**Parents, BEWARE**
In our experience, this property repeatedly assessed fines and fees against my child's account for incidents she was not involved in. Even after another resident accepted responsibility for the violations, the charges were never removed.
Examples include (but not a complete list):
* A fine because a roommate's Uber driver allegedly parked in the wrong location.
* A fine because a roommate accidentally dropped a bite of food on the ground when leaving a Bixby event and walking back to their room
* A $400 charge for a freezer door that did not close well that was reported as damaged on the "move-in" checklist (they did eventually remove this charge but only after we produced proof that we reported it on the "move-in" checklist)
Based on our experience, management reviewed security camera footage to identify who entered a unit and then assessed fines against every resident assigned to that apartment- even when only one roommate was responsible for the incident. In our case, this included a situation where a roommate's Uber driver allegedly parked in the wrong location. Although the roommate contacted the office by phone and email and accepted full responsibility for ordering the Uber, the charges against the other residents were not removed.
Another surprise was that fines continued to be assessed after move-out. Even after my child had graduated, turned in her keys, and vacated the apartment, additional charges were posted to her account because the lease technically remained in effect through the end of July.
If your lease extends beyond your move-out date, be aware that you may still be held financially responsible for charges posted during the remainder of the lease term. Be sure to monitor your account closely until the lease officially ends.
Despite multiple emails and phone calls asking that the charges be corrected, we were unable to get the wrongful charges reversed. Instead of receiving meaningful responses, additional fines were added to the account without any reason, proof, or documentation. They DO NOT CARE. They will take whatever money they want from you and you will have no means to dispute the charges except through legal action.
Another concern is the resident portal. In our experience, ledger details were periodically removed or replaced with only the total amount paid for the month, making it impossible to see a complete history of the individual fines and charges. If you aren't printing or saving every charge as it is posted, you may have no record to reference when disputing questionable fees with management.
Keep copies of everything, like we did. Save screenshots, download your ledger regularly, and document every charge. You WILL need that information later.
When you leave a bad Google review, they respond by telling you they care and to please reach out to management. Then, they won't take your call or respond to any calls or emails.
