    this place has chosen to push me around with different roommates always moving in and out. they…read moreeven just decided to make a spare room in my apartment complex an office space for them where they can have people come in and out. this is my home and they do not even care that they are invading my privacy. they dont care about their tenants whatsoever and only care about their bussiness. the rent is too expensive for the cheap make of these apartments and they are always invading your privacy, moving people in and out without regards to your feeling. they belittle you and stomp on you just for the benefit. i have been living here for a long time and paid my rent and been a very good tenant and that means nothing to them because they dont care. ****warning- do not live here****** this place is an absolutely ridiculous excuse for a "home".

We have had…read morenothing but good experiences with the Office Staffand with the Maintenance Department who have been right there when we need them for anything. We have never thought of leaving here and a large number of tenants I talk to tell me they feel the same. We have a great 2 bedroom apartment with two bathrooms with a shower in one and a tub in the other. They have a basketball and a tennis court and it's a safe place to walk around and they accept pets. You can't go wrong living here. I also find it affordable compared to other apartments on this side of town. In my mind this is a FIVE STAR PROGRAM. Gordon & Lori B.

We went without a rain gutter for nearly 45 days during the rainiest season in Michigan - causing our back patio to flood. We have now gone without a dumpster near our apartment for 2 weeks and have had to instead walk it across the complex. We were first promised a garage, but were informed shortly after moving in we would instead have a covered parking spot. We still don't have this covered parking spot. When we call the office to ask questions we are simply given vague descriptions/excuses to why things aren't completed. It has been very frustrating thus far.

Our roommate decided his room was too cold (found out later his vent was closed) so he cranked it up to 90 F. Within an hour, the whole apartment smelled and we started feeling lightheaded. We called the main office, and we opened a window. They said there was no leak, and when I turned the heater down to 75 F we were fine. So don't get a weirdo roommate who thinks it needs to be 90 F in there. Only other problem was obnoxious neighbors who pounded on the walls whenever I started to speak, then would have loud parties until 3 AM. They would throw cigarette butts on our balcony, and the smell from the cigarettes would come in through our windows during the summer. Management did NOTHING about this, which caused a lot of problems for me. Overall, it was a nice place to live. If the neighbors hadn't sucked, it would have been a lot more pleasant. Location is great, I never had a problem walking to Meijer even after dark, there's almost always a cop stationed on the main road. Pool is clean, though it's almost impossible to get in there without a dozen kids screaming. I guess someone has a babysitting job over there and uses the pool to keep them occupied.

Highly recommend taking advantage of the clubhouse amenities. They are expensive, but you pay for the quality, location, and amenities within the community. The team was amazing with the move-in process and throughout our stay. As long as you communicated any issues, they were willing to help. I would recommend this to those who are interested in living close to downtown GR and want a welcoming environment!

    After spending $15,400 for 7 months rent on a 1 bedroom apartment, the management asked me for a…read moreverbal 7-day notice to quit just for telling them that I'm struggling with money. If you can't come up with full rent here, you will be evicted and out on the streets within that same month. They are super-aggressive about collecting, and they will call you after being 1 day late on your utility inclusions as well. From the day that they opened, they've offered hella deals for 2-3 bedrooms, but the folks paying the same for 1-beds have been marginalized. The difference between 1 and 3 bedrooms is only a couple hundred dollars, and they historically only offer specials on larger units. PROS: All units are single-story with literally zero noise from neighboring units. The direct entry 2-car garages have conduits for EV charging built-in. Doorbell cameras are pre-installed, and entries have keyless unlocking. The gym and the community room are the best you will find in an apt complex. The neighbors seem to be working professionals, retirees, or temporary contractors, and everyone is approachable and friendly. CONS: Outside, there is heavy construction traffic from 6A-6P M-F (you will not sleep past 6A), and it's built on a marshy floodplain that's been under active construction for a year. Every 5 minutes, a dump truck passes; several minutes later, it passes right back...all friggin' day long. Despite being on what was Lincoln Lawns, you have to stay on the sidewalks because it is so incredibly soggy. Inside, there are no lights over the kitchen sinks or in the living rooms. There are no HVAC outlets in the bathrooms (brrr!). If you remove the water saver so your whole hair gets wet, the hot water lasts for 10 minutes tops. Your power bill here will be much higher than a typical 1-bedroom because the thermostats are right by the front door, and the vaulted ceilings have no ceiling fans, so the thermostat kicks on every few minutes. I keep my thermostat at 68F, and my power bill has not been less than $100/mo. My January power bill (again, for a 1-bed) is trending toward $300!!! At Waterford Village, which is actually in Walker (not Grand Rapids), you will be living in a community that looks like it was stamped out of a machine from a Sears order row after row, with some rows flooded all summer, for a minimum of around $2500/month once all your bills are paid. It's a place where California/Colorado prices meet a Michigan budget. This place is nice on the surface, but as a lifelong apartment dweller, I would not recommend it unless you are independently wealthy and averse to an actual home. EV note: If the rare EV garage charging situation attracts you, the line potential is only about 203 volts r/t aluminum wiring and conductive loss from the main. This reduces the wattage of a Tesla charger from 11.5 kW to around 9 kW and adds significant time to charging.

Be prepared for them to hike your rent by hundreds of dollars after year one. It's a fun little game they play called "How much can we gouge you before you move?" The maintenance team is essentially a mythological creature--rumored to exist, but never actually seen doing work. If something breaks, I hope you're handy, because getting a hold of them is harder than getting tickets to a Taylor Swift concert. But the absolute highlight of my residency was the apartment fire. Which, by the way, was entirely their fault. You'd think causing a fire might make a landlord sympathetic, right? Wrong. They treated us with such disdain that we literally had to get a lawyer just to access our own unit and retrieve our belongings. Apparently, "access to your own property after we burn the building" is a premium add-on they forgot to mention. Oh, and if you see a glowing 5-star review? That's likely just an employee trying to hit a quota. They love soliciting reviews in exchange for "giveaways" or having staff pose as thrilled residents. I wouldn't recommend this place to my worst enemy--honestly, even they deserve better property management than this.
