When we finally settled on a property to buy, he went the extra step of contacting the other agent and pre-negotiating a deal in a very competitive situation with multiple offers, ensuring that we ended up with it! I'm not sure how he did it but he also managed to get the sellers to agree to pay all of my closing costs! When a big issue came up during our inspection, Joe negotiated hard on my behalf and got me a brand new AC system rather than just a band-aid fix on the older one. Beyond all of that, Joe recommended a great lender, insurance company and property inspector. Every detail was handled smoothly and proactively. All in all, I have no hesitation saying that he is the best agent I've ever worked with. I recommend him highly if you want someone who can help you win a property in this competitive market and an overall smooth transaction.

Outstanding experience! I listed my rental property with Heidi Gravel, She is a seller's (and…read moreprobably buyer's) DREAM agent. Hardworking, very capable, persistent, positive, and determined to succeed, Heidi never got discouraged, even after 2 years of trying to sell my rental house. Heidi brought me multiple contracts which did not close for various reasons. Some offers I rejected as too low; some failed because buyers did not raise the deposit, or could not obtain all the financing they needed, others withdrew their offers for personal reasons. Finally, an offer came in at a good price, but the buyers asked for owner financing. I said, "No." Heidi cited several reasons explaining why she thought this offer was good for both parties. Heidi and her husband John ( the business office side of the team) structured a creative deal that met the needs of both sides. I took her advice and am so very happy I did. The buyers got the home they wanted, and I got my money back with interest.

The policy was approved after having another appraisal from a different appraiser denied by the carrier because the format did not meet the carrier's needs. Best of all Dan's appraisal was considerably more affordable than the first one, which was a major concern to the COA as they were having to pay for a second appraisal, which was not anticipated in their budget. I would highly recommend Dan and Central Florida Appraisal Consultants for anyone's appraisal needs.

Not these guys... THIS IS WHAT THEY DO! They practically breathe realty for years, and know the market like the palm of their hands. We had the pleasure of working with two members of their team on two separate occasions (one was buying, one was selling) and aside from the most professional service I have ever seen or heard in this field, my wife and I were treated like we were their only clients! Ross Stern is, without a doubt, the sharpest realtors I have worked with. He found us EXACTLY what we were looking for in less than two weeks, and even negotiated in our behalf to the price we were willing to spend on our new home. A few months later, we called Damaris Cohn directly, the broker, to see who is her best agent to help us sell our beautiful home. My unit remained vacant for three months without a tenant or any discernible progress. My calls went unanswered, and I had to repeatedly contact her via text messages, to which she would typically respond two days later. When I brought my concerns to upper management, she attempted to rectify the situation, but unfortunately, it was beyond repair. Ultimately, I had to terminate the agreement. I then engaged a management company that proved to be exceptionally proactive and communicative. They successfully identified a new tenant within a week, and the tenant moved in the following week. It is truly regrettable to operate and work in such circumstances when one cannot conduct business professionally. I have unfortunately expended my time and resources by placing my trust in a central Florida management company that proved to be untrustworthy.
