Booked the 2 bedroom/2 bath panoramic view room Thurs-Sat in late August. The location of the resort in on Old Montauk Highway - about a 10-15 walk to town where all the shops and restaurants are located. The beach is across the street (3-4 minute walk). Location is good for a place not right ON the beach (I think the only resort on the beach is Gurney's Resort which is 5-10 minute walk from here in opposite direction from town). Check-in and check-out was easy (mobile). House-keeping only before you arrive and after you leave but you can order sheets/supplies while there for pickup from the office. Prices are steep (as I imagine most places in Hamptons/Montauk during the summer will be). Options were limited at time of booking and we are a party of 5. This room (room 501, located separate from the main buildings) cost about $800/night. I would probably would have paid similar for a room at Gurney's if booked early enough. Although labelled as room with panoramic views, you don't get a stellar view. You do get a large deck both in front and back where you can lounge or eat your meals - but hardly a great view of anything. The rooms are spacious and clean. Couch in living room on the small side. The bedrooms are decent sizes (Queen in master, 2 twins in Room 2). The mattresses are uncomfortable - be warned. The air conditioner units make loud noises - but I guess they do their job in keeping the place clean. The kitchen is clean with fridge, stove and microwave. I recommend bringing snacks/bottled water and at least groceries for breakfast as prices are high in the area. Restaurants (especially ones offering breakfast) are decent (at best) and usually involve long lines. Beach is lovely - just remember to bring your umbrella, chairs and beach towels because you are on your own in this regard (towels are offered for use at the pool). During our stay the sauna and gym were closed due to COVID19. Poolside had plenty of chairs and was not overly crowded when we visited (people were wearing masks and people kept their distance even in pool/poolside). Overall, nice place to stay. However, for the price paid probably may want to splurge a little more and get a room at Gurney's, especially if you don't anticipate visiting very often and you want to maximize beach time.

The nicest hotel I've stayed at in Montauk! Every room has a private balcony with a beautiful view of the ocean and a lounge chair to enjoy it from. The rooms were immaculate: no musty, beach smell like some of the older motels in town. Everything was brand new- the floors, the furniture, the granite counters in kitchenette (SUCH a great room amenity!). Great location too- only a 15 Minute walk into town, and private access to the beach is right across the street! I booked through hotels tonight and there was a slight issue with payment at check-in between the resort and website, but the young woman at the front desk was very helpful with checking us in as quickly as possible and she handled hotels tonight afterward- no hassle for me! We only stayed one night this time, but we can't wait to come back for a longer stay!

I stayed here for a girls weekend trip to Montauk, and it was exactly what we were looking for. We didn't want to spend too much money, since we figured we wouldn't be spending that much time in the room anyway, and this was definitely reasonably priced. We got an upper studio, which was perfect for the 4 of us. There was a queen size bed and sofabed, a little kitchen, a table inside and a table and lounge chair outside on our little balcony that looked out to the beach across the street. The location was good, it was close to town. We had a car, but it was also walking distance. It's also really easy to call a cab and they come in 5-10 mins. The beach was right acoss the street. It was pretty quiet on the beach, but we just walked towards town along the water and found spots with more people, and bars too. So it was perfect! They have a pool and tennis court which we didn't make use of, but nice to know we had the option. We also requested a later check out about an hour before we were supposed to be out of there, and they were accomondating! Overall I thought it was a good place to stay. It wasn't too expensive, the location was good, and there was plenty of room for 4 people. I would definitely consider staying again.

It was a last minute decision to go away in Montauk and was glad they have a room available during high season. It was our first time staying here and just like the others who gave a great reviews I'm going to be a repeat customer based in the following: LOCATION: It's off-the-beaten path yet just a short 15 mins walk to town. Beach access is just across the road. Short walk, too PRICE: well, its the Hampton and that is reasonable, besides, No Resort Fee. Pool, Towel Tennis Court are all free of charge. Clean and well maintained. Water is warm. We hangout most of the time in the pool area. ROOM: We got a studio in the lower floor and still got a beachfront view. Fully equipped kitchen so you can cook if you dont want to eat out. Bathroom is spotless with towels and toiletries. However, you have to bring your own "Beach towel" as they do not allow their towels to leave the resort. PARKING is FREE-- Free Wifi- Too I'll be back on the next season. Thank You for a wonderful stay!

Starting with the room, the size was good, but it could have been cleaner. I noticed some dust and dirt in the corners, and the room felt like it could use an update. The coffee machine looked older and wasn't very clean, the refrigerator wasn't working properly, and there wasn't an ice machine nearby--you have to call the front desk for ice. At night, the room wasn't very soundproof. You can hear footsteps from the room above, along with other noises, so if you're a light sleeper, it's something to keep in mind. On the weekend, the hotel was lively because of a wedding and the nightclub. There was music until around midnight, and when guests left, the noise from the cars made it difficult to get a full night's sleep. The food and drinks were very good, although they were on the expensive side. I was happy with the quality of the dining experience. Most of the staff were fine, though I noticed a few employees who seemed less welcoming. Thankfully, everyone I interacted with was polite. The overall atmosphere was the highlight of my stay. The property has a beautiful, relaxing vibe with a classy crowd, and I especially loved the morning yoga classes. I spent about $5,000 for a two-night stay, so I expected a more luxurious room experience. Mine was one of the more affordable room categories, and it didn't feel especially upscale for the price. Next time, I would probably visit for the food, drinks, beach, or spa day pass instead of staying overnight. If you're looking for a lively resort with plenty of events and activities, this is a great choice. If you're looking for a very quiet hotel, you may want to consider other options.

Upon arrival, was notified that the pool was out of service because the heater went down. They said I should have received a call. I didn't. After learning this, we figured we would spend most of our time in the hot tubs. Turns out, the heater went down for those also didn't work. The pool and the hot tubs were basically polar plunges. We booked a corner ocean view with a large balcony. The room itself was nice. Large, spacious and a wonderful shower with very nice water pressure. However, the room had ants. And a lot of them. I wish I took pictures. For a newly renovated property, you would think the HVAC systems would have been upgraded. But no. The heating in the room was so loud we actually had to turn it off in the middle of the night because it prevented us from sleeping. This property as a whole puts A-LOT of money on the esthetics. The lighting it beautiful, the wall decor is gorgeous, but it's the the things you don't see easily that need help. Ripped cushions, rotting wood on the patio, ants, poor HVAC, and clearly not a 24/7 on call pool repair for a resort that in the summer time charges $1500 a night for a basic room. Again, you book a winter getaway at a place like this to enjoy the pool and spa. When it's not working properly it just ruins the entire trip and there is no point in staying there. A seperate review of the restaurant was already posted by me. The restaurant was the saving grace. But I absolutely will not stay at this property again.

Okay, people don't travel to watch TV, but you just want things to work and to relax, and constantly calling the staff to fix the TV and having them in your room failing to fix the TV is not relaxing. Make sure major items in the rooms are working, or have spares and replace them. Period. This place was then too cheap to offer real recompense and gave my family member some awful ski cap that probably cost about 30 cents. Just unacceptable at this price point.

The room has very little in the way of amenities - free water, sparkling water, popcorn, hairnets, and makeup remover. No bath robe or slippers, so be sure to bring your own. The pool is very small but it does go up to 8 feet, which is nice. The cafe/restaurant on the premises is awesome. We loved all of the baked goods including the ham and cheese miso scone, the croissants, and the cookies. This area of the beach was quiet during the week. Fun place to sun bathe, watch the surfers, and really relax. While we were at Marram, I also took advantage of one of their free meditation sessions. If you're there while Raymond is doing the meditation, definitely check it out! It was a very relaxing way to kick off our stay. The walls are hilariously thin, but nothing that we weren't able to sleep through. Our room faced the courtyard and I was worried that it would be too loud at night, but it seems like they're serious about enforcing the quiet hours, which is nice.
