Nobody seems to care about keeping the place nice, so naturally it turns to crap. People steal mail from the lobby, Ive had clothes stolen from the laundry room, I've had people high on drugs banging on my door looking for someone that does not live here, as well as harass me in the hallways and stairwells. This place is not a place you want to live if you have a choice, you can save a bit of money and live in rideau heights, its essentially the same quality of life. I had an exterminator knock on my door one day to inform me that there is roaches in the building and they needed to check my place. Everyone knows this place isnt the 4 seasons but everytime management does something to try and improve the place (which is rare but it does happen), people just destroy anything nice that comes to this place. You can't walk on the grass because people dont pick up after their dogs, I can hear my neighbor talking on her phone through the walls, and I have seen rats in the parking lot (one actually chewed the wiring harness in my car). The only good thing about this building is the action that happens in the alley if you get a unit facing the rear parking lot. I have seen so much exciting stuff there. I once saw a woman chase and beat down another woman because she stole her son's bike, wild stuff. I saw a girl chasing what looked to be like her ex husband down the alley on a bike and kick him, he then hit her with the suitcase he was pulling. PS: They had a thing a little while ago where you were entered to win a free month's rent if you wrote a positive review about them. That's the only reason you see anything positive about this place.

We were showed an upgraded apartment in a different building and was told we would get an apartment like the one we were showed. Come move in day and the floors are old and damaged (pieces of the floor we picked up and put in a little pile). There's damage on the kitchen floor and bathroom that was never fixed. People are being shown this apartment and assured that floors and appliances are being upgraded (Why are they doing this now and not for when I moved in?) On top of that, the flooring and walls are something other then cement or concrete because we can hear the people upstairs coughing, walking around, sometimes talking etc. I believe smoking is prohibited from all apartments but yet I can smell cigarette smoke from the vent in my bathroom. Yeah it's quiet here and in a good location. Prices have risen since we moved in and compared to our next apartment that we are paying more for, this apartment building isn't worth living in.

And the whole building does regular sprays. However they have decided that even though we have a child at home. We must have those sprays the day after almost every holiday. This means I get Christmas until 5 then I have to prep a whole house and ditch my family. I wonder what great memories they are instilling in these children who think there parents don't want to play with them. It's just sad and sickening that the management at this location has given so much hostility towards any disagreement. Or any question that might make them uncomfortable. Just truly sickening. Never live there again. And DONT ever CHOOSE to live here until you see a sight with something more then a 1 star

Unit was not clean and many things in the unit needed repairs or replacement…read more The building manager was completely overwhelmed and overworked that month for move ins and outs and I guess unfortunately our unit wasn't cleaned properly. I complained to the property manager who was semi helpful. She completed a walkthrough inspection of our unit and did authorize the cabinets and kitchen sink to be replaced. (They are peeling and dangerous, I cut myself all the time. Bottom of cabinets under sink was and remains mouldy. Sink underneath is severely corroded and perhaps mouldy.) Still waiting on special order cabinets in order to have them replaced. Insert the bathroom sink you could tell there was a leak and there's severe water damage as well. Was never offered any sort of compensation for having to spend our own personal 4 to 5 hours scrubbing this apartment. But the things that really grind my gears: When we moved in, in September, the building manager gave my husband and I spots next to each other. This was great because we could give each other space to get our daughter in and out of our vehicles. Then a few days later, he approached us saying that one of those spots was actually assigned to someone else and we couldn't park there. Fast forward to November, I told the building manager that I need to change my parking spot because I have a 2 year old and in these tight parking spots it's very difficult for me to get her in and out of my mid sized SUV without my car doors hitting the cars beside me. At first he said no that he couldn't change it because parking went through the rental office now and he couldn't change it? Then 5 min later, ***HE CALLED ME BACK** and said that if I made the request in writing that he could do it. So I took the time to go fill out a work order request to change it. I start parking in the new space. Then a week later I get a note on my car that the spot is taken. Find out it's the family of the deceased tenant whose spot I took. Building manager tells me that I can't park there until the 1st. I said ok fine. Then yesterday I go to confirm that since tomorrow is the 1st that I can begin parking in the new spot and he tells me no I can't park there he can't change it he was wrong. Not for nothing but, can't he make a call to the rental office to have this changed? Why can't I call the rental office to have this changed? Of I can, he didn't tell me as much. Why can't it be switched if the new tenant doesn't even know that it's their spot yet? I'm just confused as to why my husband and I get our spots switched very quickly when it's an issue for someone else but when it's an issue for us, it's a hard no? Like they all work for the same company why is this so difficult? After the parking conversion, I called him back to talk to him about our door knob being weird and not latching right and the tiles coming up in my daughter's room and he all but hung up on me! Granted it was the end of the conversation but first of all I had asked him why couldn't I just call in the work order why does it have to be on paper and he's like "well like for example I'm on my lunch right now and so this is taking up time on my lunch break" and I'm just like are you for real did you just say that to me?! I mean first of all I don't know if Homestead makes people answer their phones on their lunch or what but he shouldn't be, so somebody else is at fault - not me - for that situation. You don't ever tell a customer of any kind that sort of information like it's just customer service 101. But then towards the end of the conversation he said "once you submit the work order we'll get it done in a timely manner" and I was just going to say "okay thank you" and he literally just hung up before I could say another word!!!!!! I've never been treated this way by any landlord or property management company in all my years renting! My advice, yes the price might be right but is it worth being treated like garbage? Editing to add the property manager made the parking situation right. Still, didn't acknowledge the building managers behavior and lack of knowledge.

Due to ongoing cockroach infestations and consistently poor communication from property management, I was forced to apply for a Property Standards Inspection with the City of Kingston and file a T6 application with the Landlord and Tenant Board. I have documented these issues extensively with photos and written correspondence throughout my tenancy. I am also genuinely confused by the volume of recent five-star reviews this Company has received (particularly for 539 Armstrong/Riverstone). Upon closer inspection, several appear to originate from business accounts that posted multiple reviews for the same property within short timeframes. While others can form their own conclusions, I believe prospective tenants deserve transparency and firsthand tenant experiences when making housing decisions.

Many units leak constantly when raining; no one does anything about it. They've been in the news(ckws) for how terrible they are. And the basement parking garage under the building is holey and falling apart and ALWAYS left open from 9am-9pm at least, giving access to the building to the homeless in the area. They protect the friend-tenant who assaults everyone's vehicles. They are overall ignorant, rude, non responsive, and terror negligence knows no bounds. Also the owner/superintendent is always smelling of alcohol but still runs the building despite them putting it in writing to me that he's cognitively unwell and not able to make decisions for their business (as in the verbal agreement he made with me on the 13th of nov to return my last month's rent and allow me to leave peacefully despite the mild and negligence. Since then they've ignored my calls and every email. (See pic for the letter) They are refusing to give me rent receipts (legal requirement) and they haven't returned my key deposit. It's been a month since i has to emergency move my family of 5 out of there so my children under 7 could be healthy. Unit 318 at 20 Elmwood St. needs a lot of work and it's already listed. Also, the building owner and employee smoke on the building booth in the basement and in the stairwells - the smoke kept coming into my kids rooms and nothing got done - even ashtrays here and there left full of buts. Had to tape the putlets etc.(see pic) The railing outside on the 3rd story balcony was never welded together so the corner is completely insecure.

    AVOID! AVOID! This company exists to exploit students. Avoid if at all possible. They will hand…read moreyou a unit full of mess and damage, promise to clean and fix it, NOT fix or clean it, then attempt to charge you for damage when you move out. We leased a unit with BROKEN WINDOWS on move in. They promised to fix it on move in and then refused to for our entire 24 month lease. The back door was broken and SNOW ENTERED THE UNIT in the winter but they refused to believe us and fix the problem despite photo evidence. Their pipes broke during a routine shower causing water damage. After fixing the pipe and having a contractor confess that the pipes were at fault, they threatened to sue, despite the tenants being found innocent. They never fixed the water damage in the ceiling which festered for more than 18 months. They did not inspect the outside of the house on our move in tour, then threatened to sue us for damage to the outside of the house that we could prove with photos that we did not cause. After move out they waited several months to inform us we were being charged for garbage removal in a side alley despite the alley being given to us in significantly worse condition. Their contractors are rude and will yell at the tenants, and the administrators do not care for anything except your money. They exist solely to extort money from students who do not have time to participate in legal action. AVOID AT ALL COSTS. Panadew does not deserve to exist as a company, and their employees deserve to feel horrible about their business practices. I would give lower than one star if I could.

She will make up issues like "chips in the paint on the outside of the house" and then charge several hundred dollars claiming the whole house needs a new paint job. She'll try and evict you even though your rent is only two days late. I have never dealt with such a terrible landlord, please beware. She is the definition of a slumlord.
