Last week I took out an Equity loan. Tuan wasn't sure he could do better for me than my current mortgage holder, but invited me to send him their estimate. He did much better than them, giving me the same rate without closing costs, and was even able to spread the loan over 30 years, which my first mortgage lender couldn't do. I always get the best deals with Tuan and I would never refinance without checking with him on what he can do. He gives me the best service and the best rate. He is also very kind, patient, and comfortable to work with. I never feel pressured. I can't say enough about Tuan at Providential mortgage.

We knew it was going to be extremely difficult to sell first and then buy, as our toddlers make a mess of the house daily. There was no way we would be able to have nice "open houses" and sell our house prior to purchasing a new one. Our real estate agent put us in contact with Nelva and she made everything work! Nelva was fast, efficient, and friendly. I am pretty sure we have a record time for closing on the house that we purchased. It happened in a snap. Really. She is also very easy to contact, which totally helped keep the whole process feel a notch lower on the stress factor - a bonus when you're in the middle of trying to buy a house. Yvette Teng is the realtor you need! My spouse and I were looking for our first home together and…read morewere satisfied working with Yvette through this new adventure. We wanted a verified and authentic realtor that was reputable and found her! This review is not solicited; it is our honest review after four months of working with Yvette. BACKGROUND: - We were first-time home buyers in the Bay Area and needed a realtor with an experienced reputation. - We had a lot of questions and were very picky about finding a home; we did not want a house near a graveyard, school, and within earshot distance from a train. Yvette was very accommodating and patient with us in finding a home with these requirements and big-picture questions throughout the process. - We spent a few months touring homes with Yvette until we found one that met our standards and price range. - Yvette and her team helped us understand what was happening every step of the way. - This home purchase and escrow was completed before the National Association of Realtors July 2024 settlement on who pays buyer commissions. QUALITIES: - She had a high level of knowledge of the current housing market and the neighborhood we were interested in. - She frequently sent us great matches for what we were looking for. - She pointed out subtle things that we would have missed but were important for our decision process during home tours. - She was always flexible and available for home tours and phone calls. If she was not available for calls, she was very attentive through text messages. - She was strategic in setting and managing expectations on homes and the paperwork. - She was honest and transparent throughout the entire process. She treated the situation as if she were purchasing the property--she looked out for us and had our best interests in mind. - During the processes of the home search, bidding on homes, escrow and paperwork, moving into the home, and after moving into the home, Yvette was attentive and constantly checked in on us to ensure we were comfortable and informed. My family and I highly recommend Yvette Teng and her exceptional team. Home buying is incredibly stressful, but Yvette maintained a calm and confident mindset and kept our anxieties low. Her promptness, strategic mindset, positive energy, and knowledge of the market are why we will not hesitate to call Yvette when we are looking to buy again.

I started looking into refinance early in August as the rate keeps dropping and would like to take Advantage of the low interest rate. A few banker friends referred a few brokers and Stella is among one of them. I work with all of them simultaneously requesting daily updates on the interest rate. I was aiming at a no point no cost low interest rate refinance for 30yrs fixed mortgage. This is hard to get because I wanted to prevent multiple hard credit inquiries with different lenders at the same time hoping the rate would drop lower. Without the hard credit inquiry one cannot locked the interest rate for the refinance. I missed a short window to lock the rate in August. Coming into September, Stella convinced me to have all documents ready and do the hard credit pull while waiting for the my target rate. The stock market tanked in early September and the opportunity emerged for the rate drop. On Sep 9th, target rate appeared and she informed me and decisively locked the rate for me for 30days and my refinance is closed with quicken loan(one of the lenders the broker works with) on Oct 5. I am very pleased because Stella and her team is on top of things and answered all my questions timely. Stella is also the expert at what she does and I felt confident my refinance would get done timely. I also felt so lucky to get the rate because the interest rate started recovering shortly after that with no sign of coming down. I highly recommend Stella and her team if you are considering refinance and I am sure they will help you find a solution you need. A few take away points: 1. Don't hesitate to lock the rate when the rate is within target 2. Have all the documents ready in the beginning when deciding to do refinance 3. Hard credit inquiry last for 60 days so plan accordingly

This was a new program announced by press release, which I read about in a Yahoo! Finance article, through a link on Google News. Having worked previously in real estate and finance, I knew what the key points were to our situation, so I included those in the message to Stephen, asking whether he would be able to do the loan. Stephen responded abruptly by saying that he would have to talk with me by phone, to discuss "details." After I called him, he proceeded to try to browbeat me into accepting a different program at a higher interest rate. His approach was to use old-fashioned psychological pressure tactics, along the lines of: "Are you so naïve that you think you could actually get such a loan? That rate is just a teaser that you would never actually get." He was crude, demeaning and even insulting. I informed him, politely, that I had a background in real estate and finance, so I was not naïve about these things, offering him one last chance to do business with us, if he was so inclined. But he insisted that the loan would not be possible for us, so I thanked him and said goodbye. Shortly thereafter, I found a straightforward loan broker who in fact did the loan for us, on exactly the terms I had in mind: 1.99% 15-year fixed, with a reasonable fee. We closed in less than three weeks and none of the things that Stephen said were obstacles turned out to be an issue. I am pleased to report that my wife and I are now enjoying substantially lower monthly payments. BOTTOM LINE: If you want someone with an "old-school" approach to sales--involving psychological games, pressure tactics and absence of transparency (resulting in your not getting the best deal that you could)--Stephen Wong may be a good fit for you. Anyone interested in connecting with the straightforward broker we ultimately used is welcome to send me a private message, as I'm not allowed to include that information in my review.
