Upon moving in the apartment was not as promised-old finishes, cat piss stained carpet that wasn't switched out, HVAC did not work, broken microwave etc. Then $38 convenience fees added to monthly lease for no reasons explained. When contacted about these issues they would not budge. There is a good reason they have a F rating with the BBB. Do not rent from any Gecko Properties. THEY DO NOT CARE ABOUT YOU.

May of last year I reported mold in my apartment in my bathroom. They marked as in progress then resolved and never even came to look. I then found out a couple days ago that my neighbor with whom I share walls with is leaving her lease because of the mold all around her apartment, granted hers was clustered and huge and I could smell it immediately upon walking in even though she had windows open for weeks because they had to leave and go stay with parents in the neighborhood because she has small children and they all have been in and out of the hospital. This worries me. Then my same 2 Br apartment like mine available on March 15 is renting for 1250, when they are trying to charge me over 1600. Also my signed lease states 12 month lease which means I have another couple months before having to pay month to month 1800 dollar price. I don't understand what is happening. The office team told me a year ago that the system was messing up and my apartment was showing higher than it should. But after repeatedly calling for answers and then I guess not feeling like figuring it out was like that's just what it is. So now after seeing posts online about apartments available I am realizing I been paying over 1500 a month plus extras for an apartment that is only 1250. I also complained numerous times about the carpet in my apartment. I agreed to a floored apartment that matched floor plan. They gave mine to another person then told me 2nd floor apartments can't have floors because of the noise. I am not paying rent until I can get an answer and call back from someone about the mold and why I am being over charged. I want the $1250 2 bedroom available in a couple days! I love our apartments regardless of the issues I just want to be treated fairly and contacted about these serious concerns! I am going to have to call gingko because the office staff has not helped me reach a solution at all and never call me back or answer the phone!

I have lived here for a little over a year, starting in a one bedroom and moving to a three…read morebedroom! The layout of both the 1 and 3 bedroom was GREAT and the apartment size is huge. The only thing about the 3 bedroom is I feel like some features in the model we were showed are different from the layout we got (laundry room size and foyer off top of my head) and I wish we were able to see our exact unit or one more similar. In my 3 bedroom, I also feel like the carpets should have been replaced from the last tenants because we are stuck with stained carpets for the remainder of our lease from the last people. We have shampooed them even after the apartment did and the stains do not come up. The neighborhood is extremely pet friendly, which we love as dog owners. The dog park COULD be awesome but unfortunately other residents do not pick up after their dogs so there is poop everywhere. We used to bring our dogs everyday but my fiancé and animals would step in feces every time so we stopped going, which is a bummer. The lake views, pathway, and canoe area is awesome! The pool is great size and usually not super busy. The back patio on both my 1 and 3 bedroom is large and awesome to sit outside on! The only thing, which this comes with lake life, is the amount of bugs you get. I do think the outside of the apartments could be pressure washed especially since there are so many trees around - the sides of the building get nasty and full of sap, pine needles, and cob webs. The windows in the apartment could be better quality - they look dirty no matter how many times you clean them and I was told the seal looks broken from a window washing company, but maintenance said they weren't so I'm not sure why they look dirty all the time. Speaking of maintenance, they are AWESOME! I have never waited more than a day tops for any of my issues and they are super nice! The fireplace is also a fantastic feature in the apartments, which I haven't seen too often around charlotte. One thing I'd change about the inside of the apartments is the popcorn ceilings - it would update the apartments pretty inexpensively! OH and add fans to the bedrooms and living rooms with lights! All in all, I think this is a great complex and apartment to live in and we see ourselves here for a while! The price is not too bad for the square footage, however, it's not super updated either like other complexes I've lived in so something to consider depending on what you're looking for!

DO NOT under any circumstances, move into this apartment complex. I get it, you read the reviews…read moreand you think to yourself "Nah, that's just a one-off. It won't be my experience." Trust me. It will be. I've lived in apartments in FL, TX, VA, & NC for over 20 years of varying "luxuries," some having more issues than others but this place is an absolute health hazard. It's a class action lawsuit waiting to happen, just need the residents to band together which might be happening anyway. Go look on Yelp for the real reviews and don't let these fool you. First, these clowns tried to pull one over on me when I moved in, claiming I needed to pay the max deposit when I haven't paid a security deposit of any kind in years. They tried to tell me I was cornered and out of luck, despite my lease agreement not even being legally bound (no security deposit listed and wasn't fully executed), then quickly changed their tune. Then once moved in, issue after issue with appliances in the unit that took literally MONTHS to resolve. Dryer completely broken. Knob sheered off the stove. Can't possibly just swap the appliance from one of the dozens of vacant units on the property that sit for half a year, that's too smart. Instead they send their half-wit maintenance crew to make repairs and order parts that don't last and never come in. Did I mention they are on their fourth or fifth manager in 6 months? Alarm bells yet? Now I'm dealing with toxic mold in my master bathroom to the point I've had to move out of it and seal it shut. I've been sick ever since I've moved in with a persistent dry cough, runny nose, upset stomach, seen two doctors, am waiting on results from a urine test, and consulting an attorney. You can view the results from the air test I conducted attached. Mind you, I'm immune compromised as I have Multiple Sclerosis and am on immune suppressing drugs making this an extremely dangerous situation for me, hence the reason for consulting an attorney. The complex could care less. They sent someone out to look and I've emailed them for two days now to follow up about them sending someone out to conduct their own test with zero response. They won't send anyone out because this is par for the course. They drag these things out for weeks and months. They know about the mold issue and continue to lease these units out, evidenced by the reviews online and the units that sit empty for months if not years. A unit downstairs from me has been empty for more than six months. There's no other reason for that except a structural/environmental issue. If this ends up going to court, it will end up costing them royally in discovery because they can't hide it. A neighbor in another building found mold in her A/C closet and they came by and sprayed bleach instead of actually fixing the problem. There is a reason this place has a ton of vacant units. The location might be incredible but it's not worth dealing with the unsafe living conditions and the absolutely incompetent staff in the office.

There will likely be a huge rent increase when lease renews (ours was 7%) and pet fee increased from $20 to ---$55--- per month!. They may NOT return your deposit (we're in process of going to small claims court).

not recommended unless you like the sound of muscle cars revving their engines most nights around…read more12 - 3am or 4am - weekend and week day; a property manager who is essentially useless and doesn't care much at all considering she doesn't live in the community. no cameras anywhere to be seen in the residential areas; no security systems installed; cars broken into and things stolen; way over priced compared to the other 1 or 2 apartment complexes on the same short road next to i-77 . the osprey is really where you want to live if you're going to shell out the kind of $$ these complexes on the short side road are charging... without a doubt, the osprey over ardmore. oh, and if you like finding a place you can move into and afford, just remember, once your lease is over, the property manager / owner, can decide to raise your rent for the next year so much that you'll just be there for a year because you won't be able to afford it anymore - bait and switch. if they need to have your income and proof that you can afford to move in the first year, why is none of that taken into account when they decide to raise your monthly rent 20% for that second year. not recommended.

Thank goodness for the maintenance guys at this property, and with so much bad news going on in this world. iIt's nice to know that we have a wonderful maintenance team that cares about the residents issues that was not made by them. Keith and Jamie be safe and know that as residents we may not say Thank You a lot. But kmow THE CHARLES'S APPRECIATES you guys! Once again people looking for a great new apartment with free rent come give ARDMORE A CHANCE! Please don't worry about the Langtree School I never ran into any traffic going or coming home!
