Bought a home from k&l homes in 2011 for $316,000 Problems…read morestarted in the first month here is a list of issues Water leaked in the basement Windows then when repairing that we noticed 2 colors of siding. Roof leaked in the master bath light fixture. 2 pocket doors fell off the tracks. The cabinets in the master bath were to low for the faucet. Had to change the facets and the sinks The basement French door in the basement was always hard to lock in 2016 it quit locking or closing when we removed siding and took the door out to find it was installed wrong. The opening was framed to small but they installed it anyway. There is a leak in the garage and the Sheetrock is coming down. The back deck settled there was only 2 ft of concrete around posts, when we asked Chad assured us that there was at least 4 ft of concrete. The garage floor settled 2 1/2 inches causing water to flow away from the drain The driveway was a mess it settled 18" and when we redid it we found no reinforcement in the concrete and no rebar even though we were told there was by Chad. When we bought Chad assured us that the retaining wall was tied into the driveway and into the garage floor with rebar. It WASNOT. Now the 10foot retaining wall is falling. Integrity landscape says it will need to be replaced in 4 to 5 years at a cost of $50,000. It was installed incorrectly he did not follow any of the specs for the install. We had to replace the driveway the drain no longer drained because of all the settling. We have many pictures from when we chopped out the concrete and we found no rebar the wall was installed with sheets of plywood with some concrete poured down it. We called Chad at k&l to have him come and look and he said " I don't have time to listen this" and "good luck to you" and then hung up on me Don't buy from K&L they do not have quality work and don't care once the house is sold.

My family bought a home from K and L Homes in 2008. They had installed a retaining wall roughly…read more100 feet long and 6 feet high in the back yard. It was a concern we had going into the purchase of the home. We were told, I'll go as far as say assured, that the wall was built correctly. The next year, water started to run out the front of the wall. When asked what can be done about it, K and L said to "bottle the water and sell it." In 2020, the wall had leaned far enough that is was ready to fall over. After hiring a landscaping contractor to replace the wall, they found no gravel down the back of the wall for drainage and only one layer of geogrid used behind the wall, both of which lead to the wall failing so soon. Every landscaper and contractor I have talked to said that this was not built correctly. Even the manufacture of the block used in the wall said this was built incorrectly. Don't trust what K and L says. If they assure you of anything, have them put it in writing before purchasing anything from them. If they don't put it in writing, don't buy from them. I challenge K and L Homes to provide me one reputable landscaper to vouch that the wall was built correctly. I will be waiting for a response but suspect I will never receive one. Thank you.
