From the very start, Brookwood Management was very difficult to deal with. My husband and I were looking to rent from Centennial Village, located in Canal Fulton. They have very limited office hours Monday through Friday and have no weekend hours. I, myself, work Monday through Friday so I cannot personally make it to their office. I called and requested to be emailed the application so I could fill it out and send it over with my husband at his scheduled appointment time. Pam, the property manager, refused to email over the application and insisted that I had to be there in person. After 15 minutes of trying to explain to her that I needed her to email me the application, she told me that she had to call and ask permission from her supervisor, in order to send it. Eventually, I was emailed the application. We were eventually approved and moved in. Upon move in, our place was absolutely filthy. Weather stripping on the entry door needed to either be re-secured or replaced because it was coming off the frame. The front light fixture was broken and needed to be replaced. I was told that it wasn't possible to replace the light fixture. There was grease dripping down the patio blinds, four of the slats were missing, and there was crayon up and down the blinds as well. In the kitchen, the window would not latch shut. We were on the first floor so this was a safety issue. It took three days before anyone came to address the window. The kitchen sink was leaking. Maintenance left a full bucket underneath the sink and the smell was foul. The stove needed to be pulled out and cleaned because the floor underneath was extremely dirty with food and candy. The vent in the kitchen also was filled with food and candy. The entire sink and countertop needed to be re-caulked. The caulking was old and was peeling away or had yellowed. The sink didn't have any caulk on it at all. The walls needed to be touched up because there was still pencil/pen/crayon marks on the walls. The top of the staircase had crayon marks on the walls and needed to be touched up. In our bathroom, the sink needed to be re-caulked because this one also did not have any caulk. The entire tub needed to be re-caulked because it was filled with mildew. The door stop in the bathroom was broken and needed to be replaced. The soap bar against the wall in the tub was broken and completely missing. There was also a huge hole in our AC vent in the basement that management covered with a cardboard box. When I asked if the vent could be properly repaired, I was told by the property manager, (copied and pasted directly from my email), "... According to maintenance that piece of cardboard is put there to avoid the air going down your basement and keeping it all on the upper level. As far as the bathtub, myself and Kody really didn't see anything wrong with it I'm not sure what your concerns are I really didn't witness anything that needed attention. If you could maybe give more details of your request that maybe would help." In November, my husband was assaulted by our neighbor, at gunpoint. While management did work with us and let us out of our lease, they overly charged us on our way out the door so that they recoup their losses. Management charged us $1,178.60 for a full carpet replace throughout the townhouse, plus charged us to reseal the floors. They claimed that the carpeting was soaked in cat urine and that warranted a full replacement. I have lived in apartments for the last 10 years and have had my cats for 6. Never has the carpet been replaced in any of those apartments. My cats are trained and do not urinate where they are not supposed to, nor scratch where they aren't supposed to. I had called Brookwood's corporate office to speak to someone regarding the charges. I was told that I should speak with Alexis and I was forwarded to her voicemail. I left message and waited for two days for a call back, but never received one. After waiting, I went into their office and spoke with Alexis, who claimed she never got my voicemail. I asked over and over again to see the bills and pictures of what they claimed was cat urine. She said that she didn't have that information and I asked to talk to someone who could. I met with Robin and asked again to see the proof that the carpet needed to be replaced. She told me that Brookwood doesn't release that information (pictures, bills, etc.) because it's considered private company documentation. I asked again, because if the charges are real, I'm more than happy to pay, but I want to see the proof. I was told that I can have my attorney call their attorney to solve the matter, that the proof would be issued then. It does not make sense why a professional management company will not show their tenants proof of charges. It is within my right to see the documentation of any charges assessed to me, especially with something as exorbitant as a full carpet replacement. read more

This review is titled "Renter Beware". Having lived all over the country, I have to say this is the worst management company I have ever had the displeasure of dealing with. I have been a tenant of the same property, a townhouse in Canal Fulton, OH, for 4 years and 4 months. Not once have I had a single complaint from neighbors, PD or anyone in the neighborhood. I have been on-time for 99% of the time missing the due date (with no grace period) only twice. Once of which was the error on Brookwood for applying it to the wrong account. Mind you, I have been through 2 management companies since I started renting November of 2010. The previous management company, REM Commercial was a delight to work with. Never an issue and they treated their tenants very nice. Brookwood Management as I had stated before is awful to deal with for any reason. On average it will take 3 months to fix or repair any issue you might encounter. My exterior heating unit went out in December forcing my furnace to run on Emergency Heat for 3 months. I called weekly and was always given the runaround or it would be just a few more days. Running in Emergency Heat causes your electric bill to spike astronomically. An average heating bill in this 1100 sq ft unit is about $145 at 70 degrees. My bill for 3 consecutive months was $393 per month. To which they said they would do nothing about. I ate that $1,000. The electric range had 2 burners go out. Only after 3 months of complaining and informing them the range will "shock" you when using it, did I receive a replacement. I had to threaten escrow to resolve the issue. A year later the kitchen ceiling sprouted a leak. This was due to faulty pipes in the upstairs bathroom. This took 5 months to fix. Again, only resolved when I threatened escrow. Since Brookwood Management has taken over, the rent has increased more than $105. Many of the units received a makeover, however mine still resembled a 1970 hotel room. At least the kitchen and bath. Photos will be posted below. I inquired about the increases, and they said it was due to the improvements on the units and the painting on the building. Mind you, my building is 2 colors, tan and avocado green (1970's) because they ran out of paint. You would think after all this I would've left as I've been on a month-to-month lease for over 3 years. However, Canal Fulton is a beautiful town and extremely safe. Perfect for anyone with children. My 11 year old son enjoys the parks and safe neighborhoods to ride a bike or go to the Towpath Trail. Lastly, I had a final debate with them about another issue with a leak in the basement. I advised them of the 4 requests I had put in for maintenance but I received no call. Since a month had gone by, I again threatened escrow. I was immediately answered the next day with s letter asking me to leave the premises as they were terminating my month-to-month lease based on ORC 5321.17. I have 30 days. This is how Brookwood Management treats its long-term on-time tenants. This is not the first they have taken action against anyone who stands up to fight them. They will take advantage of each and every tenant, weasel through any loophole they can find and increase your rent the day your lease expires. I can go on and on with issues that they have caused and refused to correct, but I think this gets the point across. Please, if at all possible, find another management company if you intend to rent in the Stark and Summit area of Northeast Ohio. Save yourself a great deal of stress and trouble. My mom has lived at this complex for nearly 11-12 years. She had an assigned parking space close to her residence during this course of time. She's been an excellent tenant, to which they admitted. I've learned in recent months, management decided to renumber all the parking spaces and assign the tenants new spots according to the apartment number. I understand they have even more recently added 2 "handicap" spots to the carport area as well near her building. My mom is 72 years old, and is handicap. Because they have 2 other tenants that are handicap as well they have already taken these spots under the carport (and these were previously their spots before the renumbering). My mom being the kind soul that she is wouldn't park there because she is friendly with both these neighbors who use those spots. My mom can hardly walk the distance they moved her spot to, and come Winter it will be even worse for her as I don't believe the snow removal is adequate by any means to start with. From my conversations with her I know she has attempted to call the office to get this situation resolved. She didn't have any problems before the renumbering. She understands they have several new tenants that just parked anywhere they felt like, and some even using more than 1 carport spot. Not to mention she has a newer vehicle and the spot they gave her has 2 poles on each side (like a single space) that she can hardly maneuver into based on the fact that tenants in the building close to her new spot are parking in front of their patios which aren't even spots, making it very difficult to make the wide turn she needs. I realize you can't please everyone, however if she falls this Winter they will be liable. I feel a simple solution is to add a third handicap spot near her apartment would resolve this matter. And considering it's only paint doesn't seem to be too big of a request? When they responded they gave me an aerial photograph of available handicap spots near her apartment (which aren't in carports and really aren't that close to the entrance to her apartment). Which in Winter months that isn't a solution whatsoever! And pretty much disregard any effort in remedying this situation. It's ridiculous. A few times she even went without heat because the office can't return phone calls. VERY POOR MANAGEMENT, DO NOT RECOMMEND RENTING FROM THEM! read more

SAVE YOURSELF. Do not rent from this company. I have been a tenant for just shy of a year, and I have had maintenance issues that have been left untouched since moving in. These issues caused my electric bill to be through the roof in the wintertime. After months of sending requests, I eventually gave up. Only 1 request was ever handled, and it was one that would have cost them money in the long run had they not fixed it. This company tries to use any loophole and gives you the runaround in order to get more money from you. I have been told conflicting things from different staff members, but the one that they choose to go with is the one that screws over the tenant. Since moving in, I have been hearing horror stories from other tenants about Brookwood Management and I wish I would have known last year because I would not have given them a dime. I am so frustrated! There is no consistency, no communication. Everything is simply letters left in the mailbox letting you know that your rent will be going up to remain "at market value". But the apartment is not worth any more than it is currently listed at. When they painted the countertops, they must not have cleaned them first because there are pieces of string, hair, and dust under the paint. They must not have used the correct paint because the paint is chipping and peeling in the bathroom due to the moisture. There was dog hair in the floorboards that I found shortly after moving in. They have no give or take in dates even if you are out of town or have had an emergency. I have never had a worse experience with a management company. They act so friendly when you first move in, but as soon as the lease is signed they hang you out to dry. I am currently trying to get out and it looks as if I will have to simply break my lease and not get my deposit back even though I'm staying the duration of my contract. If you want a good experience, a fair and understanding company, and to not be put backed in a corner, don't choose this company. read more

Unlike some negative reviews I see here, I actually have a positive experience with Brookwood Management. May not be the best but can be rated as Good. I see some issues with availability and other minor things but you find them in most of other management companies too. I would recommend Brookwood Management atleast in North Canton area, where I lived before and had good experience. read more

The Property Managers are efficient and really care about their residents. The maintenance men take pride in their work and take care of my concerns immediately. I've lived in my townhouse for over 3 years now without any issues. Anytime I've had to call about issues with the apartment they've come out in a timely manner to fix the problem. The only thing I can complain about is my neighbors, but unfortunately I can't choose who my neighbors will be. I've been living in the Brookwood Management apartments for about two or three months now and everyone I have come in contact with has been very professional and welcoming. I love everything about my apartment and the location is great. Since moving in, I've recently had a maintenance issue. I noticed the issue on a late Saturday night and was afraid that they wouldn't be able to send anyone come out until sometime Monday morning but to my surprise they sent a maintenance crew out to my apartment within less than thirty minutes to an hour that same Saturday night. I am very pleased with the Brookwood Management Company and how they treat their residents. read more
