This review is for their New Richmond, WI office: Their customer service deserves a negative rating. While attempting to (politely) help resolve a dispute over a deposit they withheld, they threatened to have the police called on me. I never did get to talk to a live person at their office about the issue. Their doors are always locked and now I see why. My friend had to file a small claims action against them and deal with their attorney. Document and photograph EVERY speck of dirt and damage when you move in to one of their properties. Ironically, we settled for return of half of the deposit which is all we wanted in the first place. It does pay to take them to small claims court if you believe you are in the right and you have the documentation! You don't need an attorney and it cost about $100 to file. If they improperly withhold your deposit and you win in court, you can get double your deposit back plus your court fees. read more

Absolutely horrible business, we lived there for about 4 months and Thank GOD it was only that long ! After reading everyone's horrible responses to how shit the business is, I AM THANKFUL you asked us to leave. Our pleasure ! We had mold on our windows the day we came in, the carpet was shit, we didn't have heated water ! Everything was a fucking disaster ! Service fucking sucks through them, anyone at the office doesn't know what the hell their doing. Manager isn't available, and won't make an appearance! Probably because he knows his business is a shit hole ! Do not waste your time ! On google reviews, they have many 5 stars only because they most likely paid for all the reviews. Within the past year, Applegate has charged us $2,610 in addition to our rent, due to changes in their company policy (which they fail to let tenants know and apparently these company policies overrules your legal binding lease), scam charges, and oh yeah they'll just take another months rent for fun for the month after your lease is up. There are terrible people working there, and I know it seems like every place is rented out by them in this area, but RUN. DO EVERYTHING YOU CAN TO NOT RENT THROUGH THEM. BEWARE. Applegate employees write positive reviews about themselves online. I know this for a fact. Applegate is frankly just out to take money, and do not care at all about the tenant. They have screwed me in terms of rent increases without warning, unforeseen or previously reconciled charges, and simply not acting as a professional business. They have no problem billing you for random things, or not refunding. My pet deposit of $400 was non-refundable when I moved in, and I didn't have a choice. I work throughout the week, and once they called me 3 times in 3 hours, leaving messages for me to call them and see if they can schedule an appointment. Seriously, if I don't pick up the first time, I will CALL YOU BACK. There is NO organization, system of management, or professionalism with Applegate. Then when I WANT them to call back, they either do not call, or are extremely rude. Not to mention they are consistently late for scheduling showing times, and it is not uncommon to have them tell you "Well, we couldn't get there because the visitor is not here." Well have the decency to call me and tell me that. Please, I write this because I care for tenant's rights. Save yourself a headache, if not a migraine, and find any other property management to go through. Even if it's an extra 5-10 minute drive, you will not regret it. Johnny P.S. Incredibly unprofessional throughout the entire rental process. They were supposed to come in and finish installation of bathroom cabinets, yet never got around to doing it within the entire year we were there. Also, they held the $200 bonus for informing them about moving out early and vacating 2 weeks early. They did that with multiple tenants. They then give you a round about response saying that this must be in writing and string it out as long as you can. Or, in another tenants experience, they refuse to respond at all. read more

TERRIBLE! Do NOT engr from them. Had the ac unit leaking water and it took them 5 days to reply. Carpet was bad and stinky from the day we moved in. The house was terribly dirty and we cleaned it better when we moved out and only got a letter saying who to contact regarding our security deposit. When we called they saps a check had been mailed out on the 18th, but that was a lie, the letter was mailed on the 21st and didn't even state if they kept our depisit or not. This was probably the worst experience I have encountered regarding property management. I initially applied for a town home and was told that I was the first to show interest in the property. I quickly submitted my application and was told that it would be processed in a number of days. After three or four days I called and they told me that my application had still not been processed--but someone else had already been approved for the property. I stated that I would then be interested in another property, and they told me that they would process my application once they got a hold of my current landlord. We ended up finding another property, so I called to receive a refund for my application fee. They told me that they already processed my application even though they hadn't contacted my landlord. Because the application was already processed, the fee was now nonrefundable. I'm not one to write bad reviews. If I have a bad experience, I typically just shrug it off and think, "its not worth it." However, the lack of professionalism and apparent incompetency really hit me hard. I lived in their apartment complex in River Falls, WI for two years. The apartment, overall, was good. Plenty of space, utilities included, and everything worked. For two college kids, it was a decent situation. Upon moving in, I wouldn't have called the apartment "clean" but besides the floor stains and sloppy paint jobs, it was livable. The reason why I am not giving them a better review is because of the management. I never had to call for maintenance, so I cannot comment on that, but general management is difficult to deal with. Simply put, Applegate Property Management is for the money, not for the tenants. They don't care about providing a service to their tenants, but rather just that the tenants pay on time. They provide decent apartments, but that is it. Once they put a tenant in those apartments, they are done helping. Look, here is how you deal with Applegate: - Understand, right now, that if you want anything done by the management, you are going to have to jump through all their hoops and hassles. They do this so they can cover their own butts legally, but they don't make it easy or logical for the tenant. -Call the office, but don't expect anything to be solved by it. The office workers are nice, but can't really help. Calling puts you on their radar and keeps your situation from being buried, but everything has to be taken care of through writing. They need a paper trail, so expect to have to mail forms, go to their office to sign, and wait for all of it to be compiled before anything can happen. - Try to do everything online, and watch everything carefully. We payed with checks for the first year (bad idea). They lost two of mine, charged me a late fee, and then double charged me for a month when they "found" my lost check. It was a hassle to get that figured out and refunded. Once we payed online though, everything went smoothly. Basically, you are a number to them, and they do make mistakes because they have so many other numbers to focus on. You have to make sure that they don't make those mistakes, but if they do you have to be the one to push until it is fixed. read more

We used Applegate to manage 4 duplexes for 4+ years. After much frustration, we finally left them. Our new management company is great. After only 5 months, we are cash flow positive! I used Applegate Property Management to manage my property this past year. From day one, I was not satisfied with the service they provided. The staff is rude, they seldom return calls, and you will find extra charges on your monthly statement such as maintenance when they never provided any service. After months of dealing with these issues I contacted the owner, TJ. One would think the owner would want to hear feedback on their business, but not TJ. She was not friendly and she hung up on me after I stated I was a client and wanted to discuss my property. Do not get involved with this company!!!!! Went to see an apartment in Stillwater--drove 45 miles to see it--and the person showing us WAS UNABLE TO GET IN THE APARTMENT. So we went all the way back to Minneapolis. The current renters had changed the locks. H-m-m-m. Would have been interesting to talk to the renters and see why. Spent 35$ on an application and after not being able to see apartment, company wanted us to SIGN THE LEASE that was to be sent via email! They said there were 6 people lined up behind us to rent the place and we better get on it. Next day, the company called--a different person--and said we were the only ones interested in the apartment! NOW--were there people "lined us behind us" or not? Rear entry to apartment was gained by climbing about 15 wooden steps that swung from side to side as we climbed them. Like gallows stairs. Then you had to climb over the shingled peak of the roof--from the unstable stairs--to get open the apt. door. H-m-m-m. That lock was changed as well. Company rep very apologetic about not being able to get us in and had apparently "cleared" it with the landlord. "The key should work." It didn't--the locks were obviously brand new! Do not rent from them. The River Falls site is a joke. When we moves in the place had not been cleaned the windows were and still are missing screens, the over priced clothes washer eats your money and does not wash your clothes, our stove and dishwasher were unusable when we moved in and only are now because of work we did at our own expense. Our bathroom doors do not look and the carpets were not vacuumed let alone washed before we moved in. All of these things have been brought up to the manager and nothing happened. I have now taken to talking to the company directly and still have not gotten anywhere. as soon as a am able i will be leaving the lease and running to never look back. read more

I rented an apartment out from them for about 6 months. They are by far the worst company I have ever dealt with, and I am shocked that they are still in business. I will never recommend anyone to do business with them, regardless of how good their prices seem. If you do decide to do business with them, I suggest doing all of your communication through email so that you have proof in writing of what they say. I spent more time fighting with them than anyone should have to just to make sure things were handled correctly. 1. Trying to view the apartment should've been my first clue. I set up a time to see it, drove over an hour to get there, met the caretaker and when we tried to see the apartment, the residents wouldn't let us in. No one had notified them about it, so I had to leave and come back another day. 2. The second time I tried to view the apartment, the caretaker was over 30 minutes late meeting me there. I only waited because of how long of a drive it was for me. 3. After signing the lease, I mailed them my security deposit. They told me they needed to receive it by the 1st in order for me to move in, so I mailed it on the 24th. They called me that Friday and said they still hadn't received it and couldn't move in on Sunday. I told them that I mailed it Tuesday, they should have it by now and if not it should be there Saturday. They said it didn't matter because it needed to be there by the end of the business day Friday (which they never told me before). They offer online payments, so I said I would just go online and make the payment, but that when they receive the check they would need to destroy it. The woman told me she couldn't guarantee that would happen because of the number of checks they receive. I told her she'd need to figure out a way to make it happen because I couldn't afford to pay double, and I had already given them the money for the first month's rent. There's no reason a note couldn't be put in my account about it so that whoever received it knew it needed to be destroyed. Of course, they got the check and attempted to cash it through my bank. I had my bank return the check, paying a $35 fee to my bank to do so. Then Applegate attempted to charge me a $50 returned check fee. I contacted their office and explained to them what happened and that it was their own fault for attempting to cash the check when I told them not to. They removed the fee from my account after realizing they were wrong. 4. Shortly before I was going to be moving out, I contacted their office to see about getting assistance from maintenance to change a light bulb in my 2nd bedroom. I didn't have a ladder to reach it with, and had no chair that was sturdy enough to stand on since I had already gotten rid of my kitchen table and chairs. They told me for maintenance to do it, it would be roughly a $50 charge. I told them to forget it and I would just figure out how to do it myself since I wasn't paying that much to change a bulb. A few weeks later, they added a charge to my account for $50 for maintenance with notes saying the maintenance guy came and changed a bulb after I moved out. Once again, I contacted them to tell them they were wrong and that I did it on my own. They tried to say that I never told them he didn't need to go, so he went out there anyway and that's why I'm being charged. I forwarded them copies of the email conversation between myself and the person in their office, proving that I told them not to worry about it. The fee was removed from my account because once again, they were in the wrong. 5. I was told my security deposit would be mailed out 21 days after vacating my apartment. I left on the 23rd, meaning they had until the 13th of the following month to mail out my deposit. I contacted them on the 10th to make sure it would be sent, and they told me deposits would get mailed out by the 21st. I told them no, they are to be mailed no later than 21 days after vacating, and since I turned in my keys on the 23rd, mine should be in the mail by the 13th. They did get it in the mail on time, but had I not called, it would've been late. 6. On my invoice for my deposit, they withheld the amount of my final water bill for the city of Somerset. I was confused as to why since the bill wasn't even due yet, but let it go since it was one less thing to worry about. Now, almost 2 months later, I received a past due notice for that same bill from the City of Somerset. When I contacted Applegate to find out why they kept the money and didn't pay, they said that at the very bottom of the invoice, it said the amount would be withheld and if I had already paid it, I'd need to let them know so they'd refund me the money. And if I hadn't paid it, I'd need to forward them a final invoice before they would pay it. They withheld it and basically did nothing with the money until they heard from me. I am beyond frustrated and irritated with this company, and would NEVER suggest anyone go through them. read more

Just ridiculously rude women who work in the office too never a friendly caring voice when you call. I tried calling many times and no one could help me, but they assured me everything would be fine. By the time they called to inform me my application had gone through they told me they rented the last unit to someone else earlier that morning. Don't give then your money. I will never rent from them again. First off they tried to move me into a property that had electrical wiring randomly throughout the apartment with no covering. Second, they are very unforgiving and try to get your money anyway that they can. Horrible customer service with no positives for tenants who are good. Little regard for tenants. He paid them a lot of money to manage his account but still was out there fixing things because we waited a YEAR for a service call. If you are a home owner and are looking for property management services because you need to rent your home, DO NOT use Applegate Property Management. I used their services for more than four years. Of the four years + they were my property manager (I use the term loosely), my home was rented for approximately 36 months. If you are looking to rent a home in the Stillwater or New Richmond area, do not lease a home through them. Their customer service is terrible. Their response times are atrocious. They never return phone calls. My home was allowed to sit empty for months without anyone from their office even driving by to look at it - let alone show it to prospective tenants. Despite their lackluster performance as a leasing agency, it took more than 60 days to get out from underneath our contract - which had not been reviewed, resigned, or revisited since I initially signed it in March 2007. When I received my final bill from them, I was charged fees for services not performed or provided. Six months later, I continue to receive bills from them with new costs and fees added. There are plenty of other property managers in the area -- use one of them. read more
