They do a great job of keeping up the grounds and the maintenance team is amazing (and kind). I'm not sure if this is true across the complex, but the people in our building are kind and thoughtful. The complex isn't huge which I think helps keep the community feeling a little more. There are many dogs here (we have an ESA dog - in our photos) and I'm thrilled that I rarely see dog poop around here. We also love the easy access to Steilacoom Park (and walk there daily). The buildings were built in the 70s (I think) and have some quirky things about them (e.g. 15 A circuits which blow a lot) but many of the units are updating to various degrees. But I take the grounds and neighbors over a modern unit. We do periodically have to do battle with ants :-) Yes... all of the photos are really of our dog, but they show the backyard really well (and some of the many visitors we get)

Its like a small zoo around here - LOL. Seriously - the grounds are well maintained. The condos are vintage and updated as needed, and they do a great job in keeping them in "good too great" condition. Management is jolly on the spot with getting things done. I would highly recommend this community.

I've lived in apartments for the last 6-8 years and this will be the first time that I renew my lease at the same complex. First- The Apartments; They are great. I love the layout. You still have that "apartment vibe" but we have mostly new appliances(Except the dishwasher) and beautiful granite looking counter tops. The bedrooms are spacious and have large windows which is a huge plus as it floods the apartment with natural light. We have had no major issues with anything in the apartment, we've been able to fix everything ourselves. Management: I love Deanna, she is a great apartment manager. My favorite thing about her is her honesty, and her commitment to her job and the residents. Any issue I've had shes handled ASAP. She is available most of the time to answer questions and she always greets you from the her office when you walk into the club house. Cornelia is the front desk receptionist and she is always nice and willing to help. I haven't had a lot of interaction with her, but I do believe if I needed something she would help. etc: Parking can be a little annoying if you have more than one car. We pay for a covered parking spot for one spot and have had no issues with that. However the guest spots can get somewhat full so we've had to park our second car a little farther away. But it's not really an issue. Never takes more than a minute or two to walk back to the apartment. Rent is paid online, and the deadlines are set. They stick to the rules and policies here and in order for them to do their job they enforce them. Again, not an issue. But if you're someone that pays rent late, or has a bunch of reasons why you can't do something this is not the place for you. Theres a pool and hot tub. I've never used either but plan to this summer. They keep them clean and it never gets too crazy when I've passed by. I love this place. I'm excited to live here again and I really appreciate what the lengths that management goes to in order to keep this place a clean and safe community. I cannot recommend Stonegate enough. I will be posting this review as written on other sites as well. A+++

Although the property is off of Bridgeport, I couldn't hear any of the traffic echo to the back. Neighbors were friendly. There were three managers while I was living there but Deanna was the best communicator out of all of them. It was also getting a special rate for being a MultiCare employee here. The exit process was easy and we actually got a deposit back which is rare. Pool was nice and clean, however I wish it was open during winter since it's heated. The sauna and jacuzzi was open however! Parking was ok since I was a two car household. However most of the people are. Working opposite of everyone's schedule, sometimes I couldn't find any coming home but that's just me. Overall would move back if I came back to WA.

The management team takes very good care of the property and the condo board is active and involved, always looking for ways to make improvements to the property. When we bought, we completely updated the inside of our condo and we love how it turned out. The HOA's are high but include internet, cable and seem to be inline with others in the area. These condos seem undervalued and as home prices continue to climb in University Place/Tacoma, these are a diamond in the rough. We couldn't be happier here !

Located barely a mile North of the famous Chambers Bay Golf Course (where the US Open was held in 2015), the Regency Park Condos consist of two buildings: the Tudor building on the North, the Regency building on the south. Both are 3 stories. They are laid out rather oddly - the Regency especially. Built on a slope, the three floors are offset. In other words, if you are on the 3rd floor on the West side and want to walk to the 3rd floor on the East side, you still have to walk up three floors! And important to note: there are no units in this entire complex that are ADA compliant! There's not one single ramp on any entrance. The units in the middle of the building are especially bad - long flights of stairs just to get to your front door. So if you're wheelchair or scooter bound there is zero accessibility to any unit! I bought my unit in 1997 for $62k The HOA dues were around $75 a month or so. Today however, my unit might sell for $50k and the HOA dues are now $525 a month!!! Pretty bad, from an owner's perspective. I still own my unit and rent it out - thankfully the rents are quite good for the area ($1200 a month or so) so at least I'm not losing money. There's a very nice laundry facility in the basement of the East side of the building - reasonably priced and quality machines. Some units still have their own laundry facilities in the hall closet, but they are not technically to code (venting into the attic or under the sink in the bathroom). I took mine out completely - just too much liability. But overall, there are far worse complexes in the area - I wouldn't hesitate to move back in to my condo unit if I needed to downsize. And if you're a prospective buyer, it's a steal right now (February 2017) - you can buy a unit for as low as $35k. Mine would go for more - not much but it's all remodeled - nice kitchen, recessed ceiling lights, two bedrooms, fireplace (granted, can't use it until the HOA repairs all the chimney's). They are sluggish to sell but if you're looking for a pretty cheap buy-in you couldn't do much better. Just beware of the $525 monthly HOA

First off, if I could give ZERO stars, I would. This company, (Jason, Derek) are HORRIBLE at…read morecommunication. As in, there is NONE. They don't return your phone calls OR emails. And if they do, it's days later when they promise you an hour or two. They are LAZY LAZY LAZY. Here's our story: My boyfriend has a house that he has rented out using TPM for 2 years. The first year lease we had ended prematurely, but no extra funds were collected. In fact, the yard was left COMPLETELY TRASHED, complete with the fire-pit being dismantled and thrown across the yard....but was the deposit withheld like we requested? Nope. And was there items and garbage left inside the house after move out? Yep. Tenant charged for that? Nope. Our PRIVATE number was also given to the tenant, who harassed us about motorcycles being driven in the neighborhood and noise complaints. WHAT?!! Why were we EVER contacted? Isn't that the property managements' job?! Also, our house was never marketed correctly. It was on ONE WEBSITE. It was also extremely UNDER valued, because we listened to them when they told us that we wouldn't get for rent what we were paying in a mortgage. Turns out every house renting in the cul de sac was renting for more than ours! Our leasing agent was just too lazy to market, so he under valued for a quick sale! And another thing, these agents (Jason!!!) promise everything and deliver nothing! I just called to see where the deposits were (which accounts) for the withheld security deposit from the torn up back yard, and he had no clue! He actually thought the previous lease had left AFTER their lease was up. WHAT?!! He also said he "doesn't remember" if he ever did a walk through. Again, WHAT?!! That is part of the lease agreement and WA landlord/tenant law! If you ever deal with Andrew, I sympathize. His voice mail box is always full, so you can never actually leave a message. If you leave messages with the receptionist, you will never (i'm not kidding, i have still yet to hear his voice) get a call back. His OWN receptionist apologized to me and said she can never get ahold of him either, and that "sometimes" texting him works (it doesn't). How are you never in the office, and your own employees don't know how to reach you either?!!! Last but not least, when rent was 9 days late by the current tenant, WE had to contact THEM to figure out why it was a no-show. His response? "Well, it was a holiday weekend, and it was their first couple months on lease, We wanted to give them some lee-way." I'm sorry...WHAT?!! Unacceptable. I demanded they immediately slap a pay or vacate notice on the door and collect rent immediately. Why was I doing THEIR JOB?!! It made us late on our mortgage because of their blatantly lazy and inadequate attitude. Bottom line...What kind of a business runs like this?!! We have had enough. These people just take your money and you end up doing the work yourself. Go with Windermere Property South (Kira) and save yourself the heartache. **update. It's been 5.5 weeks of us emailing & calling to schedule a face to face meeting to discuss ending our services...with ZERO response to our request. Who ARE these people?!!! **1/24/15 update: had TPMC served. In process of suing for damages. Our lawyer said they were hard to track down, as they have moved and changed number multiple times. So shady. Update: 3/2016: anyone else find it suspicious that there are 5-10 reviews from exactly 3 months ago (TO THE DAY) with raving reviews of this company? BUYER BEWARE!!!! You can't fake a failing BBB review!

The key here is to not contact the main phone/email, but instead get a direct phone number and get in touch that way. Deric was very good about getting new tenants when we had turnover. They do their due diligence and keep owners completely in the loop when finding/vetting new tenants. Pros: They contract with home maintenance companies to get services at cost. They will go out of their way to assist in appliance purchase. Being an out-of-state owner, this was hugely important. Diligent work to always have a tenant in the house. I never had a lapse in vacancy. Lower cost (9%/month + 1/2 of first month per year) in comparison to other companies (10%/month + 1/2 of first month per year) from what I saw. Cons: Very difficult to get in touch with, clearly. However, keep in mind that their property managers are working almost 100% from the road in some capacity. June/July is their busy season because everyone wants to move during these months. Didn't always get my owner statement for the month and needed to request. They were transitioning at the time, so somewhat understandable, but it could've been a more seamless transition. Other reviews stated that they changed offices and were not able to be found, but I never had that issue. Their website clearly stated their current office location. If I had a rental in Tacoma again, I would definitely use Deric's services again.

If there wasn't the…read morecriminal element of car breakins, a rape, and a major fire, I'd probably give it a better rating. The carpeting was old. Over a decade and cheap. They were dirty and stained in areas. The walls were very thin and you could hear every word your neighbours were saying or yelling. Neighbours above you are assholes who stomp around on purpose, because they party a lot or have friends over and get drunk. The windows were single paned old aluminum, so heat loss was high. So were the heating bills. The rooms were huge and comfortable. There was plenty of storage in the closets and balcony. Having a washer and dryer in the unit was a huge help. Not like most other apartment complexes where waiting on others to empty their clothes from either was a hassle. The bathroom was clean and had enough room to maneuver comfortably. The cabinets were still the original ones when they built the place though. Dusty inside. Parking wasn't all that great since there were several guests who decided to park anywhere. That included my paid covered parking space. Don't bother telling the managers, even the signage for the towing company was a lie. The tenant would be the nod who'd get charged to tow the car out if they even came by. They never did. The rent was continually being raised every year we lived there. Even though there was a recycling area for them to get free money from residents using this program. So overall it really wasn't a bad place UNTIL a few people got their cars broken into. Mine was one of them. At that time, I had no paid parking space and so I parked on front of the office. There used to be a security patrol who came around every hour, but the jerk just let it happen. He even wrote it in his logbook that he observed it. No call to the police. It turns out another resident whose car was broken into had called the police. THEN the other incident involved a rape. An elderly woman was followed into her apartment, brutally attacked, raped, and left to die. All this while her dog barked incessantly. Neighbours around her complained about the barking dog of hers. Turns out a relative found the woman beaten unconscious the next day. The rapist was never identified or caught. Scary. THEN there was the fire. It was determined to be an electrical fault. Great. Faulty wiring in an old building that isn't to code. I almost lost everything that night. An alert neighbour banged on everyone's door to wake them and get them out safely. By the time firefighters arrived, at least 9 units were completely destroyed. Water damage was everywhere. I couldn't handle the crime or tragedy there anymore. I found a cheaper place.

My Fiancé got lost one day and happened upon these apartments. He showed my around the little lake, the swans and ducks. I looked up square footage and met with Jenna and we moved in! We are on the second floor and love it. We couldn't look at the apartment before we moved in...so we were a little nervous. We walked in and couldn't believe the view we had. Couldn't believe how much space we actually have for a one bedroom. The deck is a really good size, we have 2 walk in closets. One in the walk way and one in the bedroom which is also a big room. The kitchen is a typical apartment kitchen not huge and you have a washer and dryer in until. We are lucky to not have loud neighbors. The ducks are adorable and you can feed them from your deck! They see you on the deck and they'll waddle towards you. It's adorable. We've used the pool during the summer...it's nice and feels. The view from your living room over looks the small lake and the wildlife. It's nice to sit outside and have a cup of coffee. It is actually hidden away...it's surrounded by residential houses. The Lakewood towncenter is right next door. The only problems I would have is that our carpet was not new. Jenna was there when we moved in and we got to report and say what wasn't right. So, the carpet was part of it. It's not gross...just not new. It's word down a little. Also, parking can be tight. Even though we're hidden away, it is next to the town center. My car window was broken and my car went through but I don't keep anything in it. Few others were the same. News article came out that it was a crack head group that just went around the area breaking into cars. Mine got hit. It happens though. It sucks but I don't feel unsafe here. They keep everything well lit at night. The rent is reasonable here...I do not think it's overpriced. When we were searching for apartments these apartments were a tad cheaper and had more space.
