However, my experience with Regina Welch , from Dar Walden who listed our home was not a very good one. We had worked with another realtor (different agency) in the recent past who helped sell our business property. That experience was good, but we decided to try someone else as the previous realtor was not available to meet our needs. We interviewed several realtors and we decided on Regina. She seemed professional and seemed like she would be the right person to list our home. She suggested we list our house for $825,000. This is $25,000 below what I really wanted to list for and what other realtors had suggested. However, we reluctantly agreed. She suggested it may bring multiple buyers and that we wouldn't want to miss the great opportunity in the market. Right before we listed, she discussed that she had "someone" interested in touring the home prior to listing. However, my husband and I decided that we would just list the house and accept good offers instead of being boxed in by a buyer. There was immediate interest in the home with several tours. We received an offer from who we later learned may be known to Regina as one of them was a realtor as well. Immediately, we got the sense that my husband and I were on our own as Regina was not working for us. Everything was about the buyers this, the buyers that. Regina could sense my frustrations during one of our conversations as she tried to appease me by saying she was working for us. Yeah right! The buyers repeatedly gave short time frames to reply to counter offers which we always had to push back on. The buyers gave us a low ball offer and later came up with an EXAGGERATED and very EXTENSIVE repair list. We could not agree despite Regina reminding us that we didn't have another offer. It seemed as if she working so hard to keep the deal (for the buyers). At one point, Regina told us that it was the buyers first time buying a home as the reasons they were being so hard-nosed with repair requests, etc. That was not true. We looked up public records and saw that the female buyers owned a house nearby home. Needless to say the first deal fell through. Thank God! Since we didn't fully trust Regina, we decided to order a private appraisal on our own so we would know our bottom line price. Well, that appraiser, unbeknownst to us, contacted Regina, even though they assured us that it will be private. So it was also very suspicious when i received a text from Regina asking if we ordered an appraisal. We then put the house back on the market after we reduce the price slightly so we could sell faster and move out of the State. Guess who came back with an offer? The same couple! This time they were less demanding, but we still didn't trust them. It just seemed like everyone was working together. Fast forward to closing, it was one of the most long and frustrating process we have ever enduranced. We were told that the buyers were strong buyers when we kept asking why the underwriting process was taking so long which had reached almost two weeks past closing date. We believe that the buyers were having issues with their finances or credit history, but Regina reassuring us that was not the case. She acted as if she knew the buyers situation so well. When we were finally able to sign final papers, we noticed that only ONE of the buyers was now listed (the male).The woman buyer was no longer listed. We assumed she was probably the reason we went through such a long and agonizing closing process. But, Regina did not feel the need to tell us about change in the buyers. I would imagine a good realtor would be transparent and inform us of the change. We strongly believe that Regina worked very hard to make sure those particular buyers were the ones that were able to buy the house. I will also add that Regina did the bare minimum. We supplied about 4 of the photos as we knew earlier on that we needed to be proactive. We wish the buyers well in the house, but the process that they all used gatekeep was troublesome. We are just glad to be done. I felt we couldn't tell her much as we didn't want any retaliation. We were pressed for time as we were relocating to another state. It was one of the most stressful house selling process ever! I would not recommend Regina or this agency! I am sure this review may be removed by this agency or they'll come up with some excuses!

It was seriously overpriced and did not sell before the listing expired six months later. Rather than offer the home for sale at a reasonable price that took into consideration some serous deficiencies and code violations, Dar Walden seemed to prefer keeping the property on the market until the listing expired.

BUYING or SELLING a home can be VERY STRESSFUL , but I was blessed with dealing with Mr. Gary who gave me an unforgettable and stress-free experience. I did not hesitate to refer him to all my friends and families to spare them from possible disasters of choosing the wrong agent. Believe me, he will tell you an honest advice if it is the right or wrong time to sell or buy.
