Aztec Home Services (Mike) was recommended to us by our Credit Union, the Seller of our home, and another inspector. Mike was very easy to work with and accommodated to our needs and timeline. In fact he made time for a last minute home inspection for our home and had us the detailed report later that afternoon complete with maintenance issues, problem areas, and more serious areas that needed our attention. He also provided photos off each of these areas! His website and method of payment were very user friendly and secure. When we moved into our home there was an area that I personally could not fix and we remembered Mike saying that he was also a contractor, so we contacted him and he was here the next day and fixed the problem at a VERY reasonable price! After his visit he provided a handy home maintenance manual for all of our basic questions and needs. We will highly recommend Aztec Home Services to anyone needing home inspection or handy work!

I will admit that I had no idea who to hire to perform my home inspection, and Mike was referred by my real estate agent, along with others. I am beyond happy that I went with Aztec Home Services as he far exceeded my expectations. Let's start with the website, information gathering, and scheduling process. Mike has a well-designed website that clearly lays out his background, certifications, and qualifications to perform home inspections. Mike not only does inspections but has significant experience developing enterprise size commercial buildings and structures. He provides all the details on certification and code background on the site. Additionally, he provides instructional videos regarding those items. The scheduling portion, which is handled through a web interface, is very easy and you can quickly determine dates/times, etc. He also has walk through guides on how to do this. It only takes a couple of minutes to schedule and then the confirmation process starts. You receive several reminder emails and confirmation instructions, as well as information on preparation. The website is also the main interface for your reporting, your invoice/billing information, and maintenance and life expectancy manuals. You receive a username and log on and can access your documentation at any time, print, email, etc. It can't get any easier. My home inspection covered roughly 3500 SQ FT of space and Mike arrived 15 minutes early and in good spirts. I mention this because he was admittedly under the weather with a cold, and still didn't cancel or drag during the inspection. We were able to complete the inspection on time, however, Mike did spend additional time with me after the inspection answering questions and addressing issues. What is great, is that the inspection report was created and delivered within 15 minutes of the completion of the inspection. The report includes comprehensive notes, photos, and pertinent details to a home inspection and what that means in regards to the home and home buying. You also get a lengthy home maintenance manual. The ability to save, print, share the document is extremely easy as well. I had a chance to interact with Mike on several occasions as we opted for the additional Radon Inspection in which the results came back high. So we needed to have Mike return to run the test, pick up the test, etc. He was also available after the inspection as complete to schedule additional testing after the Radon Mitigation system was installed. In all of my experience with him, he has been reliable, flexible, and earnest in his desire to perform a good job for his clients, the home owners. I highly recommend Mike and Aztec Home Services for all of your home inspection needs.

These were errors that a competent/qualified home inspector would not have made. Attic Insulation - The insulation material was noted incorrectly as being Mineral Wool while it was actually blown-in cellulose. These two types of insulation have different R values per inch. His report noted the level as being less than R36 when in fact the 10 inches of blown-in cellulose has an insulation level of R36. The home purchaser insisted that insulation be added when it was not needed. Radon Test Report - The air conditioning was on at the time that the home inspector arrived at the property. The home inspector turned off the air conditioning upon setting the radon measurement devices. The home inspector did not have permission to turn off the air conditioning. According to EPA guidance, the radon test is required to be run under normal home operating conditions. Due to the lack of normal operating conditions, the radon test results were biased high at 8.0 pCi/L. An independent test was run by the homeowner during normal operating conditions and the radon test results were 2.4 pCi/L. EPA guidelines recommend mitigation at radon levels of 4.0 pCi/L or higher. The home purchaser insisted that a radon mitigation system be installed based on the biased high results that were a result of the home inspector turning the air conditioning off. The bad results created a significant amount of time and energy expense.

I reached out to Randal for a replacement quote with a picture, and at 10pm at night, he promptly provided me a detailed description of the piping, and explained that he had in fact been the one to conduct the work on this piping years in the past (I assume he remembered the job simply from the picture??). The supply line is not a concern, and the fitting in question was actually a runoff drain line that was not under pressure. Randal, then explained that as the new owner, the 10 year parts and labor warranty transfers to me. Thanks for the honest and detailed response at no charge!

But a great plumber is only good if you can get a response from them. I've been dealing with him for several years now. Consistently I've had to message repeatedly, call repeatedly. On occasion - as the first time I contacted him probably in 2023 - he answers the phone himself, and provides info on what he thinks the problem is. And he does phenomenal work. After a few years of being a good customer, patient, paying on time, never objecting to pricing, I **STILL** cannot get a response from him. One issue is that he's a one man show. It's him, or no one. His wife is lovely and accompanies him at times. Very knowledgeable herself. About 4 weeks ago I initiated contact and he responded immediately via text. Great, I thought. Then nothing. After a few more messages checking in, he said there was a family medical situation. I gave him space, and here we are two weeks and yet another text message to him later, and nothing. Nada. And still a leaking well tank. C'mon. Do better. We are done, hope you sort yourself out with other customers - I've seen several other people have had the same experience.
