Although advertised on the property page that the rental came with A/C, it wasn't until check-in that we found the A/C was turned off for the season!! We were not informed this at check-in, we had to find out ourselves after the walk-through. After immediately contacting the company regarding this, they were of no help, just received a "sorry" and to open the windows. Well, guess what is right on Venice canals? Mosquitos and the noise of boats with the windows open! Had awful sleep, was too hot and kept up by noise. We tried sleeping with the windows and shutters closed (it was quiet that way), but there was no air circulation at all and no fans provided. I would have never booked this property and would have chosen to stay elsewhere or at a hotel if there was no A/C included. This truly ruined our trip and we dreaded returning to our rental. To be clear- the A/C being turned off for the entire season was not stated on the property website nor was I informed that the A/C had been turned off weeks prior to our stay. Upon return home, my emails back and forth with them to correct this was met with push back asking why I'm the one who didn't ask about the A/C prior to our stay! If something is clearly stated on the property page, I expect it to be something that is included and not something that I would need to ask about. Why should I ask about something that's stated on the website?

My family was a little concerned over this pick of mine over the standard hotel room but it was a home run. The walls are thick so the Wi-Fi isn't that great and you can't get Netflix in the master suite of the two bedroom called the Casanova. The payoff is living in an 800 year old building located right on the Grand Canal which is not a far walk from any of the sights such as San Marco square or the Rialto bridge. This place was definitely one of the highlights of our trip and I am the hero for finding it.

We took a private water taxi from the airport for 120 Euro and it dropped our family of four right off at the San Samuel dock and the small campo where the apartment is located. The manager met us and we walked through 3 doors to get to our apartment the first 150 years old with skeleton key and the other two more modern and much more secure. The last door is like a bank vault...very secure. The Cassandra apartment has a full kitchen, dishwasher, washer and dryer, pull out sofa bed in living room, 3 large windows that open to the grand canal, and two windows that open to a beautiful garden that you don't have access to but is still beautiful to look at. This place was the highlight of our trip and we really felt special staying here. Some areas of Venice are very crowded with 1000s of tourists. This apartment is not far from those areas but is very quiet and secluded. I can't recommend this place highly enough. We really enjoyed it.

Service is exceptional, especially Antonio, who helped with our luggage and even assisted me in booking tickets to the Venice International Film Festival. This time we had a beautiful, spacious suite for the 3 of us, with high ceilings, on the 4th floor (#60), with a view of the canal, although you have to look straight down, because you are right ON the canal. Breakfast is delicious; loved the fresh fruit, veggies, bread, lox and fresh squeezed orange juice. Perfect location for exploring, right near the Accademia vaporetto stop, and close walk to lots of wonderful restaurants and cafes. Can't wait to return!

Pensione Accademia was an excellent place to stay in Venice. It is very quiet yet conveniently…read morelocated and has beautiful, well-appointed rooms. Our rooms had great views of the canal. It has wonderful outside areas to relax in both the front and the back. We enjoyed their restaurant where you can sit either inside or outside on the canal with good food for both breakfast and lunch. Their staff provide excellent service. An additional benefit is that they have their own spot on the canal for water taxi pick-up & drop-off. We highly recommend it.
