Our dog had some GI issues from time to time and I think part of that was because there was a lot of poop around. Maintenance was pretty reliable during the time. Overall, rent would go up every year and the value would go down. Luckily, we were able to find a house. You pay a little more but the money goes into the house and it's yours.

You can rent a two-bedroom apartment in a much nicer complex for less than what they're charging here for a small studio. Everything in the unit constantly falls apart. Maintenance shows up, "fixes" it, and the same issues come back days later. My cabinets were never properly repainted and still look unfinished. Internet outages are frequent and incredibly frustrating, especially if you work from home. On top of that, they continuously add ridiculous fees to your rent every month, which makes the final cost unpredictable and unfair. The pool is tiny and underwhelming, there's no hot tub, and the dog parks smell awful. The trash area is consistently overflowing, which is completely unacceptable especially for what they claim is a "luxury" property. To make matters worse, the front office staff is incredibly rude and dismissive. Anytime I've tried to raise a concern or ask for clarity, I've been met with attitude rather than assistance. This complex is severely overpriced and underdelivers on every front. Don't be fooled by the branding this is not luxury living. If you're considering renting here, do yourself a favor and look elsewhere. You'll get more space, better service, and actual value for your money at nearly any other property.

We purchased a multi-million home from them after…read moreconsidering many other builders in the area (Orange County, California) based on their promise to meet construction timelines and their claim that they provide unparalleled customer service compared to "lower end" builders like KB Homes. HUGE MISTAKE. First of all, when we signed our contract in March 2017, we were told the house would be built in about 8 months. If there were delays, we were told, the house would be ready by December 2017. It is now one day away from JUNE 2018 -- OVER A YEAR LATER -- AND STILL NO HOUSE. Yup. First we were told there was a delay because Richmond needed to build a community asset before they could proceed with the houses. Then it was "there's not enough workers" -- and yet, I continued to get phone calls and emails from other developers in the area who were building similar sized and grade homes without any apparent labor shortage issues. In fact, I was about to buy from one of the other developers but didn't do it because construction wouldn't start until September 2017 and I thought the homes would not be built in time. So we were told the delays were because of labor shortages (because they won't match or beat the rates paid by other developers, likely). But worse still, we were told that there were delays because the construction team didn't adequately time different scopes of work. We were given every last excuse in the book. Meanwhile, we sold our house prematurely thinking we would already be in our new house which, in our prior housing market (high demand area of Los Angeles), translates to multiple thousands of dollars being left on the table, i.e., at least $50-100k. On top of that, we anticipated having to rent an apartment for only 4-6 months. It's now been a year. We've had to extend our lease. And the last extension we did was for another 15 days only to find out we won't be in the house in time even with the last extension we requested. So now we're being forced to pay a per diem rent. We are also out several thousands of dollars for storage pods not to mention thousands more to lock in our mortgage rate because of rising interest rates. RICHMOND HOMES WILL LIE TO YOU TO GET YOU TO SIGN A CONTRACT! Would never EVER recommend them. The kicker? When we picked our options, I requested the same configuration as the model house which featured a 6-burner Wolf stovetop with a single griddle. The design center entered the wrong information and ordered us a 4 burner with double griddle. As soon as I saw the appliance go in, I requested a swap out. I was told that, no, I had picked the 4 burners. The picture on my design sheet shows 6 burners but I'm being told that because the contract which refers to the serial number (like a SKU number) I can't get this switched out even though I'm offering to pay for the price difference. So basically I am being forced to pay for Richmond's many, many, many mistakes. STAY AWAY! There are so many other good, trustworthy builders out there -- at least compared to Richmond.

Prime was on the spot immediately, covered the roof and broken skylights and helped us thru the insurance process. They installed a beautiful new roof including a copper-look metal entry roof and gutters that make the house look awesome and likely will improve the value tremendously. Frankly, without their expertise and tolerance with the insurance delays, their understanding and patience we might not have made it thru and maintained our sanity. Also, how is dynamic pricing (advertised rent changes day-to-day online) even legal? Never again! The day I signed the lease, I did a run-through of apartment 633 and told management the living room vent was kicking out dust/webs/mold/misc that was stuck to the vent and the ceiling. I asked that it be cleaned. When I returned a few days later to run through the check-in inspection list, I found dust/webs/mold/misc coming from the kitchen vent as well. I notified management that I could not move in due to the health risk, but the issue was classified a "cleaning issue" that did not preclude me from moving in. Management said they would schedule the system to be cleaned, but would not pro-rate my rent (until I could safely move in). They were kind enough to clean the surface of the vents, but that does not fix the central issue of needing to clean the ventilation system as a whole. I had to turn off the heater/air conditioning system to stop the spread of whatever is growing in the system. On a good note, everyone I met in the front office was very nice, but Mr. Hector in particular was exceptionally caring and professional. Bella Springs has a 30-day satisfaction guarantee of sorts, so I just signed a document to void the contract; though, they are keeping my security deposit because the apartment stood empty for two weeks (because I would not move in out of concern for my lungs).
