This is a nice place to live but if you have noisy neighbors that blast their music all the time it will not get handled.

I told her that I would go pick it up since I'm just down the road. She then further proceeds to tell me that they can't do that because they received the package from FedEx and it needs to be picked up by FedEx to be delivered back to me. I further proceeded to tell her that I spoke to the FedEx rep just before I got on the phone with them and they told me that no one would be out there to pick it up until Monday. As soon as I said that, the lady said that they don't have it anymore and that it was supposedly picked up at 1230 today. Either way, why would y'all sign for a package that doesn't even have the correct address on it?!?! Whoever Paul is, will eventually have karma come bite you back twofold. So if this is the way you deal with customers about a simple delivery error to your office, I couldn't imagine how you deal with tenants. I'm just glad I was able to call the company for a refund on my package.

(from a military prospective) So in a nut shell, this place is expensive but convenient. There are plenty of other apartments and houses that are cheaper, but Liberty Park Apartments offers more perks. I have timed myself and found I can get from the apartment gate to the Commissary on Ft. Leonardwood in 9 minutes. That was huge when I looked into this place because that means more sleep for me! In certain buildings you are allowed to have pets as long as they do not weigh more than 25 pounds and are not "barkers." There is a nice family swimming pool and BBQ grills. I say "family" because you CAN do laps back and forth but each end of the pool as a 3 ft section. The designated BBQ section allows you to BBQ with your own grill if you do not want to use the ones already there. There is also a 24/7 hour work out gym with decent equipment. i.e. dumbbells, kettlebells, decline/incline bench, medicine balls, squat rack/pull up bar, several different ellipticals, and a few bycycles and treadmills, you get the picture. Enough stuff to leave smoked. It is a gated community, and the Gates are automatic that can only be opened by a person with the key card. There is a visitor gate that allows visitors to be beeped in. The service so far has been stellar. The ladies at the front desk are courteous and efficient with helping you out with any problems. The repair man is quick with the fixes and matches their efficiency. *On regard to repairs, they will come in your room to make repairs even if you are not home. Before entering they do knock, but my neighbor experienced an awkward moment when she did not hear the knock on the door and opened her room door to find three men working on her AC unit. If they do come they leave a notice explaining that they were there and what they were working on. As for pricing, it is 850 for a single, 950 for a double, and 1095 for a three bedroom. However, that includes water, trash, cable, internet, all appliances. The only thing it does not include is the Electric bill...which I hear is around 160$--I will update that to a more accurate number later. There is also a $30 pet fee. They also host a social once a month where they get a local restaurant to cater for all the tenets...which also includes free beer and wine! Great place to stay. Friendly staff, quiet apartments, oh and most of the tenets are military. There are rumors of a hot tub, a little animal area, and a basketball goal to be built...

After being with them since around December 2018, the work orders I've submitted usually take a few days to resolve. The broken washer when we initially moved in took roughly a week to fix, and we submitted it as an urgent request. However, I dont really know what they consider is an emergency maintenance request. A broken air conditioner in the middle of the Summer that has gone unresolved for 5 days really sucks (The apartment we are also in has very bad insulation so heat during the summer is intensified in our bedroom. Vice versa in the winter). Also, why do they even have an emergency maintenance number for their after hours voicemail if no one ever responds to it? I've tried several times throughout this and last week to no avail. If their maintenance was a bit better, Investment Realty is easily a 4 or 5 star agency to rent from with decent rates and a good staff.

The laundry facility was most often broken, and I was hardly reimbursed for how many quarters were wasted finding out each time. The unit above me leaked through the bathroom by the bucketfulls, and it took a few weeks to get anyone out to look at it. After I went through the walk through, vacated the premises, and turned in my keys to one of their property managers, I am still being billed, including late fees. Additionally, I have contacted the property management office, as well as the owner, and no one will discuss returning my damage deposit OR the false billing that will eventually affect my credit! They are extremely unprofessional and I would not recommend anyone renting from Midwest GIRG! or utilizing their property management services!

Some units in Hunters Ridge are on very steep hills or, worse, an unpaved road they struggle to maintain due to constant wash-outs. I've rented twice from Midwest. First was a 2 bedroom duplex, 2010-11. Unit was as pictured and I was rather pleased, overall. Second experience was 2015-16 in a one bedroom, furnished apartment. Again, no complaints with the unit and nicely furnished. Maintenance is fairly quick to handle minor issues when needed. Office staff is friendly. Biggest complaint and reason for the lack of stars is in how they handle business when you move out. Don't expect much of a deposit back, even if left spotless. $30 re-key charge, $50 carpet cleaning, another $124 for "vacant unit clean." Other miscellaneous charges and total, they withheld nearly $250 of my $300 deposit. My first experience with Midwest also included odd expenses deducted from the deposit. I recall being charged for a replacement of a set of blinds that I know nothing was wrong with when I had left. Recommendation - Anyone renting from Midwest, request an in-person walk through upon departure. They will rip you off if you leave without settling those charges while there. Otherwise, the rentals themselves really are nice for the area so I wouldn't tell anyone to avoid Midwest. Simply know you aren't likely to get a significant return on your deposit; an experience I have not had in any other rental I have occupied.
