Maintenance is always on top of new work orders, and always does a fantastic job on whatever the problem is. Pros -Quiet -Beautiful Property -Perfect for new couples looking to get a start in their lives -Maintenance are TOP DOGS -Rent is on the cheaper side -The office staff do everything they can to accommodate their guests -Close to many good restaurants, Kroger, and JUBIES ICE CREAM (Probably the best ice cream I've personally ever had) Cons -The Laundry facility on-site isn't the best, spent nearly 8 $ (at 2$ per load) to dry one load of non heavy laundry - The pet fee's are about 1/4th the price of your rent, and have a monthly allowance -Food Delivery is a nightmare in the back lots, some drivers will sooner make a U-Turn than properly locate your apartment and deliver your food. (We've had 3 orders go missing in the span of 2 months) Verdict: While Treeborn Apartments falls short in a few minor area's, the overall experience is fantastic, my Fiancé and I love it here and plan on staying until we are properly hitched and find ourselves our own permanent residence, with around the 750$ range of rent, we are able to build a successful, stable income that is allowing us to create the foundation for a perfect life together Thank you Treeborne for giving us this opportunity to love and grow without hassle

I lived here from October 2011 to April 2014 in a 2-story townhouse (non-Reserves). The apartment…read morewas clean and well-kept when we moved in and included fairly new appliances. The small things that were not up to par when we first moved in were immediately fixed after we submitted the move-in checklist. Over the course of the three years that I lived here, I had almost no major problems with the apartment or with the leasing office. If there was a maintenance issue, it was taken care of within a couple days of reporting it. The only reacquiring issue was with the dryer and that was fixed after several maintenance attempts. The apartment came with pool and gym access. The gym isn't very big and only has several workout machines, 3 cardio machines and 1 workout bench. The pool was nice though (no spa, only a pool) - it's open from Memorial Day weekend until Labor Day weekend usually and is generally not too crowded. I definitely used the pool as much as possible in the summertime! The complex itself is well-cared for and generally quiet. They are very strict about what you can keep on your patio though so just be forewarned about that. Overall, it's an attractive complex with clean apartments for a very reasonable price (we were paying $669 for a 2 bedroom/1.5 bath unit with in-unit laundry included!!!). I would definitely recommend it to anyone looking for an affordable apartment that isn't junky or dingy.

I had an extremely disappointing experience while touring Channingway apartments…read more The leasing agent who showed us the property was extremely unprofessional, dismissive and surprisingly rude throughout the entire tour. She seemed unprepared, could not answer basic questions and property and the leasing process, and seemed irritated when she could not answer our basic questions. The most concerning moment occurred when we asked a simple question about the holding fee. Instead of providing an explanation, she became defensive and made comments that felt insulting and inappropriate. At one point, she essentially implied that we were "crazy" for asking a reasonable question. Throughout the tour, she rolled her eyes multiple times and ended the interaction by walking away and saying, "You can decide whether this area works for you or not." It felt clear that she had no interest in helping prospective residents or representing the property professionally. Whether this behavior reflects the management team as a whole or not, it created a terrible first impression of the community. A leasing tour is often a prospective resident's first interaction with an apartment complex, and unfortunately this experience left us with no confidence in moving forward. I would strongly encourage management to provide additional customer service training and ensure that prospective residents are treated with basic professionalism and respect.

Sheesh, reading the reviews.. I am extremely confused. Why all the negatives about this place after…read morethey continue to live here? What are you trying to accomplish? Speaking negatively about the place you choose to STILL live in I think defeats the purpose and oh, the IRONY!!!!! Reminder: This is apartment living.. so if you have the tendency to HATE all of your neighbors because you are easily annoyed over anything and everything, I recommend to find a home you can rent/buy in the country and completely isolate yourself. PROBLEM SOLVED! 1 1/2 yrs later of living here on the third floor in a 1bed/1bath/loft (during our first year we lived in a 2 bedroom, 2 bath) ... our electricity bill is NEVER over $100 a month (all year round), our utilities are not high at all so I'm unsure why the other reviewers utilities are sky high, the staff is friendly, maintenance quickly responds to our maintenance requests, fitness center/pool/grills/dog park/complimentary coffee in the clubhouse (comes in handy when you run out of coffee during their office hours!), pool table.. are all the amenities that are included in your rent. Not bad. Plenty of space with a loft (vaulted ceilings) or den in your floorplan. The 2 bedroom/ 2 bath with a buffet style kitchen counter makes the place look tiny. The floor plan (1bdrm/1bath/loft) we are currently in is very spacious with the kitchen island and vaulted ceilings! Negatives: hard water (though I wash all my dishes with vinegar/soap mix as well as clean all the fixtures with it.. it solves the hard water residue) I also use filters for our drinking water because the water is bad. I agree, the wood/cabinets/ and white appliances are on the cheap side but really.. it's still clean and functional. The dog owners who do not pick up their massive dog poo is gross, BUT that's due to the laziness from the lovely neighbors. If I do catch them, I will say something directly to them. No big deal, just have to watch out for a few piles of dog crap. There's not anything really that the staff can do about it unless they hire someone to be the POO POO police 24/7 and fine the residents doing it. What else, I'm trying to think of the negatives here... Um, I think that's it. Overall, the community is pretty quiet. We haven't had any issues with loud neighbors and I guess we're lucky we haven't experienced the loud "rich college students" issue either, or often run into them. The traffic light - it is not a big deal turning left onto Grange Hall, I think that was a bit dramatic from the other reviewer. Be patient and if anything, the bad drivers are the ones to blame, I don't think this place can do anything about that either. OVERALL - This place is nice. It isn't LUXURIOUS but it isn't expensive in my opinion when you compare it to places cities/towns I have lived in, it's not in the ghetto, the neighbors are mainly professionals, military, and some students. Apartment living - you take the good and the bad, make the best of it. Met some great neighbors. No problems. Good location. We looked at other apartments that were cheaper per month, however the floorplans were really small (esp. the kitchen) and not ideal, the other place only had one floor plan, kind of boring. I like how this community is tucked back and not visible since trees surround the community. More positives than negatives thus far. Again, if you cannot stand people in general.. apartment living isn't for you. Isolate yourself or buy/rent a home just make sure you don't have annoying neighbors :)

The office/den in our apartment was whatever temperature it was outside. The poor insulation resulted in a $360 electric bill one month in winter (it's electric heat). The gym is adequate but they do a poor job of keeping it clean and restocking the cleaning solution in the spray bottles used to wipe off equipment when you're done using it. There isn't enough parking at times and I have sometimes had to park on the opposite side of the complex from where I actually live. The rent is also slightly high, which I was fine with since I had hoped it would weed out noisy unemployeed college students (Wright State University is close by) but that was not the case. We had to break our lease because my partner got a new job in another state and they required 60 days notice plus 2 months rent. In our case, this totaled over $3,330.
