The result of a spill, not a malicious pouring, and it was approximately 4 square feet of well-worn carpet. The total cost of that repair would have been about $300. She tried to retain ~$2700 of the security deposit, most of which was for spurious repainting. If she thought she had a legal right to that amount, she would have defended it in court. Instead she returned $4200 of the $4500 security deposit, several months after we moved out.

We had to buy two reading lamps because the lighting was inadequate and many of the bulbs in the track lighting in the living room were not working. The entertainment system was a nightmare with more than 10 plus cords at the back of the entertainment unit and even one narrow cord leading out the window! The kitchen faucet needs replacing and the succulent planters were scruffy and not taken care of. Bring a small car. The owner uses half the garage to park his car and store his stuff. We could not comfortably open the passenger door when our car was parked in the garage, so the passenger was required to exit the vehicle before it was parked in the garage. Seems the owner wants it both ways: rent out his property and use it as a personal storage locker. The best aspect was Patricia from Pacific Coastal Properties. There are three balconies and you can sit outside and have a glass of wine and enjoy the breathtaking views. It is a short walk to the pool area and the stairs that take you directly to the beach. It is also centrally located to shops and grocery stores making it easy to stock up and then just enjoy the sunsets!!
