He gave me the number of "Flo" his rental agent. I told her I had a little over a month to find a place but if we found one I would take it just for the peace of mind. In the 5 or 6 week period "Flo" contacted one, 1 time to see a place which fell thru and EVERY SINGLE TIME I had to contact her to remind her that it was getting close to my lease deadline. MAJOR LACK OF COMMUNICATION and ABSOLUTELY NO REGARD for the client WHO IS PAYING YOU A MONTHS RENT. I know it wasn't because of a lack of available rentals because as I was looking on various rental apps I've seen her contact info pop up several times leaving to wonder why I haven't gotten a call. OH, also, I'm writing this today, 8/28/18 which is the day I needed to vacate my old apartment and I haven't heard from "Flo" in weeks. HEY ED Ryan R. E. and FLO: KISS MY GRITS (a 1970' tv show, Alice, reference). One last note. We are a mature couple making over $90000/yr with an impeccable rental history and great references.

I wasn't trying to get a rental apartment-even their so called "low income" apartments are ridiculously expensive and not a help at all for an ACTUAL low income person. I had taken the first time homebuyer course and paid $75 for it, then you take an easy-ish test and then you get the certificate and you're on your way to see a HUD counselor. Well, take a chance if you must, but I've never gotten to see said HUD counselor,and the person I was emailing with was SO RUDE and proceeded to tell me I don't have enough money (I do) and that I wouldn't be able to get a house! And they didn't even know WHAT CLASS I TOOK. HUH??? I PAID! And LIHP DOESN'T MAKE THAT DECISION, only a HUD counselor and a BANK can do that. So they just left me hanging with no certificate, no HUD meeting and an argument online!! It is not their place to tell ANYONE who can or cannot afford a home since I'm well versed in the low income housing market.Very rude, curt and uninformed.They were rude as hell to me and didn't even know what I had called them about! 3 different people were in on this email.I feel that they are NOT trying to help anyone unless you fit into their box and F U if you need more info, more cash or anything else, they just write you off. I was extremely insulted and have chosen NOT to even deal with these fools. They were not at all professional and do not deserve any state or federal funding for all the non work they do. So please take this all into consideration since there are multiple places to get said class and you don't even need that, you can find one on your own and they're most likely COMPETENT, unlike LIHP. I purchased all cash in October 2021 and have been having non-stop issues with the board ever since. This review is being posted in December of 2022, so come next election things could change. However, the current board is made up of two residents who have been running the property for about 6 years now in addition to two new people. The "senior" board members are using their positions to forward their own interests and do not care about the other shareholders. They bully and intimidate anyone who goes against their "status quo". I have been slandered to the community and ostracized for speaking out against the bad mortgage they just took out. I have also been cursed out more than once by a board member who repeatedly breaks the house rules as they feel they are above them. The board will actually go so far as to pass new rules without any input from shareholders when they see something they do not like. For example, the current president has an issue with retractable dog leashes, so he banned them. This place is in debt and the board has no plans to raise revenue or make any improvements that will raise this property value. The board have also been caught lying to shareholders. For example, the president told everyone in an open shareholder meeting on 9/13/1022 that the Town of Babylon denied our request for a private dog park. According to the town no plans were ever submitted, but if they were it would have been approved as other communities have done the same in Babylon township. I have this in writing. Save yourself the headache!

When he first came to my business to close a deal, he was incredibly cocky and arrogant. He flaunted his Rolex and boasted about his wealth, showing me pictures of his expensive house. He bragged about his connections and claimed he could quickly sell my business. During our conversation, he showed me pictures of high-profile clients at boat parties with prostitutes and talked about his lavish lifestyle, including wanted to buy a ring for his girlfriend but she would need to accept his lifestyle. Despite these red flags, I was willing to work with him if he could sell my business quickly. I had an active business I wanted to sell discreetly, with no name or address disclosed until a potential buyer was found. Matt agreed to keep it quiet and share it only with his network. However, the next morning, I received multiple calls about my business. He had listed it on MLS with all the details, business name, address, phone number and pictures. Outraged, I demanded he take down the listing immediately. Instead, he sent a withdrawal form stating he would only remove the listing if I agreed to keep the commission contract in place for ten months. This was outrageous, as he lied and then tried to secure his commission within 12 hours. His assistant, Diane Keegan, handled the follow-up communications and supported his actions, showing she was complicit in his unethical behavior. I have since retained a lawyer and sent a demand letter to remove the listing. Despite this, Matt and his team insist on keeping the commission contract in place if the business sells. I'm now pursuing legal action, regardless of the cost, because he thinks he can bully others due to his wealth. He chose the wrong fight, and I am prepared to see this through out of principle. It was my mistake not to research his firm thoroughly. He has a history of litigation involving unprofessional and corrupt practices. He may close deals, but he lacks business integrity. If this review prevents even one person from using his services, it will be worth it. I hope many others choose to avoid him after reading this. Stay far away from this company. This is one star to many that he even gets. It should be a zero star rating.

Their response and efficiency in solving issues is wonderful. They are always respectful and accommodating . Also the grounds are kept beautifully and well maintained too. One very negative issue here, I have to say is the issue of inconsiderate smokers who sit on their porches or decks and smoke constantly which pollutes their neighbor's apartments. There should be a stipulation to have smokers step 50 ft away from their building while engaging in smoking or better yet make this a "smoke free" community That would be a definite healthier solution. If it weren't for the cigarette pollution I would give Southwood 5 stars for sure.
