If I could give this property a lower rating, I would. My experience here has been extremely disappointing due to poor management, lack of communication, and unprofessional treatment from staff. Communication with management has been consistently unhelpful. Rather than working with residents to resolve concerns, responses have felt dismissive, hostile, and at times threatening. Just days after moving in, we had trouble entering the building digitally and reached out for help. Instead of resolving the issue, management suggested returning our deposit based on the assumption that we were unhappy, when we were simply trying to get support and answers. We later provided videos of us struggling to access the property, but still received no meaningful response. At one point, Lorena suggested that no one else in the building had this issue, yet after reading other reviews, it is clear that similar access concerns have been raised by others as well. I live on the second floor, and the apartment has floor-to-ceiling windows across the living room, which means people entering the building can see directly into the unit. To create some privacy, we purchased plants for the balcony. While we were moving the plants into the building, I was approached by an individual who was not in uniform, who took photos and stated that management would be in contact. We later came to understand that this individual was part of maintenance and lived across the street, but at the time there was no indication of who he was, which made the interaction feel intimidating and inappropriate. I then emailed management to ask a straightforward question: whether balcony plants violated any part of the lease and, if so, where that was stated. I received no response. When I followed up by phone, I was told only that a lawyer would be in contact instead of anyone making an effort to talk to me directly and explain the issue. The first response we received regarding this issue was not from management, but from a law firm. We were issued a Seven (7) Day Notice to Cure claiming that we were in violation of the lease based on management's authority to regulate balconies, even though no specific balcony rule about plant height, visibility, or placement had ever been verbally communicated to us or formally provided in writing beforehand. The notice demanded that we remove the plants or face termination, and claimed that the plants created a traffic hazard and constituted an exterior alteration to the building. Only after this legal notice was issued did management send out a general "community reminder" email stating--for the first time--that plants and décor cannot extend beyond the balcony railing. This had not been clearly communicated beforehand, despite our direct attempts to ask and comply. Similar plants that go above the railing appear to be present on other balconies, and it was only after this situation arose that a community-wide notice was sent. At no point prior to this escalation did anyone from management provide a clear explanation, cite a specific rule, or attempt to resolve the issue directly. That has been the pattern here: no real communication, no willingness to help, and no attempt to resolve concerns reasonably. Everything becomes an escalation instead of a conversation. Overall, this has been one of the most frustrating rental experiences I've had. Based on my experience so far, I would not recommend this property. PS-- I am also African American. Every weekend, the pool area gets booked for events that bring loud music, shouting, and a lively crowd -- well past the hours when most people expect to unwind. Management's priority? Clearly, the extra income from these rentals takes precedence over residents' peace and quiet. And when you try to reach out with concerns, don't be surprised if your calls go unanswered. read more

African Americans STAY AWAY. Avery at Dania Pointe Management (Karim and Lorena) are RACIST... From the first day I moved in, They have done nothing but Harass me. They will allow African Americans to move in because they must, but they will make your life a living hell, Then make you move out. Karem, told me to take my money and find another place where I can smoke, While I took pictures and showed her of my neighbors smoking on their Balconies. The Carpet in the hallways are filthy, They over promised and under delivered. I asked was the club house down stairs free to tenants and was told yes when I came in, then later was told I had to rent it. The elevators are always broken and once you rent, they don't even speak or say hello anymore... NONE OF THE WORKERS. Run. Run. Run.. lease anywhere else besides Avery at Dania Pointe. read more

This is probably the dirtiest most poorly ran place that I have ever lived in. In addition the property maintenance is ridiculous. I have been waiting for the battery on my latch to be repaired for 3 weeks, soon to be a month !!!! I have also been waiting for my oven to be fixed for 5 months...5 months! I have sent over 7 emails, called (even though no one has ever answered) and left messages at least 4 times went to the leasing office on 3 different occasions...and still nothing! The property is indeed beautiful but again the maintenance on this property is lacking. Fo example, there are beautiful sofa beens however they are only pressuring cleaned once in a blue moon so they have so much mildew on them it's gross. As a matter of fact all of the chairs with cushions here that are on the outside are gross. I wish I could include pictures here. Stay clear of the first floor. The pool view and access is nice but the iguanas that are going to crap on your patio and furniture daily means that you will really be able to use your patio. Has such much crap of my $500 patio set, I ended up through it in the trash. The trash room here and the smell that comes from it is disgusting. This is where you move in or out as well....check the omen...but I digress. People leave the trash all over and the trash door is almost constantly left open so when you get off the dirty side elevators (coming from the garage ), I am immediately greeted with the smell of garbage...daily and most days the sight of it. This has slightly improved as they finally fixed the door but it's rarely closed and smells down the first floor hallway. ***Very important, if you think you can have overnight visitors in the place that you pay for without asking permission from the office, think again. Visitors have to be registered (if they want to park here overnight) cool...but you have to be available to go to the office (only during office hours) to get the pass. What a joke. So know during the day if your boyfriend or girlfriend can spend the night that night and plan accordingly. LOL, No random overnight visits here! ****Equally important*** the parking garage is on the 4th floor and above so 1st-3rd floors you can not walk directly out into the garage. I wish I was told the truth about that but I was literally lied to about that. Also the elevator is broken frequently so walking up and down the steps 4 floors is no small feat ...if you happened to go grocery shopping that day , you're out of luck. If you drive a nice car, you better pray no one hits it like they did mine and of course the property managers aren't going to do anything. If you have a motorcycle, you have to secure it because it will get stolen yes even on the 4th floor behind the gates ...It's happened along with other thefts because anyone in the plaza can take the stairs or the elevator to the 4th floor and have access to all of the resident's vehicles. **** Lastly and also important, the walls here are supper thin...I mean I can literally hear my neighbor snore amongst other things we can imagine, so imagine your neighbor having a noisy dog. This is the worst part of living here. *** The mail system here to get packages is a cluster**** but Just pay extra for a PO BOX so good luck with that. ***FYI: This people don't ask permission to come into your unit if you do need something repaired and aren't home...they go in and leave you a note letting you know they were there. Very strange to me.. My last apartment would never! They have an app that lets you schedule maintenance and CHOOSE if you want people in your place when you're not there ...but I guess that's a lot to ask for. Here you have to send san email and hope they come and if/when they do, you'll see the note....and that's it. LOL. Getting food delivered here like Uber Eats or Insta cart is a hit or miss because this place is locked down but not really because the door to the 4th floor from the garage has been broken for a while so....theres that...But I digress again. If the security guard isn't at the front desk then you will have to go to the lobby to get your food. At night this happens often. Also don't you dare have a concern after hours and think security or someone at the front desk would answer the floor.....NEVA! Yes, not never, but NEVA!. I need you to understand how much day or night this place does not answer the phone! Now to what is great about this place....the location. The exterior of the place and courtyard area is pretty as well,...minus the mildew on the chairs and sofa beds ..oh ,and the gym. The gym is solid. read more

I'm sure you can find better places for the money. I've lived here for almost a year now and the hot tub has been broken for most of that time. Super disappointing. They use this app to open up doors and it's been pretty unreliable at times and if your phone dies while you're out there's no other way to get in the building. A key fob would be such a simpler way. The construction going on across the street is every day from sunrise to sunset so don't even bother getting an outside view. My balcony and windows get so dirty with all that dust. Management has also been pretty bad at answer emails and phone calls and sometimes I don't even hear back from them. read more

Not big on writing reviews but I feel it is important for potential residents to consider all opinions of those that have live here. I have been a resident of Avery Dania Pointe since December of 2020. From day one, with Chrissy as a manager and Margarita, as an assistant manager, I have had only positive experience. One must understand that this is a residential building. It is not a single house and not all neighbors will be polite, genuine, neat and honest. Since Margarita has taken over as the property manager earlier this year, we have had many additional measures that she and her team have implemented to keep the building in good shape and make the experience of living in Avery Dania Pointe pleasurable. I work from home and see the amount of hard work building management puts into this property. I have lived here long enough to see some miserable people that would blame rainy day on the management of the property and this is unacceptable. My experience here and neighbors I know has been amazing. Office staff is always responsive and goes above and beyond to help residents and make their living here comfortable. Utmost care for the property that Margarita, Stephen and rest of their staff is providing on daily basis is reason enough to live at Avery Dania Pointe. read more
