Shave Lake, CA is probably one of the most beautiful places in the country and K&K has many of the…read moreavailable homes for rent under their care. They do a great job at finding the right home and work with the owners to meet the renters unique needs. We have rented two cabins from K&K and all went well. The check in process and check out process were easy. The properties were well maintained and everything was in working order. Much appreciated for all the assistance and we look forward to renting our next cabin from K&K.

We rented the Lepley cabin in late July 2020. It's a cute, spacious cabin but there are things you…read moreshould be aware of. There is NO driveway or anywhere other than the street to park your car. When we arrived, it was difficult to unload our truck because one, most of the outside lights were burned out and two, as we entered the cabin, the blinds in the master bedroom were broken and we couldn't open them all the way. Apparently, their remedy to repair them previously was to use duct tape, but that didn't work. One of the slats fell down but they were all connected together on the bottom by chains. Anyway, be prepared when you try to open them. The shower faucet in the bathroom (not the master bath) was completely broken. When you pull the faucet handle out from the wall, it wasn't mounted on the wall and you can just spin it round and round. So the five of us each used the master bath shower, no biggie. A new handle was installed the next day, but it wasn't repaired properly as we could not regulate the water temperature. Hard to explain, but it's jacked up. All of the bedrooms are located downstairs and the only exits are the sliding door in the master bedroom (the one with the blinds that are inoperable) and a door that is dead-bolt locked but there it no key. Glad there wasn't a fire downstairs! My daughter was staying in one of the rooms and I told her if there was an emergency and was trapped to use the chair and break the window glass. My husband reported the locked door issue and was told they never had a key to that dead bolt. Really? It didn't occur to them to buy a new dead bolt that includes a key? We called the realty office upon arrival and reported the above issues but no one answered. Their message gave an emergency number to call so we called that number next and left a message but no one answered and we didn't get a return call. What's the point of having an emergency number if you're not going to answer it? My husband called K&K after 9:00 the next morning and asked if they had listened to his message, but they hadn't gotten around to it. They are going to return one day's rental though. They also sent out a repairman to fix the shower faucet (well, sorta fixed it) and replaced the burned-out light bulbs. The kitchen is well-equipped with dishes, etc., but the microwave is small; too small to cook bacon on a dinner plate and it took over 10 minutes to cook the bacon using a smaller plate! Yes, this is the microwave! The stovetop and oven work well. Luckily I brought my non-stick pan to cook scrambled eggs because I didn't see a pan in the kitchen. But, like I said, the kitchen was well-equipped other than the pan. I also didn't see a cookie sheet or a pan big enough to cook cinnamon rolls I brought. I found a smaller pan and it worked out okay. So if you're gonna make Pillsbury cinnamon rolls, bring your own pan! Oh, and bring Pam non-stick spray too (luckily I brought that too). Bring a roll or two of paper towels, a kitchen towel and some trash bags. Like I said, it's a cute cabin but just needs some TLC.

Tenant turnover used to be the worst for me... like seriously stressful. Every time someone…read moremoved out I was bracing myself for months of vacancy, showings that went nowhere, applications that looked good but flopped, and then sometimes ending up with tenants that weren't even good. My old manager? meh... didn't really care, made me feel like I was losing money and it was all on me. Chambers kinda changed all that. Vacancies dont drag forever anymore, tenants actually pay on time, treat the place decent... sounds simple but after what I went thru before it felt amazing. Tenants seem way calmer too. Less drama, fewer complaints... stuff actually gets handled. Chambers takes care of the communication, maintenance, all that stuff without turning it into a headache. Tenants know who to call and stuff actually gets fixed lol. I also like that I'm not just left guessing anymore. New applicant? I know. Lease signed? I know. Something pops up? I hear about it before it's a bigger problem. I don't feel outta the loop like I did before. Honestly... I'm not stressing about who's living there or how long it'll sit empty. Things feel steady now. After years of chaos and headaches, this kinda stability is worth way more than I thought it would be. Thank you Chambers.!

Before Chambers Property Management, I honestly felt like I was on my own. I technically had a…read moreproperty manager, but actually getting help was another story. Questions would come up and I'd either get no response or something super vague days later. After a while, I just stopped asking and hoped nothing went wrong, which isn't exactly comforting when real money is involved. Once Chambers took over, that changed pretty quickly. Now when I have a question, I ask it and I get a real answer. Not days later. Not after following up multiple times. Just a normal, timely response like you would expect. It sounds basic, but it made a huge difference. What really stood out to me was how approachable they are. I've asked about lease stuff, tenant situations, random landlord questions, even things I probably should already know. I never felt rushed, brushed off, or made to feel dumb for asking. There were also times I reached out about things that weren't urgent at all or weren't technically their issue yet. They still helped me think it through and gave honest input. That was unexpected and genuinely appreciated. At this point, I don't feel like I'm guessing anymore. I don't feel stuck or unsure every time something small comes up, and that peace of mind alone is worth a lot. Thank you Chambers Property Management!

Biggest complaint is that the breakfast offered is less than even continental. The pictured breakfasts from previous years were a big draw for us and my partner and I spent more than we usually would at a place for that reason. But the current breakfast was truly disappointing. There were little frozen burritos, yogurt, and bread in the fridge. The original owners just recently sold it and the new owners should not call it a "bed and breakfast" if they do not offer an actual breakfast. Considering our budget, we would not have wanted to spend so much on just a cute room if we'd have known. They should at least let people know about the changes that have been made so there aren't misled expectations.
