I rented a house in Salisbury through WSB group in August 2013 and paid a deposit of about £1400. WSB were taken over by Countrywide and then taken over again by Austin & Wyatt. At the end of the tenancy I gave notice and made the final monthly rental payment that extended beyond the notice date so that Austin & Wyatt owed me an additional £250 - or £1650 in total. The house leaked like a sieve when it rained, was damp and mouldy, and part of the garage roof blew off in January 2014 and was never repaired - despite constant requests on my part. We cleaned the house when we left and Austin & Wyatt arranged to meet me the day after the agreed end of lease date to jointly inspect the property. I waited for about 50 minutes but they never turned up. I eventually received an Email basically saying that the house had been left in a terrible state - this was blatantly untrue as the main problem was that the house had mould growing in several rooms because it was so damp. I agree that there were a minor issues with the property - like additional picture hooks, dirty oven but the fact is that we could not use the garage for about half the time we were there and one of rooms downstairs was so damp that we never used it. Austin & Wyatt were incredibly rude during the subsequent negotiation process and have refused to repay any of the deposit or the over paid rent. They have been holding this money since September 2014. I received a final email from them declaring that the damage amounted to a little more than the total deposit - this was just a list with no justification for the astronomic costs - including about £600 for the garden - and this was in exactly the same condition as when we moved in!!! They also sent this email a few days before the end of the Tenancy Deposit Protection Scheme so that it was too late to claim under the procedure that has been put in place to protect tenants I am now going to sue them in the courts and will advise on how this develops in the future. So if you are thinking of renting a house in Salisbury - go to Whites or one of the other agencies - avoid Austin & Wyatt like the plague!!! read more
