I contacted BVR when I was about 2 weeks from closing to notify them the house was in escrow and my intention was to keep everything the same. They were very nice and cooperative. Couple days later, my seller notified me that 'someone' contacted her who was also interested in buying the house. She said they were encouraging her to breach the contract and accept their offer instead. Fortunately for me, the seller decided to follow thru with the agreed contract; however, I confirmed after closing that 'someone' was BVR. Needless to say, I was not pleased. I promptly notified BVR after I became new owner that I longer required their property management services. They were still courteous and said they were sorry to hear that. They said they would notify the tenant immediately and they would forward next month's rent to me. Two weeks later, BVR notified me that they forwarded the new rent (minus their commission). I (calmly) informed BVR that they were not entitled to subtract anything from the rent monies (except 45cents for a stamp). They told me too bad!! That's my story and it certainly seems to me BVR allowed greed to cloud their view of the big picture. Too bad for them... I'm much happier with my new property management company.

Thank you so much for your help" Text message Thursday 2/06/2020 at 5:03pm (SAME DAY) "******** (name spelled right) I wanted to let you know that if you dont sign the paperwork the attorneys will get involved and do a quarter order to do a spousal quit claim deed and then you're going to be responsible for all the attorney fees" Through her own admission I didn't receive the original email because of HER error. That is not someone I would want handling real estate contracts for me. A phone call would've let me know I should be expecting paperwork and given me a line of communication to alert her that I hadn't received it. Threats are unnecessary, unethical and unprofessional. It should go without saying that I would need to at least review paperwork before I signed it, and a matter of hours while I am at work is insufficient. Her texts were not only threatening but also horrifically unintelligent. One said a 'quarter order' (Im assuming she meant court). Apparently she thinks shes not only a real estate expert, she also has the knowledge and power to make a judges decision about who will be responsible for legal fees if I do not do as she DEMANDS! But hey, if you're looking for someone to list your home without the forethought you address title issues beforehand you put you at an obligation for full commission if a offer is received before title is clear, then this is the "Professional' for you.
