We originally purchased using the Shelly Salas team and even Sold our home with the Shelly Salas team. We initially went based off of other families written experiences and took a chance. Let me tell you we are truly so happy with the result from both transactions! We truly couldn't be happier with getting our home sold and if course for top dollar! Within 2 days we had a offer on our home and within less than a month we were officially able to close. We moved from Texas to Missouri (military family) and thanks to our AWESOME realtor she got everything done for us and made it such a stress free process for us. We met in person in the beginning before departing and got the full process of how it will all work, the fees, everything. She made us fully aware and was so professional with all the answers to our questions. I can confidently say this was a costly mistake. As first-time buyers, we trusted that our agent would guide us, advocate for us, and help us make informed decisions. That did not happen. We were required to sign an exclusivity agreement with the Salas Team after being connected through Zillow, which limited our flexibility early on. Our first agent, Robert Key, quickly became unresponsive and failed to follow up on critical information about a home we were considering. We later discovered on our own that the property had foundation issues, something he said he would "look into" but never did. We terminated that agreement due to lack of communication and support. We were then referred to Sarah Albright and continued with the Salas Team after being told by Shirley at Integrity Mortgage Group that we would receive a 1 point buydown if we purchased with the Salas team. That incentive directly influenced our decision to stay. While Sarah was communicative, she did not provide meaningful guidance where it mattered most, during negotiations. When we expressed that the home seemed overpriced based on its condition and time on market, we were told it was "a very good price," which discouraged us from negotiating. We ended up offering full asking price and ultimately paying above it. Looking back, we clearly overpaid. The most concerning part of our experience was the home inspection. When we asked for a recommendation, Sarah referred us to an inspection company without disclosing that her husband worked there and participated in our inspection. This was only revealed after the fact when I noticed the last name Albright on the inspection paperwork. I jokingly asked if she had a brother or cousin who worked for the inspection company. To my surprise this is when she disclosed her husband worked there. This is a clear conflict of interest and should have been disclosed upfront. Unsurprisingly, the inspection missed multiple major issues, including water damage, uneven flooring, and other defects that have since cost us close to $20,000 in repairs within the first year of ownership. We were also discouraged from making reasonable repair requests or negotiating for credits, and little to no advocacy was provided on our behalf. To add to this, the promised 1-point buydown was never clearly reflected or properly explained at closing, leaving us feeling misled. At the end of the day, we were inexperienced buyers who relied on professionals to act in our best interest and instead, we feel we were pushed through a transaction that benefited everyone but us. We regret working with Sarah Albright and the Salas Team and would strongly caution other buyers, especially first-time buyers, to think twice. Do your own research, hire your own inspector, and do not rely on incentives that are not clearly documented and explained in writing.

Deeply unethical. Soldiers please beware of these people. I've been around for awhile, but I have…read morenever come across such hucksters. Delia Gutierrez produced a fraudulent sellers disclosure, failing to disclose severe problems with a property's windows, the correct age of the roof, and a serious and visible cockroach infestation. I was unable to see the property in person before making an offer, so Joanna Pearce saw it, didn't fairly disclose the condition, including an obvious hole in the wall in the kitchen, then had me bid up past the top of the market without doing a market analysis on comparable listings. When I discovered all of the deficiencies in the property via an inspectors report and personal inspection, where I found dead roaches in plain view and dried roach parts in the kitchen drawers, indicating someone had tried to clean them away, and the property did not appraise according to VA guidelines, I opted to terminate. Andrea Thompson advised that I should get a lender denial of funding for insufficient appraisal to produce to the seller to support my termination, rather than the actual appraisal report. I did so, and produced it, but I'm aware that she then called my lender without consulting me and asked for the appraisal report. Given that appraisers generally are not going to do a detailed inspection and are more generous in the prices they assign than the actual market, I did not want to the appraisal for which I paid $500 to be used as a marketing tool for the scam the sellers are running. Moreover, I asked that Andrea include the fraudulent sellers disclosure (claiming a new roof in 2018, and not disclosing known insulation issues with the windows and cockroach infestation) as a reason for termination, and she would not. But she was supposed to be my fiduciary. Although Delia Gutierrez received notice that the property would appraise low, to which she responded, and she had a letter from my lender denying funds for insufficient appraisal, she refused to get her sellers to release my earnest money - mind you, I had already paid $950 in inspection, option fee and appraisal based on their misrepresentations - claiming they needed the appraisal I paid for to make sure the property actually had appraised low. What a liar! I saw on Zillow, that she used my appraisal report to set a new price. They were refusing to release my earnest money, to which I was entitled , so they could get the $500 report that I paid for! On top of deceiving me in order to engage me in buying the property in the first place! No doubt, despite having the inspection report, Delia will continue to lie on sellers disclosures. During this process, when I asked when I could expect return of my earnest money, Andrea Thompson became unusually unresponsive and tried to prevaricate as to the guidance she had given me, leaving me to write a demand letter and work with the title company to get my earnest money back. This process was a nightmare for me due to these women's dishonesty and unethical behavior. Also, Andrea Thompson admitted to me that she's not even advising her sellers to clean up their properties in this hot market - they just see buyers as marks to target and exploit. Truly despicable. A few thousand dollars doesn't seem worth losing your license, but I guess they rely on people being naive. I honestly would not believe the depth and extent of the unethical behavior if I had not seen it for myself.

I believe in equality, and you know I feel dèeply violated by Goldmedal property. They take care…read moreof their own. We're a Multi numerous of things. You can't show favoritism to your own whether it be race, sexual orientation, culture , etc. Im an immaculate cleaner, and for them to take my deposit & charge me for wear and tear damage, items & damage that was alrready present I could'nt believe it. They gave me notice that the owner didnt want to renew after 4yrs;not true they wanted me out.They wanted me out to move someone else in. In the middle of the Christmas holidays I had to find me a place & move. 1 week b4 moved out I found a place. Next I had to get money for deposit & 1month rent. I am disabled and I had to move 80% by myself going up and down stairs with no car. I think I was a good tenant. Have a reason to put someone out. Its time to stand against landlords like this. I didn't receive deposit letter until 4-6 months afterwards. I reach out to Goldmedal in reference to the deposit and charges no response. I will be reaching out to the Governor of Texas, and advocating against landlord unfairly taking deposits, and removing tenants. More laws and regulations need to be in place to protect the tenants. If your on a fixed income or Hud dont rent from them. I had 5 week notice close to impossible to come up with the $s. Agencies assisting the homeless with rent dont send people over there. They're contributing to homelessness & hardship putting folks out for no reason. If I wasn't a fighter Id of been on the streets. Who wants to help you during the Holidays? No luck on my Gofundme.
