Run. Run very fast away from this poorly run company. THE only time I was ever not condescended to by their staff was the day I provided my move-in $. From then on, it was down hill. Not only am I happy I am no longer a tenant there, it would almost be worse to be a property owner paying them to mismanage and cobble together repairs. Water intrusion that caused a gaping hole in a bathroom and reported to the MISmanagement company went unresolved for nearly a year. Their entire staff could benefit from a professional communication course. The only thing IMO they did well was interrupt you when you were trying to have a conversation with them and being rude & condescending. This company operates in a deceptive and unprofessional manner. They collect non-refundable fees--including a pet screening fee--before confirming whether an applicant will even be approved for the unit. They also require applicants to enroll in automatic lease renewal before confirming tenancy, which feels intentionally misleading. Despite multiple phone calls and emails, communication was poor at best and often completely unresponsive. I was not informed of key leasing requirements--such as the mandatory neutering of pets--until after fees were collected. This crucial information was never disclosed in the initial steps or during my conversations with their representatives. The staff was consistently rude and dismissive. The application process felt like a setup to collect money without any real intention of moving forward with applicants. I believe this company is taking advantage of people desperate for housing, and their tactics border on predatory. Their behavior raises serious concerns about transparency and ethical business practices. Maintenance is a joke, they are the most unprofessional company from the receptionist and all through the grimey personal that work for this company. Don't rent from here, or even try applying. I asked what their screening process was when I came into the office. I asked what they look for. I met all the criteria. I looked at some properties they claimed were for rent. I applied and payed $50 for application fee. About a week later they texted me claiming that they weren't able to verify my employment, (I sent them 5 of my last pay stubs, and provided my employers main phone number. Been there for 6 years) They stated they were unable to verify 2 of my personal references, (They had called and the people were at work, and then Bauer said they would call back later, and they never did). They said they were unable to verify one of my 2 landlords I put down, (They never called). They said to reach out to them, and have them call into the office. I was at work, and not able to do so yet, and literally, 4 hours after they sent me the text asking me to call these people, and have them call their office, they sent me another text saying I was denied for the reasons above. 4 HOURS later, WHILE I WAS WORKING. They seem to collect money from people applying to rent, and then deny them for no cause. I gross over $5500 a month, and they denied me for a $1k a month rental. Never been evicted, or anything like that. I pay rent early, or on time. They refused to send me an Adverse Action letter with results from background and credit report I paid for, they supposedly ran. They threatened to report me for harassment after I asked for it. We moved to Ashland from out-of-state. We were not aware of the terrible reputation this company has at the time. We learned and they lived up to it, or down to it, I suppose. Repairs are a joke. They are jerry-rigged by the company's maintenance crew. The roof was leaking and created a hole in the ceiling 3 ft wide. It took 4 months before the roof was fixed and the ceiling still had that hole in it when we moved out 4 months later. 8 months with a hole in the ceiling... But we knew by the rent prices we were renting from slum lords. What we didn't know, because they never told us, was that the last tenants used the property as a meth lab. Imagine our surprise when no one would trick-or-treat at our new home despite decorations and a huge bowl of candy bars on the front porch! What really takes the cake is how we were treated as we were moving out. We stayed for 3 years, paid our rent on time every month, did most of the repairs ourselves (waiting months was not an option for many of them), and they raised the rent every year after the first. First it was $10, then $15, and finally they tried to raise it another $50 a month!! We decided it was time to move... We paid $150 to have a thorough cleaning done, despite the fact that it was cleaner than it was when we moved in just from the cleaning we ourselves did. We knew we would not get our entire security deposit due to Bauer's reputation as slum lords, but we were really aghast when we saw our post-lease invoice... When we moved in, we paid $1150 security deposit. When we moved out we received an invoice for another $362 and every single charge on the invoice was completely fabricated. $585 for cleaning the house! Ask anyone who has ever rented from Bauer, you have to clean when you move in because they never do even a basic cleaning to these properties. And they threaten to send it to collections, by the way, so if you value your credit DO NOT RENT from this company. They take slum lording to a whole new level. read more

One of the most unprofessional Realty companies I have ever tried to use. When I needed to move from Cleveland to Ashland I found a cute house close to my Dad and made an early AM appt to see it. Dad and I waited for over 2 hours. When someone FINALLY picked up the phone at Bauer they admitted they forgot all about the appointment, were unaplogetic and showed NO haste in arriving! I should have taken this as a sign and moved on, but the house was cute and I was recovering from a serious car accident and needed to be close to Dad. Two days before I was scheduled to move in, I got an irate call at home first thing in the morning from Bauer. It was confusing and difficult to understand what the problem was over their yelling, but eventualy I arrived at the following conclusion: I listed one of my previous landlords, slumlord Albert Stratton with Acorn (see review) as a referral thinking (mistakenly) that he would be a good reference as I was one of his only favorable tenants. Instead, he decided to get in touch with Bauer 2 months later and for reasons that elude me unloaded several clearly vindictive and untrue comments in what could only be a desperate and pointless attempt to keep me from moving into a new home THREE YEARS AFTER I LEFT HIS SLUM? OK...whatever. While screaming in my ear - I am not exaggerating about the screaming - Bauer informed me that I woud not be moving into the house based solely on his comments. PLEASE NOTE: I provided several previous landlords as references, several I still use as personal references as I am an ideal tenant, pay rent in full and on time (if not early), and leave the place in great shape. Apperantly none of their opinions mattered, nor did my credit score or spotless rental record. Or the truth. Or professionalism. Or even basic manners. Frankly, I think only heavy doses of prescription medication would have made a dent in this idiot. I am baffled by the level of unprofessionalism here but, again, grateful for the near miss. As their tenant I shudder to think about how I could have been getting screamed at in my home at any and all hours for God only knows what with no recourse. Honestly wish I could go negative with the amount of stars. My fiance' and I are first time renters, that being said we didnt think to review this company and wish we would have. To start it off when applying they did the classic deposit bait and switch. Deposit was listed at $200. Little did we know that was soon to be changed. Once we paid a holding deposit (non-refundable) they then proceeded to tell us that the deposit would now be $460 due to lack of rental history. So we handled it and proceeded to trying to rush the move due to having our first kid on the way. As soon as we moved all of our stuff in shit literally hit the fan. This was an indoor apartment complex (ashland apartments 324 orange st.), people in groups smoking inside and you could see a literal haze of smoke floating above the ceiling. It was so hard to breathe especially for my pregnant fiance'. When we told bauer they stated "that place is such a wreck that we dont even bother to go over there anymore." Nothing was EVER done about it. Every complaint disregarded. As the days went on things got worse and bauer was never there to give even the slightest helping hand. From the drunks fighting in the hallway to the tenants breaking flower pots outside to the tenants trying to set the flag on the building on fire to literal human shit in the hallway! Literally nothing was ever done! We finally gave up only complained about smoking due to having a newborn and what did they do in return? They got so tired of us complaining that they started doing things to force us out like bolting shut only our hall window hot boxing the units in our area. And when that didnt do the trick to get us out, they knew they legally couldn't evict us so they served us a 30 day notice and when asked why they were so rude and only would say "the complex manager is taking back the property" this whole experience has been a complete nightmare with how rude and unprofessional they were I would highly recommend people look elsewhere. read more

Avoid Bauer Realty Management like the plague. I have lived in several cities in several apartments, always keep things in great shape, and the only landlord that I've ever had problems with is Bauer Reality Management. They have a monopoly in the Ashland area, managing over 600 properties. It seems like they have climbed to that point by taking advantage of tenants, not fixing things, charging tenants for things they didn't do, and keeping money due back to tenants. Oh, the local tax rate in Ashland is going up from 1.5% to 2% in 2017, so it's an extra good time to avoid the city in general. It's a boring place with at least one very annoying landlord, Bauer Reality Management. Hopefully you can steer clear of Bauer and/or the city. read more

The absolute worst property management company to ever exist. They WILL try to nickel and dime you out of everything, from your deposit, to last months rent to already paid bills from when you moved out litterally everything. They also uphold the worst in customer service standards and property up keep, Ive been cussed at by two of their office reps on multiple occasions for contesting false statements they made concerning rent, deposit and so on that I proved to be an error on their part each time. They are cheap but they are cheap for a reason. They will threaten to evict you for the slightest thing regardless of their contract/lease terms and conditions. And will take forever when marking any repairs that need done. If your moving whatever you do DONT move with Bauer. I rented with them for two years and it was a terrible choice and they are now making it difficult for me to move forward in life because they don't like that I called them out for claiming I owe them a collective of around $800 from multiple occasions. read more

The absolute worst experience I've had with a rental company. I, like Josh, had to pay double the security deposit but was told that was because they were unable to get a rental history. I found a great house and moved in but a few days after I noticed that 2 of the 3 bedrooms have no heat or air conditioning in them. When I called and informed them I was met with the response, from Ariel, "what do you want us to do about it?" She then informed me that "we have a lot of people that without heat." I was then told that they were sending somebody out to put in baseboard heaters. That was 2 weeks ago from today. Nobody has yet to show up. When I called them about it they told me that there were a few shake ups in their maintenance crew and they may have dropped a few balls. I'm also unable to move my washer and dryer downstairs because the door to the basement is to small. I'm able to move it down IF I go through my neighbors side of the house. The only thing they are concerned about is getting a rent payment. DO NOT USE THIS COMPANY if you are moving to Ashland. read more

the deserve negative stars! i rented from them for three years. i moved my family of 5 into one of their properties and it was a shit show from day 1! they knew that the roof needed replaced and they didnt do it and let us move in and figure out it leaked for myself into my infants room. the foundation at that house is shot. the basement floods and grows mold if there isnt a dehumidifier. the basement wall washed away in a storm 2 weeks after we moved in. we had a crack in the 50 year old furnance that leaked carbon monoxide and they didnt have carbon monoxide detectors on the lower floors. had i not had a good sniffer and known the side effects of carbon monoxide posion my entire family could be dead, had i waited for the one carbon monoxide detector on the third floor to go off. they refused to put us up in a hotel while out furnace was getting fixed. they sis that it was our responsibility to figure out a place to stay or use a space heater in one room. they are trying to keep my entire security deposit plus extra when i left it cleaner than it was when i moved in. i also left all the throw rugs i got for all the places that needed them. i left the custom made fire place blocker because it was unsafe for my youngest child to be around because behind it was sharp metal pieces from when they disconnected all the fireplace stuff. do not rent from the horrendous company! read more
