DO NOT BUY. They missed the P-Trap in the kitchen. How is that possible!!! Now are blaming me for changing it out as they have no evidence that it wasn't installed at time of sell? I don't know who would pull a p-trap out of a kitchen, then call the builder to complain that its not there. This group in Charleston is shady and crooked. How does Ashton Woods, the county, and the first home inspection miss a P-Trap issue in the kitchen? Kyle with Ashton Woods says its not a warrantied fix. I explained to him that this isn't a fix due to a defective part, the part in question is MISSING COMPLETLY!!! Remember the deal that you made and if any hiccups along the way these people who work for Ashton Woods in Charleston, SC and at the Atlanta Headquarters will bail out, regardless of when or what the contract says. They are not ethical at all in their dealings and they are obviously in cahoots with the good ole hotels network of realtors and bankers in the region. Found neighbors same builder had water line. Benton and Brandon structural and after dry wall construction managers, said I was misinformed by both Mackenzie and Susan. Mackenzie moved to different community Angela took over. Each person involved in this process knew from the first day I sat with them to discuss important features I prioritized as necessary- one major was a waterline in my garage.Being tossed from one sales agent to another and dealing with an inexperienced and/or unknowledgeable design center individual may have been a root cause of this poor outcome. Update Jason lead at AW said neighbors waterline n sink done in error other homes. Refuses to run line. Bathroom faucet- Shower upgraded to Matte Black. According to Susan no black faucets and shower accessories, she'd order. Closed July 8, 2021 and today Aug 23 no matte black bath. Stolen double oven- STOLEN prior to closing and during walk thru a couple weeks prior there were numerous issues on my contract not done. Day closing no double oven. After closing found oven installed. Noticed uneven metal on top of oven door. Electrician checked said poor quality from Whirlpool needs to be replaced. Benton manager refused to replace. Days later Hunt company delivered new double oven which sits in garage with my name and address on the label. Benton and he said he did not order. Oven installed after Brandon took over Benton quit. NO openings in ceiling for pendent lights. HVAC- guest room has no air out of vents Mirrors in all baths-Requested no mirrors- Walkthru mirrors up- taken down later and sloppy patches on walls especially in Master Bath. Dining Room window- Wrong window in dining room. 4 pane while all others in house are two pane. Black Matte handles, faucets, light fixtures Susan in design center asked if black matte would hold up - not discolor with cleaning- not scratch and show "silver" under finish. Her response guaranteed they would not discolor. see scratches in photo day of closing. Light fixtures- I did not upgrade light package. I asked if standard fixtures could be black vs silver. Susan said she made the change and ALL light fixtures would be matte black. Come to find on walk thru only hugging ceiling fixtures black. Bathroom lights were silver Misinformed again by Susan. Susan denied telling me fixtures would all be black. LEAK in Garage Water coming into garage each time it rains. We noticed large pools of water in the garage and isolated an area where the door entering the garage has a significant opening allowing water to enter the garage. As I am not unpacked numerous boxes were stored inside the garage. Water penetrated the boxes on bottom destroying picture albums, picture frames all from pottery barn as well as artwork. Also my professionally sealed wedding gown soaked with black mold. I am asking Ashton Woods to pay for replacing these items and to correct the substandard building causing water to enter the garage. Refused. Holes in cement and walls have been closed. REFUSED reimbursement Landscaping- Pictures show no sod in front of house.Asked Angela and Benton when informed landscaping was in what type of trees were placed. I was told by Angela she would find out however no answer. I found two oak trees in my yard. I have documentation from physicians stating I am allergic to these trees and if I touch the trunk while gardening I can go into anaphylactic shock. REFUSED I hired tree removal service had trees removed. Kitchen tile -Behind stove top under vent POOR grout work. Right side has a HOLE MORE THAN 1/2" deep into it/ found when I was cleaning. Noticed the large who and inadequate grouting. The first walk thru with Benton dissatisfied with niche size & grouting. I do not recommend this builder for many reasons. They were good upfront with sales and lender, but after that it has been a nightmare. I have had more problems with this brand new home in Woodwinds of Cane bay in one year than i experienced in my previous 20 year old unit in NY. I had 3 major roof leaks in the same spot. The warranty system is broken. They use bottom grade contractors. I had water damage to ceilings, walls and floors. We were forced to move out of our home for 9 days while they replaced all our vinyl plank floors. We returned after being gone to a dirty house, damaged walls, furniture assembled wrong and the floors installed incorrectly for the second time. It has been over a year and they are still not fixed. We have major cracks in our garage slab. I had to have all the caulking redone in all showers and baths. My HVAC system was worked on multiple times. I had my smoke detectors going off and had to replace all of them within the first year. Our top grade carpet needs to be replaced after one year. My garage was full of debris, glue and stains when we moved in. I had to have my driveway pressure washed because of stains. We had large portions of our grass replaced. If you ask to get the contact information of any contractors that come to your house to do repairs they will not give it to you. Basically strangers show up to do work and you have no idea who they are or who they work for. They show up late, cancel last minute or don't have the correct material for the job. Ashton Woods is not transparent about anything. Try reaching somebody or finding contact information on their websites. About 60% of the people in our community had major issues with construction. I hear most builders today do poor work and Ashton Woods is at the top of the list. My advice would be to get all of the issues fixed before you close. read more

Very upsetting home purchase in Nexton, Summerville. Home was not complete at closing. Many issues with the home still not addressed under warranty. Cannot get ahold of anyone. One of the rooms in our home does not have any heating or cooling functionality and they are refusing to fix. Siding falling off the exterior. Constant GFCI tripping. Busted garage door at closing still not installed. 15 windows with defects still not corrected. Do NOT purchase a home with this builder. Nothing but problems and zero accountability. BEWARE- I like to share my experience. Please make sure their sales agent can answer all your questions before signing a contract with them, Watson Hills subdivsion in Summerville, SC is tax district 208, the highest tax rate in Summerville, SC at almost 1% of your purchase price and they will not tell you because they do not want to discourage you from purchasing, I have purchased new homes in the past and therefore know what questions to ask, I also visit many builders to include Lennar, Crescent and Mungo homes and every sales Agent I talked to was able to provide all the information upfront, however Ashton Woods in Watson Hills WILL NOT tell you the tax rate, when I asked the sales agent she told me that she did not know and told me to ask their preferred lender of coarse she answered all the other questions and followed up with us and made sure the lot we were interested in was released and made sure we paid the NON-REFUNDABLE escrow deposit. They also promote their incentive to use their preferred lender and they will give you $10,000 toward closing, That is another lie, they will gvie you $10k and charge you the $10k on other hidden fees. It was not until I talked to their preferred lender Velocio Mortage that I was informed /provided the tax district information/rate and was told that many buyers in this community have complained and of coarse by the tIme you find out it is to late becuase they refuse to refund your escrow, this is how they make there money. The sales agent told me they weill not refund my escrow because it is the buyer's responsibility to know what tax rates. So please be careful how you spend your hard earned money. They do not care about people and this is how they make money. read more

I moved into a new Townhome in Marshview Commons. We built it. I have built two other homes with production builders. I liked the process. My plan was not to go and do lots of upgrades. Ashton Woods offered collections with floors, counters, light fixture options designed to go together. After that you could upgrade the bathrooms to tile floors and a tile shower in the master., and some additional flooring in the upstairs and master suite. I wish I could have upgraded to have drawers in the bathroom, but I was able to do that in the kitchen. I think Ashton Woods offers a nice home for the price. I have compared other builder since building and think you really are getting a nicer home than other builders. There are always going to be minor Flaws when you build a new home but they have been willing to take care of things with the warranty. I really love our neighborhood and our townhome. I would advise doing your research before choosing a builder. But they offer a lot of nice features. I have wood stairs in the unit, LVP flooring, larger baseboards, quart countertops. read more
