please find another place to stay. I rented through APM Realty because I was desperate to get out of the shelter. To preface i will say i have never had breathing issues and my son has respiratory issues since birth. To begin, the home had german cockroaches and endless kinds of bugs inside, no windows screens and a leak in the master bathroom and bedroom ceiling. I had to buy bug sprays, powders and traps myself. I keep a bucket under the leaks anytime it looks like rain. The ceiling is now peeling and turning brown near the leaks. Worst of all, we discovered by happenstance that the air quality is absolutely disgusting in the home. I have had breathing issues and mucus covering my lungs since ab a week after we moved in. I used a humidifier to treat my son and the water turned black instantly and repeatedly. The water never cleared no matter how many times I did it. I feel lethargic any time im home and always better once im out of the home a little while. I have paid out of pocket over $100 for an air purifier and will be paying out of pocket for a steam cleaner. They have yet to fix anything but a light bulb. Please look elsewhere. read more

I'm a realtor I rented a space for a secondary business from this group and I would not recommend this place to anyone they don't do good business, dont provide quality services, and the real estate practices are sketchy. my unit flooded (I was told from another tenant it does that often her unit has been flooded serval times) a lot of my equipment was ruined the company fix the leak but made a tremendous mess and left behind trash debris. The place still has mildew from the flooding. The communication skills are very poor. From the very beginning I had troubles with my key I asked them to replace the door because I could get in with a credit card. My request went unheard so I just installed my own cameras for safety purposes. (Door can still be opened with a credit card) I moved out and left the space in the same conditions I got it if not better. I returned the keys and still have not received a security deposit back granted it has not been 30 days (the amount of time by law the landlord has to return the deposit) it's only been 25 days. When I call to get a date they told me the checks have been sent out. I stated not true in my case because I haven't provided you a return address and selected the option to pick up the deposit. Then I was told we have 30 days to process your move out. I said no no you have 30 days to return the deposit. If they treat another license professional like this I can only image how it could be for day to day tenants. I encourage people to stay away from this company and try to buy if possible your mortgage rate can be cheaper than your rent. If you dont know where to start I can help you. If I could give this place 0 stars, I would. I lived in one of their apartment homes for 3 years. My roommates and I were great tenants, always paid rent on time, and always kept the place clean and in good condition. When we moved out, they charged us almost 2 thousand dollars in damages and then would not speak with any of us when we wanted to dispute it. While we lived there, our porch was rotting and we told them several times but they did nothing and charged us for it. They charged us for thing that were not our fault including water damage from leaky pipes. Do not rent through these people!!! They take advantage of you. read more

Lower your expectations, and when you've got them as low as they can go without affecting your view of how business should work, you're pretty close to being ready to do business with APM Realty Group. As a tenant (one who has never been late on rent or caused them any problems), I can assure you that what others say they've experienced with this company is in fact, the way they do business. If you are a tenant, make sure you don't allow them to promise anything to you on the day you move in or after. Get it all done before you give them money. I have rented a property from them for more years than I should have and have many instances of slow responses and or no response at all. There are still many issues that I have with this property. One that explains most of my problem with this company is that during a termite inspection, the inspector informed Us that the insulation under the house had fallen AND there was a snake issue. Upon informing APM they stated they would fix the insulation BUT "WE" had to get rid of the snakes first. REALLY??? The only shining moment we have had is that very recently we had an AC issue and after the repairman stated the issue and that parts would need to be ordered, at which time my wife clarified that we were not the owners, she asked if anything could be done that day, it was already 77° in the house and climbing, to help. The repairman did say there was a leak, recharged the freon and left. Within a few hours we were sent a message stating, "The hvac company and owner notified us of the behavior that took place during the attempt to repair the hvac. We are asking for that type of behavior to never happen again or there will be grounds for eviction". No explanation of the "behavior " followed by the threat of eviction? After several "text messages", during this pandemic I have worked nonstop and in 6 different states, because covid, we finally got the answer, "Trust me I understand fully and I am truly sorry that he did not give us more information. He just said someone was very rude and demanding about the repair". The irony of this statement is that my wife was the one at home for this and she is the kindest and most caring person I have ever met in my 52 years so it couldn't be her that was, "rude and demanding ". Long story short, the person that we were both texting is April Kratz. She handled herself and this situation in the best professional manner possible. As our conversation was ending I stated, "If I were your boss I would give you a raise, April. Thank you again." and I seriously mean that. Sooooo, if there is a plus to renting from APM it definitely would be April. Thank you again April and hopefully your boss realizes your worth. read more

Terrible experience and i just moved in on 03/26/21. I haven't had a working fridge since day 1. Now they are saying it will be another week before i can receive one but are expecting payment for prorated amount today. Not happening. My property is being manage by them and they are putting my delay and issues on the owner (which I have asked numerous times to receive a call from). No fridge in a property for this long is unacceptable. I can say the condo is beautiful though. The admin in the office is receiving all the back lash when I know it isn't her fault she is just a messenger. They should have some sort of protocol for situations like this then to just make me wait on something that was stated in my lease i would have and would work. I wouldnt recommend this company or affiliates. read more

Please Run, these people are unprofessional in every way, they took over my contract from another property management company; which I wished I would have just went with my gut when I read the 14 page contract. When I had questions about specifics of the contract I was met with aggression from the staff, as if I was inconveniencing them for asking questions and then later an apology. Fast forward, they never answer the phone, hidden fees applied (admin, $10 fee to use their payment portal). Voicemails are never replied to and they don't mind lying about correspondence they have or have not had. In my opinion, homeowners should find someone else to manage your property; the staff will definitely cost you the ability to maintain good tenants. read more

Very unprofessional. Office hours are from 8:30-4:30 but office closes early. The phone is never answered during office hours. The only way these people do their job is if you go over their heads. I was going to use them to help me find a house but I do not recommend them to rent from. I won't buy through them. Tenants should be valued and treated with respect. This company has very rude employees and it took forever to get to our heat fixed and now they're charging us for a part. We had to go on social media and reach out to higher ups to even get our heat fixed. I left messages and received no call backs, no updates and they showed no concern. It took my mother making a post and reaching out to the owner to get any attention and heat fixed. The only way these people do their job is if you go over their heads. Now they are charging us for the part. We (my roommate and our two dogs) were without heat for MAJORITY of December. The maintenance hotline for emergency was never answered and my messages were never returned. We always pay our rent on time, even during this pandemic. When I reached out concerning my bill the lady just keeps cutting me off. I would not recommend renting from here. Everything that breaks down will be your fault and you will have to pay an extremely high amount. read more

They took over management of two of my properties. After 7 weeks and close to $2,000 in unauthorized "repairs," the vacated property was still not ready for tenants. They withheld money from a separate property they managed for me for 3 months to pay for the unauthorized "repairs".... Needless to say, I'm not working with them anymore. read more

My fiancé and I were looking to move in a short time frame due to his being in the military. We chose a house managed by APM realty. The senior property manager, Elizabeth, was 35 minutes late to our agreed upon meeting time, which we would find out later was typically how she operated. A year later when we renewed the lease, she showed up 45 minutes late to our meeting to do so. Around the time we were moving out, another couple came to view the home and waited outside for APM to show them the house. I invited them in and let them take a look around (she ended up being 45 minutes late to their meeting as well), but by the time she'd gotten there they were leaving because I had already shown them the house. It took about three months for any of the maintenance requests to be taken care of, which was frustrating. Prior to renewing, APM waited until a week before our lease was up to tell us that they may not be renewing the lease for the next year, because of the property owner. Which was stressful, because we had intended to stay due to my fiancé receiving orders from the military within 4-5 months (had it not been for this we would not have renewed the lease). We've never been late on rent, however, one month we received a notice of a late fee; this was because they had lost the check we'd sent in earlier a week prior. Finally, it took APM about 6 weeks (with constant calls) to finally send our security deposit back. They also took out about $400 for cleaning fees, cleaning the carpets, cutting the grass, etc. When we moved into the house it looked like it had not been cleaned and the grass had not been cut. Moving out, we absolutely left the place better than we had received it. We were also not told about these additional fees during our walk through prior to moving out. I would never again do business with APM after seeing how unorganized and scattered the manager is and how poorly they do business. read more

I rented a home from them for one year. The house was beautiful but you could tell it was not taken care of. The carpet had permanently been stained by previous tenants and they wouldn't replace it. Instead they offered a lower rent. We ended up moving because the air conditioner never worked and we ended up having to pay upwards of $500 a month on our electric bill. They refused to replace or fix it so when our one year lease was up we gave notice and moved. We left the house in pristine condition and they charged us for things that were broke when we moved in and even stated in the move in inspection. Now they are trying to charge us $450 for chairs that were at the property and mysteriously disappeared. The chairs were not our responsibility. We had to get Jag involved and now they won't answer our phone calls or emails and they are holding our deposit. Renters beware. Worst management company ever! Always read reviews before doing business with people. I fell into that trap as well. They will nickel and dime the shit out of you when your lease is up. I rented a house managed by APM and was very disappointed with the service we received from them. Anytime we had a meeting scheduled the property manager was late by at least 30 minutes. Also, anytime there was a problem it took months for it to be fixed. On one occasion the garage door broke and was inoperable for several months. MILITARY MEMBERS- APMs lease agreement says they ONLY honor PCS orders if you need to break your lease. When I told them I was separating and would be breaking the lease early they said that was ok. But when it came time to receive my security deposit back they thought I was PCSing. Fortunately, when I renewed my lease I had our property manager sign the state's military clause document. It took 6 weeks and a major headache to try and get the security deposit back. Security deposits are supposed to be mailed to former tenants within 30 days but it took 6 weeks and about 5 phone calls to get it back. On two occasions I was promised the deposit was going to be mailed before certain dates. I asked for emails confirming this, and they said they would, but I never received any. Upon receiving it, there was $500 deducted for cleaning fees/ lawn mowing. However, when I moved in the grass was very high and the home was dirty (I wish I had taken pictures when I moved in). read more

I had applied for an apartment from there website and received an immediate response from one of their property managers stating that the apartment was taken and that since my information had not been ran I would not be charged the application fee. Then that story changed to someone did run my information and then back to no one did. The manager Gayles excuse was she'd only been there for two months and didn't really know how it worked but my application fee would not be refunded. Then another manager got on the line stating the fee is just a fee for the application but it states on the application that (word for word) The following fees are necessary for us to verify your rental application. Yet my information has not been verified or checked. All they kept telling me was oh well I've just lost out on my $50 and my application would not be processed. I can't believe they could run a business like this by stealing people money and not even keeping up with their part of the deal. read more

It seems to have been a while since this company has been reviewed but let me assure anyone looking to rent from them BEWARE! even with management changes... they are still no better!! We rented a house through this company for years, did most repairs ourselves or contacted the owner directly (he is a super great person - to bad he is involved with this company) and we were completely taken for a ride on getting our deposit back. The actual owner had the grass cut every two weeks but we were charged for the grass being cut. Charged for a window that was broken, there were no windows broken when we left. Filters be changed that we changed regularly (with dates written on them so we made sure to change them). Kitchen appliances being cleaned, that I cleaned. Windowsills and baseboards being dusted that I specifically made sure I went around everything!! A crisper drawer that the owner replaced, not APM realty. The list goes on of ridiculous pettiness. It was our mistake for not taking pictures of how we left the place but just like the reviewer in the past... it was in much better shape when we left than when we moved in. If we had known it was going to cost us almost $600, we would have just left it and not tried to make it "move in ready" for the next people. Was it perfect... I know it wasn't... but $600!!! Where do I even start... First off we were rushed into renting a house that looked like it had not been properly cleaned nor maintained in months! Footsteps of mice and other rodents could be heard within the walls of our house and when maintenance was notified about the infestation, nothing was done about it for the entirety of our stay. Mold was beginning to form in the bathroom and we notified the company's maintenance once again only to be told that the mold was probably mildew and it was probably our fault for not ventilating the bathroom properly during showers. (It ended up being mold) And what did maintenance do? Just painted over it. Out of sight out of mind right? Obviously APM's motto. The house was an absolute electrical and plumbing nightmare. Wanted to heat your food up in the microwave? Think again. Every time the microwave in the kitchen was turned on for more than 30 seconds, the downstairs breaker would trip and the entire downstairs power would be turned off. Insulation inside the house was non-existent. The A/C ran constantly because the house could never maintain a desired temperature. If the temperature outside is 90 degree, the house would not go any lower than 82 degrees. If the temperature outside was 50 degrees the house would not get any higher than 60 degrees. Have fun with that extremely hefty electrical bill with the air conditioning never stopping. Once, a pipe in our laundry room burst and left the entire room under 6 inches of water. Not to mention, we were broken into and robbed on 3 separate occasions, and were told by the company that the damages would have to be fixed by us. The company is money hungry and has absolutely zero care for the well-being of the tenant whatsoever. You pay for exactly what you get. They give a lot of cruddy houses away for cruddy prices, but I can assure you, after the experience that I just had took part of with this company, it is definitely NOT worth saving some extra bucks. Please take my advice and go find a different company to do business with, at least one with a better selection of houses. You will 100% regret ever signing a lease with this company. I rented from this company for 2 years and they are the worst. They never do any repairs in a timely manner and may never do them at all. If they do any repairs as promised they will always charge them back to the tenant regardless of if its their fault or not. Whenever something needs to be repaired they will never send out a reputable repairman, instead they would send someone who wasn't qualified to fix the problem which only leaves you with the same unresolved problem that you will end up being charged for. They would also charge my account for repairs and when I questioned them about the charges they wouldn't have any idea what they were for and would say I will have to look into it and get back with you and that wouldn't ever happen. We were without hot water for weeks and they didn't care, it took them forever to get approval from the owner to have the water heater looked at. They had someone look at the water heater but would never replace it so sometimes we had hot water and sometimes we didn't. It also was like pulling teeth trying to get in contact with them , I could never understand how they were running a business and woulnt ever answer the phone or return calls. whenever my lease was up I had the house professionally cleaned and left in great condition and they kept my entire deposit and billed me for almost $2000. They charged me for repairs that didn't even exist. I wouldn't ever recommend this company to anyone. Please beware! read more

This was the worst experience as a tenant that I've had in my entire life. To start out with, the house was in deplorable condition when we moved in, however, we decided to rent it. During the year we were there, the air conditioner stopped working 3 times, all when the tepuratures we're in the 100's, the last time, the week we were trying to move out, and we were told they didn't have to fix it and weren't going to until we were gone. If it wasn't bad enough without air , we were also trying to pack up, move, and clean in 100+ degree conditions We couldn't even open a window because they were painted shut. We were told we had to leave because the owner was selling, but the day of our walk through, before we were even gone, new tenants had arrived to rent the house. If all this wasn't bad enough, and having to wait 30 days for our security deposit, which I was told would be returned in full, when I got the check they had deducted $100 to clean the oven door, replace 5 light bulbs, and drip pans. To make it even worse I was told that we didn't have to worry about those things the day of our walk through, or I would have done the $10's worth of work myself. A further slap in the face is the cleaning and improving that was done, while we were there; for example, the walls were filthy, the back yard an overgrown mess, the air filter discusting, the oven with years of caked on greese and filth, just to name a few of the issues of which there were numerous more, for them to take our deposit when it was given back to them in 10 times better shape than they left it, shows a dispicable lack of integrety. The least they could do for all the trouble we've gone through is to return the entire deposit and compensate us for the near heat stoke we suffered the last week we had the place( which we couldn't even live there because of the heat). I would never rent from this company again and I would advise anyone looking to rent to go elsewhere. read more

My property management was transferred to APM from a company that I had selected based on integrity and previous experience. That company got out of the property management business. My tenant and I both had a bad experience with this company. My tenant complained that maintenance request were not dealt with in a timely fashion. She reported that communication was terrible. Additionally, according to her, she had inquired numerous times about purchasing the home and this information was not passed on to me for 5 months. As a home owner, the experience was exhausting and heartbreaking. I would never work with this company again. read more
