BEWARE: Diversified Management owns a townhouse apartment complex SUBSIDIZED by the Federal…read moreGovernment in Paducah, Kentucky. Their Property Manager who goes by several names Sue Ann Stinson, Sue Ann Smith, Sue Ann Culp, Sue Ann Webb and a few other names, has been found by tenants of submitting forged and fake paperwork to HUD. she has two sets of paperwork for tenants to sign. She charges her tenants more rent than they should be and does not give her single family or multi family tenants their proper allowances under HUD or their deductions. She allowed her children to live in the townhouse apartments under other people's names while bilking HUD out of thousands of dollars. Sherry Blevins pretends to be unaware of what is going on but I have come to the conclusion she is apart of this ponzu scheme. Please contact me for further collaboration as to how we should file a Federal complaint and investigation on these embezzlers.

Within a month of being here a closet door came off the tracks so I turned it into the property manager (Peggy Latham Dex) who proceeded yo inform me she would have the entire door replaced. Instead she waited right before Diversified management came in to do their inspections and had a maintenance guy put the door back on it's tracks. Only to have the door fall off the tracks less than a week later. At which time I turned it into her again to have no action taken. After some time another door came off the tracks and I turned it in only to be told by Peggy "it wasn't her problem and that my apt wasn't the only one with things wrong" So the next day I called Diversified Management and turned her in for failure to address maintenance issues in a timely manner. This is not to mention the numerous other violations Peggy has been allowed to get away with. Her son is allowed to work on his vehicle in the parking lot as Peggys husband assists him, when it clearly states in the rules and regulations that is not allowed. At 9wks pregnant this year I put myself on the waiting list for a 3bdrm as I already have 2 children now. Peggy moved a grandmother and 2 boys into the next 3bdrm that came available when they could easily fit into a 2bdrm. Peggy has physically attacked another tenant on the property and nothing was done about it. She does not follow the rules and regulations of tenants privacy as her son lives here and she tells him everything. Not to mention my neighbors know things that I have informed Peggy of in confidence. With all of these things going on I call and inform her manager only for them to send me an eviction notice and now want to take me to court. This place is sick and demented. Peggy nor diversified deserves any stars. Condoning such behaviors is beyond me! Riverhill apts in Hawesville are also gov based! This ain't the only option! The above stated is a review I left for Poplar Grove Apts. As far as a review for Diviersifed goes I'll start with I called Sherry, who is Peggys manager to inform her of all the wrong doings going on at the complex. She informed me she would address the issues. Whether or not she did I do not know. In my assumption she did not. As Peggy is STILL being allowed to get away with the above mentioned and SO much more. For example: I came home this evening after being gone all day to lights on in my apt, I have to pay electricity so why would I leave lights on? This only leads me to believe someone entered my apt with no notification whatsoever. No phone call or note posted to inform me. On Oct 13th I received an eviction notice for failure to finish laying the remaining balance on my deposit. Rightfully so and I'm not objecting the eviction, however I tried to pay the deposit today simply because regardless of anything it HAS to be paid, again I'm okay with that. I was told by Peggy and Sherry that they were not going to accept payment for deposit and that they would see me in court. I am baffled! I have never seen such wrong doing by a manager and management company in my life. Now me and my 3 children are faced with the stress, worry, fear and aniexty of having to move and anyone entering my apt at anytime and facing to consequences. The saddest part is there is a tremendous amount more that I could state and provide video/picture proof of. Steer clear of any properties managed by Diversified!

a minute ago New We…read morelived at Green Valley Apartments in Mount Vernon Indiana. Visually it's a nice place. No bugs or anything but the manager and most importantly the owner are some of the most inconsiderate money hungry people u have ever spoken to in my life. We lived in two of their apartments. The first one was a 1 bedroom 1 bathroom. It was me my husband and our toddler who was 1 at the time. As toddlers do, she was messy and there were a couple stains on the floor that we couldn't get up with a carpet cleaner. They ended up ripping out all the carpet and repainting walls charging us over $3,000. Obviously we set up payment plan and paid it off. We moved to another apartment of theirs which was a 2 bedroom 2 bathroom. Mind you we were paying just short of $1,000 a month for this place because of the payment plan for the other apartment. We considered getting a dog and asked what breeds they had allowed just in case we ended up getting one but decided against it because of money. We were almost short one month and asked if we could set aside the payment for the "damages" at the other apartment for a week or two but still pay the rent at our current apartment. The owner rudely messaged me back basically saying we couldn't do that because he asked for a dog a while back and we need to focus on what was more important such as our bills. I agree but I am an adult and I don't think I need someone I rent from telling me what my adult responsibilities are. A few weeks into living at the new apartment the neighbors we had would stay up partying screaming fighting yelling profanities etc so naturally we complained and they once again were rudely responded telling us to just call the cops. Just about a month or two ago we bought a house and decided to break the lease. There was about $3,000 in fees we had to pay to break the lease and pay off the rest of the apartment damages from the other place. We had the money but had 30 days to acquire it and pay it but for some reason we get a text saying eviction had to be filed because "rent wasn't paid" even though we already pay rent for that month entirely. They ADMITTED they just assumed we wouldn't have the money to break the lease so they said they were filing eviction to get the ball rolling. They didn't actually file eviction but that's exactly what they said they already did. Mind you this was right before Christmas. I do wanna clarify I am not writing this review out of spite or revenge. These people are ugly rude people and that is between them and their own conscience I just want to make sure no one else has to deal with the absolute absurdities we have endured from them after being pretty decent tenants. We were quite respectful and did everything we were supposed to do and got terrible treatments for it. I posted photos on a review I made on green valley apartments on google as well.

By far Sheree Bridges is the worst person I have ever had the experience of trying to work with…read more She is very petty and doesn't care about tenants at all. She is only worried about making as much money off of you as possible with zero regard to the property after your in the building. Rented from them for 2 years had to constantly ask for late fees to be removed because my payments were made before the new month even began. They didn't complete maintenance work at all. There was mold growing all over the bathroom after one month. Some of other tenants smoked pot and the whole building smelled. Complaints were ignored and when I had a question or a change in something we were asked to report like vehicles it seemed like I was bothering her. There was no walk through when I rented the property they left the apartment open with the key in the fridge. No one did a walk through when I left the property either I was asked to leave the key and I did not feel comfortable or trust the company at this point due to so many more issues mostly with the actual owner of the property. She picks and chooses who she wants to rent to. If you are looking for a professional she is not. This is in no way a professional rental experience. The properties are all quickly and cheaply fixed to get tenants in and after that she doesn't care until it's time for you to move so if your looking for a shady landlord in a sketchy you have found your landlord. If you want a actual professional who will properly handle situations I think you should look anywhere but with turnkey. With a housing shortage in the area Sheree has the largest number or properties still available. This somewhat speaks for itself.
