How have I not updated my review of Anchor Down RV Resort. Hands down one of the best places we have ever stayed. Nicest, cleanest, parks in TN if not anywhere else. Poured and stamped concrete pads, fire places and manicured lawns. Plus a pool and lakefront beach. All with in driving distance to Gatlinburg and Pigeon Forge. I could go without those and just rent a pontoon from Anchor Down and spend the day on Douglas Lake. Must try I promise you will not be disappointed but more impressed read more

Beautiful resort. Clean, well maintained. Lots of amenities. Most sites are large and level but not all have great views. Very cool fireplaces! Friendly staff. Rental equipment in good shape. Lots of rules that are NOT enforced. Young kids driving golf carts, and the razors are out of control. Noisy adults after 10:00. No supervision at pool or beach. People were swimming in the middle of a severe lightning storm.. Great resort if you just want to hang around and enjoy the amenities but would recommend something closer to Pidgeon Forge if you want to spend time in the National Park or Gatlinburg. read more

We were here the week of Thanksgiving. The sites are all cemented, they fit our F350, UTV on and our 45' fifth wheel. They have beautiful fireplaces on some of the sites. The lake levels were well below their normal levels but it was all still pretty. Not bad to get to from Kodak, Sevierville or PF (we took our UTV into town instead of taking the dual trucks into town. They have cable but it is not strong and the words don't always match up with their mouths. They do not offer cable wires to rent, but you can buy them there. (we bought ours at Walmart). The washer and dryers are $2 a load. They do not have soap or change machine in the laundry room. They do have change at the front office, not sure if they have soap or dryer sheets to buy. They have a dog park, swimming pool and a beach (did not use in November). But they looked great. The sites were expensive but the property was very well maintained and very clean. We would return but it might be cheaper to get an airbnb (depending on how long you are staying) with another couple and split the costs of a cabin. read more

We were jaw dropping when driving our motorhome into the resort, a panoramic lake view right in front of our eyes. We fell in love with Anchor Down right away! Every camper at the resort we talked to feel the same way. We first booked 3 nights. When we saw the view, we decided to extend our stay. We ended up staying for 2 weeks! After 2 weeks, we still didn't want to leave! We absolutely love this place! The resort is well maintained, very clean, beautiful landscaping throughout the whole park. The employees, including the work campers, are super friendly. We were greeted right away when pulling in front of the office. We did the express check in prior to our arrival, the greeter knew who we are, gave us the package, we were off to our site. Didn't have to get off our vehicle! So efficient! Make sure you do express check in, save you a lot of times. We have seen campers without express check in had to get out of vehicle, fill out the form, get the package. If there's more campers come in without express check in, the wait can be long. You need to come to camp here yourself! Book early because they book up quickly on peak season! A side note, Anchor Down is closed from Dec. to Feb. in winter months. read more

Its a very nice campground. The only thing i hate about it that you can never get a reservation. Also the staff is a bit rude and not welcoming, but hell my my introvert side would be weirded out if they are talkative!! So its a happy weird medium! You don't have to talk and I don't want to talk! All I want to do is sign and leave! Site 174 and the back sites 200's by the dog parks bottom hill are my favorites !! read more

We loved it here and were amazed by the views! This was the first stop with our camper and we were spoiled! We were greeted with a warm friendly welcome. The checkin process was easy and staff very helpful, both inside and outside. The entire park is beautiful, everything is well-maintained and clean including the restrooms and showers. Our site was overlooking the lake which took your breath away! The views of not just the lake, but mountains, trees, rocks, and other happy campers made us feel like we never wanted to leave! The park offers several amenities for all ages and pups too! Each site is large and level with concrete pads and each with their own unique handcrafted stone fireplaces! The park is fairly quiet which made relaxing and just taking all of it in easy. We loved it here and can't wait to book for next year! read more

I was googling places to go on our RV trip and stumbled upon Anchor Down on the old Google. As I looked around, I struggled to find a legitimate bad review. The pictures all looked great, so we decided to book. We secured site 53 for two nights (it was all that was available). Before arrival, I had called to change our site when I found our site open. The lady on the phone was super nice, and informative about the seasonal activities. The initial taste was good. When we arrived, we were met by a greeter, who took down our plate number and sent us in to check in. The whole process took just a few minutes, and we were on our way. The view does not really come into play until you come up over the hill after registration. Even with the water level down, Douglas Lake is a site to see. We wound around and EASILY backed into our site. The sites are all pretty large (way bigger than our 30' rental), paved and flat. The hookups are right where they should be, and they even include cable and wifi. We did not use either, but it is a great added value for the price. The view alone was worth a million dollars. The fireplace was another. We ordered several buckets of wood ($5 cash or $7.50 card...it is an outside vendor they buy from). They deliver it to your site within minutes in a bucket, and each bucket is more than a typical bundle. We also rented a golf cart for $35 a day. we found this to be essential to just get around for our family. The pool was great, and the waterslide was perfect for the kids. Later in the week and weekends, they have a food truck outside the pool area. We got some ice cream and enjoyed the great view. The resort has a playground, laundry, showers etc. The bath and shower houses are immaculate. The entire place is run with pride and a sense of service. We will come back in a heartbeat. While we loved our site, even if you are stuck with the very last site...take it. There is really no bad site in this place. read more

This is one of the most beautiful campgrounds I've seen it's located on Douglas Lake surrounded by beautiful mountains. Our daughter and family are staying there so we've been going over to see them there ,they have a beautiful pool and Lakefront Beach area.You must have a pass on your car to get in and it keeps all the other Outsiders from coming in and using the facilities.The grounds are very well-manicured. Each site has a concrete slab, a fireplace and all the hookups . If you love to camp you should definitely check it out. read more

Very attractive park from the start - nice landscaping and paved entry. Staff greets you when you pull in. Check in was fast and friendly. Oddly, for such a nice park I expected they would lead you to your site but they don't. Not a big deal. Roads are wide and paved. Sites are concrete and most have a view. Our back-in was just long enough for the MH and toad. Too bad they don't have hook ups on both sides so we could have pulled in to see the view of the lake and mountains. The site was pretty level side to side but dropped off in the back. I had to stop the auto level before it was done. There is a strip of grass between sites and no privacy. Nicely designed with rock fireplaces and brick fire pits. There are many activities including water sports, pickleball, basketball, pool with waterslide, beach area and more. Verizon was4g 1-3 bars. Satellite would not be a problem. WII FI is pretty good actually. We were right by a hot spot so that may make a difference. It is quiet at night. It can be bustling during the day with dogs and kids. Lots of what appeared to be seasonal campers. All in all a nice park, especially if you take advantage of what it has to offer. On the pricey side for us as we don't usually partake of the amenities. read more

The campground is still very nice, but the people at check in are terrible. The sign says 6 people allowed per site, charged us $15 for over 4 people. Literally CHECKED my backseat to see if I was hiding someone. I'm sorry but I'm not hiding a person in my acura mom car weirdos. Rudely came over at 9:06 to remind us the cart was due back at 9 but couldn't communicate it correctly. Shorted us on firewood then acted like we were lying. Just ridiculously rude about rules and way too nickel and dime. We will find somewhere we can be comfortable and people like working. read more

While the view is truly amazing and the park is spotless, children under 10 driving golf carts, sites on top of one another, absolutely no shade, not enough pool/beach chairs, and children running around after midnight have turned this resort into a two star trailer park. read more

We were very excited about our first trip to Anchor Down with many from our SS Class but the night before experienced an unexpected death in the family. I called the office Monday morning first thing to let them know and possibly reschedule to no avail. They told me that they were going to waive the full fee and only charge us the deposit of $139. I explained we still wanted to come just needed to reschedule but that wasn't an option. This is my second time staying at Anchor Downs and it was even better this time than the last! Such a beautiful campground! The most stunning view accompanied by bountiful activities! My brother and I loved playing tetherball, which sits beside the playground and is a few strides away from the sanded volleyball court! The pier offers a great place to fish and a great opportunity to take photos of the surrounding view! Friendly staff and campers! So many animals; did I mention the dog park they have where you can unleash your dogs and let them have some fun! Most well maintained RV campground I have ever visited! I felt like we were their first visitor the place was so pristine! There's a dock to park personal boats and jet skis, a pool with a great slide and lake floating jungle courses and trampolines. There even a fenced in dog park and golf carts for rent! My star off is because there wasn't any cafe or eatery on the property and no transportation options to get off the campground if you didn't have a separate vehicle from your RV. There wasn't even a place to buy coffee! I also would have loved the option to rent jet skis or a boat, then we probably would have stayed all week, lol. Absolutely perfect for children and families. Beautiful view of Douglas Lake. The fireplaces are different at each spot with 1/2 having fire pits. I happen to think spot #53 (ours) and #175 are the two best. I'll post both pics so you see what I'm talking about. They were super friendly when we registered. They have an ambassador available after the office closes. He was funny. It's quiet except for the turkey gobbling, the birds chirping, the boats humming along, and occasional friendly conversation from the other campers. I love it all. I'm here for relaxation, so the beautiful fireplace and lake view are all I need. But you are also only five miles to Sevierville, then a few more to Pidgeon Forge, and so on to Gatlinburg. read more

BEWARE!!!! Save your money and stay somewhere that values their customers. I get all of the positive reviews due to its location and views, but the customer service is non-existent in my opinion. I have reservations this weekend but there is a forecast of 3"+ of snow, so I called to push my reservation (not cancel but move to another date and stay for 4 nights... not just the 2 nights I originally have reserved). I researched and found the dates I wanted to move to and called and lady that answered the phone wasn't the friendliest but was tolerable. She was quick to say that I could not change my reservation. She eventually put me on hold to go ask the "manager". When she returned, she said that the "manager" said that it wasn't going to snow... it's Tennessee. I'm sorry, but I'm not going to take weather advice from a campground "manager". I asked to speak to the "manager" and she joined the call who, after reading other reviews, appears to be one of the owners. Regardless, she was very adamant that she wasn't going to do anything and immediately charged my card for the rest of the reservation that wasn't due until the day I arrive (Friday) without my authorization. Keep in mind, this campground is on top of a VERY steep hill (which she tried to say was a small hill) so I asked if they treat their roads for inclement weather and she informed me that they don't. I proceeded to ask her what happened if it does snow and I can't get my 10,000 pound camper off the hill and she informed me that they would CHARGE ME FOR ANOTHER NIGHT!!!!! I completely understand that there is a cancellation policy for a reason but the lack of care for the safety of their guest is disgusting. My opinion is that they only care about their pockets. The good news is that there will be more camping options in the area very soon and I look forward staying there over this place. read more

This is hands down the BEST campground we've ever been to. The staff are so friendly and helpful. The sites are all paved, the grounds are INCREDIBLY manicured and taken care of. Our dogs LOVED the dog park (which is literally the nicest dog park we've ever seen and we've been to a ton). Super awesome area by the lake with a pool with water slides, lake swimming area with water slide, boat slips, and even a lakeside food truck which has REALLY good food. We got in late and decided to get some food from there and brought it back up to our site. One of the staff even picked us up in his golf cart and took us back to our site so we wouldn't have to walk. These people are all about great service and family fun! AND the bathrooms are all tiled, extremely clean, individuals with showers and huge. Thank you Anchor Down for a great weekend! We will definitely be back for longer! read more

They charged us 100.00 deposit to book a spot a year in advance. We were booked for November 2021 and called April 2021 to cancel and they refused to refund the 100.00 deposit. It's sad that they are so booked up that you have to book a year in advance to get in but they will not refund people if they cancel in advance. read more

Anchor down is a beautiful resort and conveniently located off the I40 exit outside of the Great Smoky Mountains. You take a short country road off 66. Drive about 4,5miles. It quickly comes up in you, so go slow. Immediately upon arrival a staff member greets us to take down our vehicle info to take inside for final check in. It's a well kept, beautifully maintained resort. Sites are well marked and easy t get into, just watch out for all the kids and people walking dogs. We had a view of Douglas Lake and the mountains with a fireplace. Excellent unobstructed views and well paved level site. Our issue was, and maybe a suggestion to the park, was lack of some sort of shrubbery or concealment of the neighboring sewer and water hook up. The sites are fairly close together and although beautiful and maintained, the mere sight of viewing your neighbors stinky slinky and twisted up water hose is a bit of a turn off! Again, maybe some shrubbery or little privacy fence would be better than nothing. read more

We can be there in 2 hours. We consider it our "home" RV resort. We struggle leaving the resort. It's so beautiful and relaxing. Our fur babies love the dog park, too. The only downside is that you'd better book way in advance...it's not a hidden jewel anymore! We book a year in advance so we can get the site we want. read more

Our family adores the camping life and this place is really taking camping to another level. It has everything that can be offered and on top of that they only offer the best! All the spots are paved, some have fire places, fire pits, all have picnic table, there's tree's for shade, play ground equipment, a really nice pool with a slide, the entire place has the most amazing view of the lake, there's a huge slide into the lake and large bouncy blow up type trampoline toys in the lake area to play on, golf carts and boats to rent and so much more! It's almost always booked a year in advance and they only allow 6 guest per site so the place is never over crowded. I'm serious this place is the bomb, these guys have put a ton of thought and hard work into this camping resort and you can definitely tell! There's only one small tiny issue I always feel they could improve upon and that's the office staff, they aren't really friendly, we've been 3 times and every time it's frustrating having to deal with unhappy ladies checking us in, other than that this place is 5 stars and then some! read more

Very beautiful campground!!! The campground was probably about 3/4 full, and I was absolutely amazed at how quiet and peaceful it was. The views from our site (and many others) were simply breathtaking! This campground is extremely clean (including the bath houses) and well maintained. The pool is great and, again, the view from the pool is breathtaking. Another great thing about this campground is it's convenience to Pigeon Forge and Gatlinburg. We even met the owner/developer while we were there, and he couldn't be nicer. Can't wait to stay here again!!! read more

Very nice resort, sites are clean and spacious. Bathroom facilities were very nice and clean. Each site had power, water, sewer and cable. Wood is available for $5 and they give plenty. The only negative, if you call to get on the waiting list for a cart. Keep your phone close. They won't leave a voicemail and they will skip to the next person on the list, this was very aggravating.
