I want to share my experience with Alliance Home Inspections because I relied on their one year…read morewarranty inspection to catch a serious problem and was badly let down. I scheduled them to inspect my new home before the one year builder warranty expired and specifically told the inspectors that the builder had already been out four times trying to fix issues with the bathroom fan ventilation, and that I still suspected there was a problem. Despite that clear concern, their written report states that the bathroom fans were "hard piped to the exterior" and that "no major issues" were noted with the venting systems. After the inspection, I discovered that the ductwork and ventilation had in fact been installed improperly, which led to moisture damage and required nearly 4,000 dollars in repairs, including replacement and insulation of the bathroom fan piping, moving vents, and repairing moisture damaged ceiling areas. The repair invoice details extensive work: replacing piping for two bathroom fans, insulating the pipes, moving vents, and replacing the damaged ceiling in the main bedroom, along with new fan boxes and associated materials. These are not minor, hidden defects that suddenly appeared months later; they are exactly the type of problems I hired an inspector to identify while the builder's warranty was still in effect. When I raised this with Alliance, the response was essentially that their inspectors only check that the fans turn on and appear to vent outside, that they did not see anything visually wrong at the time, and that issues can arise months later due to condensation, poor builder craftsmanship, or other factors. They emphasized time limitations (about a two hour visit) and suggested the problem was more with the builder than with their inspection. I understand that a home inspection is limited and non invasive, and I do not expect inspectors to predict every future issue. But in my case, I explicitly flagged an ongoing, recurring problem with the bathroom ventilation, and the report still gave the venting systems a clean bill of health with no qualifications or recommendations for further evaluation before my warranty expired. Given the scope and cost of the repairs that were ultimately needed, I do not feel that Alliance provided the level of diligence and professional care I reasonably expected when I hired them for a critical one year warranty inspection. Because of this experience, I cannot recommend Alliance Home Inspections. If you are depending on an inspection to protect you before a builder's warranty runs out, I would strongly suggest looking elsewhere or, at minimum, getting an additional specialized evaluation for any system you already suspect may have problems.

I initially provided a 5 star review for inspector Ronnie. I have come back to edit my review to 1…read morestar as Ronnie's inspection was poor and owner Troy's response to my complaint has been unproductive. I used Alliance and Ronnie to inspect the home I purchased in July 2025. Ronnie's comments on the report state that the roof needed some attention and in person he stated that the roof had areas of moss growing that could be removed with products. Four months into owning the home, the roof on the porch addition began to leak. I have had five roofer companies out for estimates and all five say the roof is beyond due for replacement. All companies were shocked that this was not noted in my inspection, with one roofer saying whoever did my inspection should lose their license. In reaching out to Alliance and my realtor, who recommended Alliance, I was met with minimal assistance. They of course are keeping the inspection fee I paid ($400), despite neglectful, misleading inspection performance, which is a fraction of the $12,000 I have to pay for a new roof after purchasing the home a few months ago, which has caused significant financial strain and distress. Had I known the roof needed to be replaced immediately I would not have purchased this home. I guess I learned my lesson. Don't go with a realtor's inspector recommendation. I surely won't be using Alliance again and will spread my experience to anyone in search of a home inspection company. In this review I have included the quote from my inspection report, which does not lead one to believe that the roof is in dire need of repair, despite obvious need of repair to anyone with an educated eye. I have also included photos from the roofer which shows the terrible state of the roof, that again is evident from visual inspection on the ground to anyone with a degree of knowledge on the topic of roofs.

We trusted our realtor to hire Peak Performance Home and Building Inspectors and what a naive…read moremistake as first-time home buyers. They inspected our 120-year-old farmhouse but overlooked a very long list of important things. They noted on the inspection to simply fix a few GFCI outlets, however, we ended up getting a separate electrical inspection (after we purchased the home) and learned we had knob and tube that needed $12,000 worth of electrical repairs. Peak Performance also claimed they couldn't inspect our septic because they "couldn't find it" - come to find out there was a septic leak into our basement and the basement was filled with effluent and ended up costing us over $10,000 to fix the septic issue that Gina and the team couldn't find. We also asked them if they found any mold, and they said no. 8 months later, our tenant has mold toxicity and is very sick. During renovations, we not only found toxic black mold, but asbestos in the walls and none of this was disclosed to us. The list goes on, but these are just a few examples of what this team overlooked. Due to their negligence, it has cost us $300,000 in renovation costs that we were not prepared for, and that could have possibly been negotiated with the seller had we not depended on Peak Performance's inspection results. We do not recommend.

We hired this company to inspect a 1965 camp on Pattee Pond in Wnslow, back in April, 2019…read more Unfortunately 8 MONTHS later that we truly find out how rotted & In disrepair our camp really is!!!! Thanks to the lack of knowledge that these 2 men have! The extra loan funds we had borrowed for the cosmetic upgrades that we wanted to do, is now completely gone for major structural repairs....which was OVER 50k! It is a father & son "team"...I use that word loosely. The father wandered around aimlessly playing with his new inferred toy he got, which shows heat loss. The father proceeded to wander around in the different rooms more than once because he couldn't remember if he went in there! Our camp is only 950 sq ft! He was to busy complaining about staying up all night with a sick dog. He never took any real notes for the inspection report we were supposed to receive. Then his son runs around taking pictures in various spaces...attic, crawl space...etc but that's it. We certainly understand & feel bad about his sick dog but we paid him for a quality inspection service. If he wasn't up for the appointment then he should have cancelled. Then about his new toy.....I call bull shit! 2 out of the 3 waterside walls are completely rotted & lacked any type of insulation. What's really funny is that the father kept saying he couldn't believe that this camp was in such good shape & well maintained.....which he said is rare with buildings on the water because the waterside tends to rot!!! Seriously! WTH! If we had known about all of what we know now...we probably wouldn't have bought it or would have offered the sellers a lot less purchase price!!!! See attached photos. BUYERS BEWARE!!!!!
