Then when I needed to actually file the quit claim deed I emailed and called her to correct the mistake but could not get a hold of her. I removed the part about the divorce exemption to be truthful and filed the deed. Then somehow the deed title transfer was filed as a sale which I now have to seek legal advice to correct because I don't know the tax implications and still cannot get a hold of her to actually help or advise. She conveniently emailed me back after the error already happened and when I explained the situation it's just been crickets.
