We made the appointment and coordinated with our Realtor, where Dale insisted on a face to face meeting and walk through of the whole inspection process. Something I wanted, and was so appreciative of with such a huge investment, of buying a home. This additional expense, turned out to be well worth the money, with the services Dale provided, above a beyond my expectations. Dale spent the time to go over every aspect of the home of our dreams; from electrical, plumbing, heating, roofing, and even all the appliances and fixtures. Dale answered every question as he and I went through the home together, with his in depth knowledge of the engineering involved with all the mechanical & structural aspects, in the home. Dale's friendly open personality made it easy to ask and receive intelligent answers. He showed every system I had a concern about. Even my questions about the inspection results that I would need in my final decision to purchase or to pass. His expertise helped me with his excellent informed walk through, testing, observations, integrated systems checks, and how they worked and how they should be maintained and how they had be maintained. All this information and hands on observation, helped me with one of the largest commitments to buy into a home of my own, after being a renter for years and years. As a senior with special mobility needs, Dale pointed out the best entrance for ease of access, through the hallway in the back entrance, because at the front, as I was thinking was closer he pointed out the wall in the hallway that would hinder easy of access with a walker or wheelchair. Dale even explained how a ramp access outside would work better, because of the slope ratio for a ramp to the rear deck. Dale was so personal & informative with insisting in a face to face, walk through of the home with him, that I felt he was truly invested in our dream home. Once completed, after four hours of inspecting everything inside and outside. On the roof and under the mobile home, around the yard from perimeter to yard and pad foundation, he commented that this was one of the best installations, he had inspected. When I got home Dale had sent an email to his Website, with a User name & password. It was such a surprise to find a copy of a 26 page Indexed - PDF report with specifics and pictures, I will be able to use this when purchasing a home insurance policy, and confirmation that the same report was sent to my Realtor to use as well. In addition to this document and new home owners links on his website, Dale had given me a 96 page booklet from the INTERNATIONAL ASSOCIATION OF CERTIFIED HOME INSPECTORS - "Now That You've Had A Home Inspection." The book guides a new home owner through the systems of a typical home, how it works, and how to maintain it. It teaches what to monitor and what to look for as the house ages. And explains the how your house works as a system of interdependent parts. Every part has an impact on the operation of many others. The booklet explains that the typical home has more than 10,000 parts, and what happens when all the parts work together in the most desired, optimal way. After reading through this book, I believe that I am more informed about the workings of my home ownership, and that I am more confident in maintaining my new purchase. Knowledgeable, helpful, friendly, professional, does a very thorough inspection with plenty of information and suggestions on solving problems and preventing future problems. Dale makes himself somehow available to accommodate short notice. We have used him twice so far and we couldn't be more impressed.     BEWARE ALL HOME SELLORS This company could ruin a potential sale for you. - They came in to do a…read morehouse inspection on behalf of potential buyers. If you want an overkill inspection report (mine was 66 pages....yes that's right 66 pages) and it was overkill. The summary page had about 4-5 regular home maintenace things that could be done....that's all but the inspection report highlights roof, foundation, plumbing, etc etc. My house was built 17 years ago but a top builder in Calgary so no shabby inferior materials and it's been well maintained over the years. Chase Diaz was the inspector and it says he has about 20 or more years experience. Below are some of the things he was wrong about or didn't return to as default - Outside shower I have a heat lamp with a fan. The fan goes on when the heat lamp reaches a certain temperature. Chase should have known this but he put in the inspection report the fan didn't work...WRONG it does work just fine. Chase if you're as good as you claim you should have known this or stuck around long enough for fan to engage. He left my shower head tilted upwards and didn't turn off the lever for the additional removable shower head. I had to get up on a step stool to put the shower head back to where it originally was and turn off the lever for the additional shower head. Water was left on the bench in my shower, stiple from the ceiling left on my countertop in the bathroom. He also yanked so hard on a basement ceiling light fixture that he pulled the chain/cord right out of the fixture then proceeds to put in the inspection report needs to be replaced. It worked just fine before you did the inspection. I'm thinking the potential buyers were condo owners buying their first house and have no idea that any home does require home maintenance. I believe they were overwhelmed by this massive report and ended up pulling out of the deal. I also think the buyers agent may live in a condo as she's listed as a Condo Specialist so everyone you can see how this plays out. If you're a home sellor this inspection company could very well ruin a potential sale for you and if the buyer's realtor isn't a home owner and experienced then they are no help in understanding regular, ongoing home maintenance and could very well not help saving the deal!!!! Trust me this inspection company and realtor will never step foot in another property I'm selling. Another couple who could see the upgrades and workmanship of a good built home put in an offer the same day this first couple backed out. So home sellors the above should be a warning about this company or any other home inspection company who uses the same software.

    EDITED: I HAVE TAKEN POSSESSION OF THE HOME THAT 20/20 INSPECTED AND HAVE FOUND SOME MAJOR…read moreOVERSIGHTS THAT TOOK PLACE On August 28, 2020, I purchased a home that was inspected by 20/20 home inspections. Lucas (the owner), sent me the report and it seemed to be thorough. We were initially happy with the service and I wrote a nice review on their google page. Since taking possession of the home on August 28, 2020, we have found some significant details that were missed during the July 27th inspection. These major details include: - The fact that our entire home would need to be rewired as leaving it as is would almost guarantee an electrical fire (this information was confirmed by two different master electricians in the city). This required us to take down numerous walls in the house. - Our home did not have a water meter and the location of our water shut off valve would make it impossible to put a water meter in that space, meaning that we have to jackhammer the concrete floor to accommodate a water meter. I respectfully requested that Lucas reimburse us for the home inspection and requested that he pay for half of the total amount spent to remediate the damage, but he declined. He also stated that he would not be able to speak to me further for at least a month...as he was "out of the country" ...during a global pandemic and travel ban... I would not under any circumstances recommend 20/20 home inspections. The contract that this company has you sign is ironclad and leaves you with no ground to stand on from a liability perspective. Perhaps what I found most troubling, was that when Lucas responded to my email, it was very clear that his response had been copied and pasted... leaving me to wonder how often he receives emails where home owners feel that he should be held liable for his oversights... I would like to reiterate that I would not recommend 20/20 home inspectors and would suggest that you hire anyone else instead.
