Due to ongoing cockroach infestations and consistently poor communication from property management, I was forced to apply for a Property Standards Inspection with the City of Kingston and file a T6 application with the Landlord and Tenant Board. I have documented these issues extensively with photos and written correspondence throughout my tenancy. I am also genuinely confused by the volume of recent five-star reviews this Company has received (particularly for 539 Armstrong/Riverstone). Upon closer inspection, several appear to originate from business accounts that posted multiple reviews for the same property within short timeframes. While others can form their own conclusions, I believe prospective tenants deserve transparency and firsthand tenant experiences when making housing decisions.

We leased a unit with BROKEN WINDOWS on move in. They promised to fix it on move in and then refused to for our entire 24 month lease. The back door was broken and SNOW ENTERED THE UNIT in the winter but they refused to believe us and fix the problem despite photo evidence. Their pipes broke during a routine shower causing water damage. After fixing the pipe and having a contractor confess that the pipes were at fault, they threatened to sue, despite the tenants being found innocent. They never fixed the water damage in the ceiling which festered for more than 18 months. They did not inspect the outside of the house on our move in tour, then threatened to sue us for damage to the outside of the house that we could prove with photos that we did not cause. After move out they waited several months to inform us we were being charged for garbage removal in a side alley despite the alley being given to us in significantly worse condition. Their contractors are rude and will yell at the tenants, and the administrators do not care for anything except your money. They exist solely to extort money from students who do not have time to participate in legal action. AVOID AT ALL COSTS. Panadew does not deserve to exist as a company, and their employees deserve to feel horrible about their business practices. I would give lower than one star if I could.

She will make up issues like "chips in the paint on the outside of the house" and then charge several hundred dollars claiming the whole house needs a new paint job. She'll try and evict you even though your rent is only two days late. I have never dealt with such a terrible landlord, please beware. She is the definition of a slumlord.

We have rats in the building and although given poison we now have the stench of dead animals coming through our walls. Our garbage disposal units were covered in a snow bank for multiple months. Once bi law came around and served them with not giving us proper garbage and recycling units, they finally gave them to us. For less than 24hrs later taking all recycling bins away saying another building needed them without any indication of when they were to be returned. They also can't conduct basic administrative tasks properly as I was told I needed to hunt down the previous owner to get my rent receipts. They are known for giving out residents personal information to local business's to be cold called to fix building issues that should be done by Axon, not the residents who live here. If you request too many maintence forms, they block you from the website. If your thinking to move to a unit that is maintained by this management group, I'd rethink your decision and go with another building.

I must say that I have been renting property from various landlords for about 6 years and I have never had a worse experience. The staff who work for the company are terrible, from the President, Jay Abramsky, the leasing coordinator, Lynn McCue, to even the people who answer the phones in there office. I once called in to ask about a problem and was hung up on because the person on the other end of the phone call was noticeably frustrated. Never have I heard of a company, that is supposed to make its tenants feel safe and at home, be so rude to its customers. What ever happened to good/quality customer service. I should also make note that when a place is being showed you shouldn't lie to a customer. When I viewed a unit certain appliances were pointed out and I was told that they were "up to date" however it looked as though they were used and disregarded for some extended period of time.
