We were buying our first home and had no clue what we were doing. We also had the additional challenges of buying a home out-of-state, and doing so during the Covid-19 lockdown. We almost made the huge mistake of trying to buy the house ourselves without an agent, since we already had a house in mind. Fortunately, we did not. After deciding using an agent would help us through the paperwork, we contacted Ben and immediately felt comfortable with him not only as an agent but as a human being. He's very easy to talk to, asks you the right questions, and doesn't get frustrated when you ask him probably dumb ones.
After deciding Ben would be the right agent for us, we began the process. We indicated the house we were interested in to Ben. He did not try to talk us out of it, however he did do some investigation of similar properties in the area and pointed out some new developments by the same builder. In the end we decided to pursue our initial interest, but I think it helped to see a few options, after you compare you feel more like you've done your homework and not made a rushed decision.
Ben was great in walking us though the house virtually (with all the Covid precautions), taking photos and videos, and highlighting things he noticed that were unusual, required attention, or non-obvious features that were not listed on the website. He even took FaceTime video of a walk around the neighborhood. He is knowledgeable about the area, about different builders, and has an eye for details that I appreciate because I'm the same way. I feel like a lot of real estate agents would just rush you through the main features without stopping to point out the texture of the carpet, the scratches on the stair railing, or a slow-leaking water spigot.
Once we decided it was the house and property for us, Ben walked us through the entire purchase process, from offer and counteroffers, to inspections, closing, and finally move-in. He did comparisons for similar properties and helped us arrive at a reasonable offer price. Ultimately it's your decision as the buyer how much to offer, but Ben gave us a good framework to build a price on. He recommended a good inspector (Tim) who did a very thorough job checking out the house and finding things we had to have the buyers fix, or decide we would handle ourselves.
Throughout the process, he always gave us a heads-up on what the next steps were and didn't let us miss a deadline. Buying a house, especially your first one, is a confusing and often stressful process, and his diligence and knowledge kept us feeling calm about everything.
Then he went above and beyond what I think some agents would. Because of job and Covid and moving to another state, it would take us a month after closing to arrive at the house for the first time, and by this time the house would be empty for 5-6 weeks. During this time, Ben came over periodically and got our mail, turned lights on and off, checked on the property, water, electricity, etc. to make sure nothing terrible was happening while we couldn't be there. Then he went the *extra* extra step by rounding up mail and packages for the previous owners and forwarding those to them, and even did some things for us that needed attention like replacing dead batteries in smoke alarms and caulking some cracks in the showers because of house settling. When we finally did arrive, Ben met us at the property to give us our keys and welcome us and even offered to help carry some things inside from the car.
The bottom line is Ben was a great agent for us in all aspects. There are probably a lot of good real estate agents out there but there are definitely some bad ones and Ben is a good one. We never once got the impression he was just in it for a commission check, he genuinely wants to find the right house for you and he'll give you an honest opinion to questions. The whole process went about as smoothly as I think it could have under challenging circumstances and Ben was a key piece in making that happen. We would have no problem using Ben again if we move or recommending him to someone else in the area. read more
