We got two quotes to fix our foundation in a develpment where dozens of homes needed foundation fixing. One quote was $120k and AFR was $100k so we went with AFR. The job turned out to be over $140k after it was finished. Some of the issues were foreseeable. The engineer he recommended who wrote up the plans thought this would only be a "stabalize" the foundation and not a "lift" of the foundation so many piers were missing from the initial plan adding $10k of cost. AFR knew from the beginning that it would be a "lift" (there was over 7" of difference between one side of the house to the other). But no one bothered to communicate with each other, or maybe even read the report? 3 of the $2200 a pop piers were installed and had to be reinstalled during the lift costing an additional $6k. "They shifted when we started to lift the house so we can't access them to lift them anymore." And that is my problem? A beam had to be installed under one section that cost over $10k. Robbery. They used 2x6s sistered with wood screws, not structural screws. And they didn't even attach the base to the footer or the sistered beams. Totally not code. It was literally hundreds of dollars of materials and they charged $10k. I wish I could post pictures. The other foundation repair company will fix any sprinkler or irrigation system destruction that they cause. This company, however, writes in an exclusion for sprinklers and he broke two lines. They did nothing to help me, the homeowner, find the damaged sprinklers and irrigation pipes. They were buried. In fact, he duct taped one 6 inch irrigation pipe he broke. Duct tape! And then covered it up so I couldn't see it (I uncovered the entire pipe since he broke it in multiple places, I wanted to make sure it was sound. I was astonished to see the duct tape repair.) He also broke two main lines from my sprinklers. He buried them as well and marked only one of them with a piece of "caution" tape sticking out of the ground. "See that caution tape? Dig down a foot or two and you'll find the other end of this pipe. It was also duct taped closed...not capped. So every time my sprinklers went on, water just poured out underneath the ground. It cost me 50 cents to buy a cap for the line. Finally, he covered two of my sprinkler valve boxes with dirt so I had to pay someone to track the wires to the valve boxes from the control box. He just said "yeah, if you can't find those boxes, you'll have to just re-pipe your entire back yard. No big deal. But so much quicker than trying to dig all around here finding the boxes. I don't know where they are." His guys used permanent ink on the walls in every room to mark where the lasers were hitting. They put duct tape on the exterior siding where the piers were supposed to go and when I asked them to remove the duct tape, they had to scour the side of the house to remove the adhesive and it removed the paint from the siding. Now I have to repaint the house. They removed all of the foam board insulation from my crawlspace without informing me. The owner of AFR even said "I wasn't on site. I have no idea if they removed it or not." If I didn't have a friend who is a contractor crawl into my crawlspace and tell me "hey, you have no insulation down there. It looks like they took it all out." I would have never known and my heating bill would just be super high. My inspection photos when I bought the house show the insulation was there. So ultimately, the fixes from his negligence are going to cost me over $10k in addition to the $140k+ foundation work he did. Yes, my house is level but oh, how I wish I had gone with the other quote. When I wouldn't give him the last $5000, until he fixed the duct tape adhesive on the side of the house and closed the permit, he said initially it wasn't his job to close the permit (what?) and threatened to put a lien on my home. Wait, doesn't the closing of the permit say you did the job correctly? You want to put a lien on my home before we have the county come out and say you did a good job? He also said "this was your fault because you were out of the state while all of this was happening. If you had been on site, communication would have been better." Ever heard of facetime, or zoom, or google meet, or any of the other video technology? Also, when we arrived after moving from out of state, and after these repairs were finished, the entire house was covered in a layer of thick dust. It was disgusting and not livable. We had dogs so we could not stay in a hotel or would have. He said "well, we knew you were going to renovate so we didn't take as good care of the place as we would have." Oh my. We have to live in this house! Yes, we will eventually replace the floors but your footprints and the layer of dirt in the carpet mean we need to pull the carpet now. And paint now! That wasn't our plan. Stay away from AFR. read more

The above is true! In the end it all worked out. My house is noticeably more solid and we were able to save the characteristic stone foundation of the home. (Not that these guys are masons, they did it from underneath like the structural pros they are.) I want to mention how impressed I was with the guys. Let's face it, it can't be that fun to work in a crawlspace, but you wouldn't k ow it by them! They remained jovial and in good spirits while doing a difficult, dirty job. And they all love their boss, which is a good sign. So in the end it worked out, and my house is the better for it. read more

Thank you Aspen Foundation Repair! We had previously hired another contractor based out of Grand Junction, CO. They started working on our foundation but were unable to do the work. They were poor at communicating their scheduling, then their delays and eventually their inability to do the job. Aspen Foundation Repair was extremely professional.
