property but it was a good thing we had someone who took the time to make sure inspection was done professionally. This company will be our "go to" inspection company for our future home hunting. Thank you!! read more

The inspection itself was full of specific remarks about ways to undertake each part and how to find additional resources if necessary. I highly recommend the Calibre Home Inspections Company.
