    Handicrafts, gifts, and souvenirs galore. This is an ideal store for anyone seeking to purchase gifts that are uniquely Philippines. The are a total of 2 floors to peruse through and I highly recommend at least an hour of shopping time to fully enjoy that experience. The sales associates are knowledgeable and anticipated our needs. The hard part about shopping in this store is the decision process. There are so many items to choose from that we ended up also shopping for myself. We had originally planned on getting capiz (polished shell) christmas ornaments, however opted to complete our Christmas shopping for our friends and family. I recommend taking a stroll through the wood carving souvenir section. They also have a wonderful collection of large Philippine South Sea pearls. The 2nd floor has some nice locally made furniture and other handicrafts. For anyone wondering how much shipping is, they quoted me $500 per square meter. Lastly, they also sell postcard stamps. This place is a treasure trove of unique gifts that are reasonably price and will surely impress friends and family.

I have never seen so many beautiful yet functional bespoke furniture and decorative pieces in my life. Eric Paras is a goddamn genius and I am so thankful I finally found my way to his showroom. I have never coveted furniture the way I did during my visit there, and if I were living in a big enough place (and had the money to begin with) I may have bought half the joint out. Talking about that though, the price point's obviously high over here, but for what you're getting, it's totally worth the investment. These are statement pieces that will stand the test of time. The compound itself is a sight to behold with its row of liberation-style houses, five of which were renovated and restored as The Henry Hotel; a boutique hotel project helmed by Paras himself. At the edge of the compound sits A-11 in all its post-war glory. Upon entering, I couldn't help but be taken aback by the beautiful interiors, put together so tastefully by the designer. The showroom feels very much like a lived-in residence, whose owner probably just went off to the market. You may not see him or her, but every inch of the space undoubtedly has his or her mark. Perhaps one of the grandest displays in the room is a wall of decorative plates artfully arranged and looking out to a beautiful tableau of ceramic and porcelain tableware. The kitchen is another sight to behold with its high-ceilings and rustic kitchenware on display. Upstairs, the colonial rooms are dressed up in a contemporary way while still keeping a vintage feel. One really can't help but feel enthused as each room is perused. If you are on the hunt for some inspiration on furnishing your home, a visit to A-11 is definitely a must.

An interesting store filled to the brim with all sorts of interesting pieces like fine jewelry, clothes, tableware, garden tools, and all sorts of bric-a-brac, stepping inside AC+632 is like entering the charming boudoir of a 18th century French monarch. The touches found inside are very much distinct that it almost feels as if you were transported into a European city. Make sure to comb through the whole store and keep your eyes peeled for something curious and interesting. Since it's very packed with so much stuff, there might be lots of gems that you might miss out on.

AC+632 is one of those stores that you really have a hard time trying to fit into a category, as it sells a lot of things--home decor, accessories, clothing, antiques/strange artifacts, body products, and the list goes on. The only common thing about these items is that they are pricey. But, this store really attracts a lot of window shoppers such as myself. The experience is like going inside a museum--you just look at things because it's entertaining and can somewhat be educational. And, their window displays are amazing--all whimsical and tastefully curated. Well...except for the taxidermied animals (I DESPERATELY hope these are fake) and framed, preserved insects such as butterflies that make me SO ANGRY because it's so cruel :(

I remember that entering there was like a baptism, a début. I could almost hear the voice over: "Welcome, Danyella! This is the one and only Landmark! Here you'll find EVERYTHING you may need from now on. And for a cheaper price!". Did I say EVERYTHING? Yes, because that's exactly the feeling you have when you enter the Landmark. I just cannot decide where to look at. All products catch my attention. It's crazy. I'll give you a short list of what I already bought there, so you can feel the vibe: a Hello Kitty towel as a monito monita gift; a beautiful tea pot; maternity clothes; comfortable shoes; baby onesies; underwear; step ladders to reach high shelves; cute notebooks; toiletries; Instax instant film; scarfs; bags; a wallet; table linens and much more items. Oh, and I can't forget to mention the grocery. It's cheaper than Rustan's and even SM and you can find great variety. TIP: They sell Santis's meats and cold cuts at Landmark! I highly recommend it because of the quality. It's great to have this facility, so I don't have to split my grocery list anymore and go to Santis Deli at Rockwell.

As you enter from the walkway that connects it to Greenbelt, you'll see the area on travel-inspired designs of notebooks and planners. And then there's the tin-can containers reminiscent of the things we used in the 80s as kids but the design is more English rose country and shabby chic. Still some of the home decor items are of prints and typography that would fit any room occupied by a hipster. Not that I'm a hipster, lol. But they are soooo cute!

As a lover of history, one of my favorite kinds of stores are antique stores, and this is what Yamasawa is all about. I saw this place from a distance. Even from a bit of a distance I could already see the swords and samurai armor the store had on display. Being a history guy and having a fascination for Japanese culture I decided to get a little bit closer. When I walked in, I saw that the store was selling all sorts of collectible trinkets and baubles. They have the sort of items that a person could collect and possibly add to their home as a decoration in order to make it look a little bit more sophisticated. Nothing says a man of refined taste or culture than a person who has a collection of interesting antiques. A lot of their items are from Japan, but some are from various other countries like the Philippines or China.

However the service I had in particular was incredibly poor. I visited their Robinson's Manila branch back in 2010, and was confronted by an incredibly rude and stuck-up sales lady who was less than accommodating. The heated point of my visit came after the lady refuse to let me & my mother see one of their German EK1 Iron Cross up close. When my mother asked why she would not let us inspect the medal, she gave us a VERY illogical and down right insulting excuse, sighting and quote "'Muka kang suplada kasi". Flabbergasted by what she said, my mother immediately objected, telling her "Excuse me, that's no excuse to deny us service, Is that how you treat your customers!?" my mother exclaimed in full English, to which the sales lady replied sarcastically "Excuse me, PO! No need to speak all English dito, lahat tayo Pilipino..." That really struck a deeper nerve into us. The argument ensued further between them, my mother demanding to speak to the owner of the shop, but to no avail. We unfortunately left telling the lady that we would report her to the mall authorities to which she again sarcastically replied "Sige! Go right A-HEAD!". I believe we reported to the concierges/ information desk at the lobby or to a near by security guard, but the details escape me. However a few months later, we attempted to contact the owners of the shop directly through their contact on Yelp and Yellow-pages, but the contact number provided was either busy or not in service. So my mother and I simply let the issue go, utterly disappointed at the event & lack of justification. It's a shame that a beautiful shop like that housed such unsavory employees at the time. Whether or not that particular employee is still there, I can't tell. Furthermore, whether or not their service has improved, I can't say either. I haven't been back since the incident, although I wish to do so one day. And it turned out, I wasn't alone. A friend of mine who lived in the area once stopped by the shop to browse as I did. When he had asked to look at one of the helmets, the same employee simply gave him the price and a "menacing & sour look." I am telling my story now in hopes that no other customer may experience the same travesty that I and my mother had encountered on that traumatizing day, and to speak out for those who may have encountered a similar experience. And furthermore, as a hope that management of this establishment may look at their employees carefully as to not carry a wolf-in-sheep's-clothing amongst their staff. So in summation, again, "Yamasawa" has fantastic military items and antiques, but it is my hope that their employees & customer service has since improved since my visit some 8 years ago. So take that with a grain of salt.

    i am so happy to find a professional management company for my rental unit in pasig manila,…read more kondoko. i was so desperate to evict my tenant who's high maintenance, complained a lot, liars, rude and to top it all he didn't want to pay rent! i hired a local neighbor who's a "propert manager" and realtor...not only she wasn't familiar with the law, when i needed to have the tenant blotted she didn't want to get involved! take note: she's the one who signed up these tenants to live in my unit...only using a health card....not even a proper identification. i searched online looking for help since i live in the u.s. and found kondoko. the owner (aleris) gave me proper advice (based on the law) and we were able to get these nightmare of tenants out! for what they charge it is so worth it! now, they placed a wonderful tenant in my unit who pays on time, low maintenace and just an overall nice person. kondoko is now my rental manager as well as my manager for my private unit in pasay. for a small fee they will go to the city hall and pay the property taxes...they even went to my los banos laguna property to pay for my property taxes there. so much better instead of taking a couple of days out of my vacation just to line up to pay taxes (and those lines could be long...and very slow). i would never go without a professional property management company especially in the philippines. highly recommend! *for landlords: i have several rental units in the u.s. and have four different property management companies because my rentals are in different cities/states. not all property management companies are the same...i have fired several of them over the years. now that i have good pm companies in place the difference is night and day (less issues, less headaches and happy tenants).

And they ask for fake 5* yelp reviews just to waive some small fees for helping you pay RPT. Screenshots below UPDATE Sept 2025: Absolutely terrible property management service. They left our units empty for MONTHS.. I suspect if they're subletting it on the side for their own profit. When we let other agents market it we got tenants in DAYS or 1-2 weeks at same or higher rentals. Then for RPT payment. They charge a 1000php fee. They offer you a fee waiver if you post FAKE good reviews and remove your previous bad reviews about them. I told them I'd rather not save the 1k. Be wary of all the good reviews you see. Thirdly. They add NO VALUE as a property management service. They do inspections quarterly which they charge you for. The when they observe any damage etc. They don't ask the tenant to take responsibility and just dump the problem in your hands. The tenant speaks to me directly. And when the tenant makes rental payment every month, Kondo forwards me the same screenshot DAYS LATER. For what? Lastly. And this takes the cake. One of our tenants wanted to churn about 1 or 2 months before their contract was up. As usual Kondo didn't know and had no clue.. Tenant negotiated directly with us and we agreed to lower the rental rate to retain him. Kondo went to drop a "renewal letter" with the tenant. Tenant was surprised and confused, thought we already had an agreement. I told tenant to ignore kondo. Kondo had no follow up or negotiations or work done at all with the tenant other than dropping one letter. Now Kondo has the CHEEK to ask for commission for no work done. Absolute joke. Please avoid these leeches at all cost. They offer u small discounts for fake reviews, and ride on your efforts and do nothing much. You're better off managing yourself or just getting some good agents.

Consistently well-designed and always remarkable, Firma's store tableaus are always a source of inspiration. They are always a good introduction of what's in store for its visitors. Filled with lovely (and very expensive) pieces for the home, Firma's selection leans more towards an Asian or Eastern sensibility. (It's also noteworthy to point out that Firma is the brainchild by the same duo that own AC+632 in Greenbelt 3, a home décor store with a more European sensibility). It's always a pleasure for my to pore over Firma's selection of fine trays and china, sculptural home décor items and incredible fine jewelry made by local artisans. Aside from the décor and jewelry, there is also a selection of quirky hats and handbags for the lady or gent with offbeat taste.

    My mum's an interior designer so she'd always take me with her when I was a little kid (until now…read moreactually, haha) whenever she'd go canvas for items in furniture or home accessories stores. It has actually turned into a special mother-daughter time. Firma to me is a unique furniture store...unlike any I've seen because of the amazingggg, must-see store displays that change every month or every other month (Seriously, I need to know who does those. I want to hire them to design some of the rooms in my future home!). They are art masterpieces on it's own. I also love the very homey vibe you feel when you enter the store. It's like you're transported to a beautiful, exotic, old-world Eurasian country. The only thing missing is a wise, old Chinese man greeting you by the door as a bell chimes. Their home accessories are quirky but glamorous and you can also find some vintage items there. If you love statement jewelry, you will LOVE their display of gorgeous wildlife, nature and sea inspired pieces. They're like gems you'd find in a treasure chest. I only find the store a bit small. I wish it were bigger as I'd love to see more stuff from them. I've bought bohemian-y jewelry from them before and they have turned into everyday jewelry for me and I do get a lot of compliments from wearing them. I love stopping by the store every time I'm in Greenbelt.
