If sellers don't have written documentation they use the "To the best of my knowledge" phrase in the Home Disclosure, which subsequently doesn't allow a Buyer to exit the contract if a component of the home is functioning but at the end of it's life, as determined by the Home Inspection. When you ask for financial contribution for the repair, they don't budge at all. Repairs of major components can unexpectedly cost thousands of dollars and knowing the TRUE condition of these items should be a factor in your offer. I would never buy another home listed with this realtor and agency.
