I hired assured to paint(inside & outside) a house that I was selling - it was empty and an easy paint job. They were the lowest bid and were willing to do a few extra carpentry items. My first red flag was peeling paint the day after they painted. Then I realized they werent using tarps while scrapping the outside. I was really shocked when I realized they didnt sand the outside before priming. Both Freddy and Tina said they never sand before painting the outside of a house, When I pointed out to Tina that it said in the contract "power-washing, scraping, sanding and two coats of paint" she said "we wont be putting that in anymore". They claimed that the house was old and old wood will peel because it doesnt hold paint. Wow! I had to go there at the end of each day to look over the work done that day and point out areas that were missed. The worst part was I paid 2/3rds of the bill and told tina I wanted to wait 3 weeks to make sure there were no more peeling. She slapped a mechanic lien on my property. I did find additional peeling(Freddy tried to say the wood was rotten even though I pointed out the wood was rock hard and rotten wood is soft) and other areas they had missed. It was my responsibility to find mistakes they made, as most of them were obvious, but unless I pointed them out, it was ok. They were good about coming back and taking care of everything I pointed out and I made the final payment. A couple of weeks later I start getting mail from lawyers offering their services to take care of the lien on my property. It took a week for her attorney to get it removed.
