I engaged Karen to sell my…read morein-laws home after they made mistake of signing with "neighborhood agent" after 60 days with no activity. Karen is a true marketing machine, as I found her through her social media posts from selling another property in the neighborhood. Karen and her team produced a video that sold the lifestyle of the community vs. just a 3/2 with granite countertops etc.. that they pushed out on social media and Google searches. Karen got the home under contract in less than 3 weeks and closed in 45 days at better-than-expected price. Karen is a true real estate professional in every aspect of the process such as proactive communication, the most professional marketing materials I have ever seen, attended all showings, offered to tour them around the amenities, provided real-time feedback, followed up with buyer's agent, managed multiple interested parties, negotiated the final offer with a steady demeanor and ensured we closed in a timely manner. I have bought and sold 8 homes in 5 different states in various price ranges of $400k to $2.5m+ so have worked with every type of realtor. Even after doing due diligence and interviewing several before engaging them, one was a nightmare, two were part-timers, almost all were good at marketing themselves vs. the property and turned out to be listing collectors for another agent to sell the home...except Karen that is at the top of her industry.

Let's start by saying she's definitely not as young as the photos. To include her yelp photo. Those…read morephotos are at least 10+ years old with filters and yet she still uses them for her advertisements. I also never met her or even spoke to her until she showed up at my house. My first call was with her brother and he said she would be meeting him there, but he never showed. Look out for the bait and switch, which already put a bad taste in my mouth for how this was gonna go. My home is definitely not a higher end home, but it is a good starter home with everything updated for a young family. Karen came in already downplaying the value of the house with a very low number of what it would sell for. Ironically, I got that same number from opendoor, which is an investment firm that buys the houses for about 80 to 85% of their true value. Clearly she had already looked at my house as just an investment property. The entire time all she did was say I've done this and I've done that, but she never made it feel like we would be working together to sell my house for the most money possible. She only brought three comps which were as far away as 4 miles. Simply put she's a dinosaur in this industry and unless you have a home valued at 500,000 or more she doesn't seem interested. She left a lot of old flyers and not a single one. had an older home with updates on it so I highly doubt my house would've even made her flyers. Yes she did say the company spends hundreds of thousands of dollars to make sure they're listed first and do the social media work, but is that truly selling my house on all of those platforms or is it just selling the company and the higher end homes? I went with a younger more social media connected realtor who came in with a number $55,000 higher than what Karen said my house would sell for which was backed up by eight comps within a mile of my house. I think that just goes to show that Karen wanted to flip my house for an investor. Will it sell for that higher number, maybe not but if you don't try you'll never know. Karen was willing to leave money on the table to move me along and help her investors!
