I live in California and I needed to find a good, reliable PM to manage my pending rental property in LV. My goal was to close 4 properties by end of 2026, and ultimately have 10 rentals and needed to find a good PM and wanted to build a good relationship for the long term. Their reviews were solid and I spoke with Tyler at the beginning of researching for PM to manage my pending rental property in Las Vegas. After having a phone conversation, I wanted to meet with Tyler in person to discuss and decide if Graham team was the right PM for me. At this point I liked the reviews and the phone intro from Tyler. i sent a text to Tyler to arrange in person meeting , and confirmed that i was visiting. Everything sounded good... Until i traveled to Las Vegas on the day of the meeting in the morning. I drove about 6 hours from Cali to meet Tyler and contacted him 2 hours before our meeting to ask if we can meet earlier since i arrived earlier than expected. The text i received was nothing but utterly unprofessional and upsetting to me. Tyler responded via text that he wasn't sure if i was coming or not for some reason. Im coming from Cali and driving back and forth for 12 hours, so I had to plan my day a week prior and wanted to make sure this meeting was accomplished. The text response was nothing but upsetting and shocking to me because Tyler assumed that i was not coming, rather than following up via phone call or even a text 1-2 days before meeting to confirm the meeting. I will never work with a business that ASSUMES everything. How can you trust and leave your rental property if the PM assumes and doesnt follow up and have a decent communication skills?? It literally ruined my day completely and wasted my time. I would never recommend this type of unprofessional company to anyone. I would be horrified how they deal with tenants issues...! Im onto hiring PM within next week and this team is definitely not on my list.

From the beginning, the team has been extremely efficient, professional, and responsive. The property management company I was previously with had also provided an excellent service, but they were streamlining their portfolio, so I needed to find a new company. The transition to Faranesh Realty was incredibly smooth, and they made the whole process very easy. Communication has been excellent throughout, and it's reassuring to know that my properties are being looked after by a company that is organized, proactive, and clearly takes pride in what they do. I'm very happy with my decision to move my properties to Faranesh Realty and would have no hesitation recommending them to other property owners looking for a professional and reliable property management company.

Collect receipts in writing via email/text. And do not SIGN the lease unless the agreed terms and conditions are listed! My husband and I have rented a property with them. Before we moved in, we inspected the place and took pictures. This property was no where near ready for tenants, but we didn't have much choice. There were roaches all over, the floors had a smell and stains to it, cabinets were a mess, the faucets in the bathroom were corroded, tubs had cracks, shared bathroom smelled like there was a water leak somewhere, and the master closet was missing wire shelves. The list can go on. Communication was okay in the beginning. Over time, there wasn't much aside from HOA violations. Requests to change out cabinets covered in roach feces and cracked tubs were never completed. They provided us with a vendor who can help with cleaning. Unfortunately their cleaning wasn't getting rid of the smell. We put a lot of elbow grease into cleaning this property as best we could and even paid $589 in cleaning fees OUT OF POCKET. The owner only agreed to refund us $200. While we were residing at the property, we've maintained cleanliness as best we could and always addressed any HOA violations with no further actions needed. At move out, per our lease, we are to hire professional cleaners to clean the property. Which we did. Paid $200. Guess what, the cleaning was not up to their standards. Not only did we lose out on over $380 from the first paid cleaning service, they won't return our cleaning deposit of $350. The lease also states that normal wear/tear is expected. They're charging us over $400 for paint touch up. We have touched up this place and returned it better than it was provided to us. We paid almost $7K to move in. But at move out, we were refunded less than $4K. In response to Wasim's reply: A condition report and photos from the move in inspection was provided. A walk through inspection was requested by my husband for the move out. When he got to the property, the inspector asked him for the key and told my husband he didn't have to be there. The walk thru was for my husband to go over the conditions of the house, but he didn't want to entertain his presence. These conditions were already existing. The condition report states that the AC vent above the stairs were dirty. The AC vent was painted over, the outlets and switches were painter over, paint stains were throughout. How are we liable for paint touch ups? We touched up every wall through that house before we left. We wouldn't continue to reach out if we caused any infractions. But we did everything we could to ensure that place was presentable to other tenants. Not like how it was presented to us.

Everything was fine until the contract was signed. After that? -The rep, Allsyon, estimated we needed about 800 dollars worth of touch up paint, small repairs, and the like. Seemed reasonable. She asked us to work with her contractor. By then, we had left the keys with her and permanently exited town, leaving of us at her mercy. The contractor then wanted almost three times that amount. -To make it worse, I recently learned from our new management company that they over-sprayed; there is paint on many fixtures. We should have figured something was wrong; for our two thousand plus dollars, the contractor was in the place for less than three hours. -Likewise, the rep wanted us to use her cleaning company for a mandatory deep clean at the cost of nearly 300 dollars. Now, the new management company has sent photos showing that no such cleaning was accomplished. --Allsyon signed off--our eyes and ears--on both projects. -Before she had contract, keys, and our absence form the city, she assured us the property would be listed immediately. It took almost fourteen days; her excuse was that she had broken her foot or leg. -Once the place was listed, were supposed to have weekly meetings concerning the market--soft, flooded--and potentially adjust prices. It took these awhile to start. Then, we agreed twice to reductions. After firing the company, I learned that these reductions were never updated in the listing. -Likewise, the listing photos were scant and did not highlight or even show the master bedroom or the bathroom, with a walk-in shower and jettub. -Then they skipped two weekly meetings in a row. When I finally called about that, I heard another story about a broken leg or foot, this one of one of the team members. That was about the time we decided to move on from SierraLV Property Management & Realty. -As an extra: Aside from pushing her contractor and cleaner on us, Allsyon all but mandated we buy an expensive home warranty. One has to wonder what the relationship between her and the warranty company is. At this point, more than two months have passed with the place empty. Before we can find a renter, the property needs a proper cleaning, as well as overspray removal from the previous contractor. Once that is performed and the place is properly priced, we hope to find a renter quickly, but the loss of rental income has been steep. I should have checked the listing routinely and been more proactive, but then again, you hire a company so you do not have to do those things. Talking with Allyson about these things, I caught her in a number of lies. The bottom line? It takes a lot of trust to put your place in the hands of a property management company, and, simply, SierraLV Property Management & Realty cannot be trusted.

    To me it seems if you don't use their vendors this one lady picks apart work done by your own…read morevendor. The rents landlords can ask are going down. But they make you spend thousands to make units like model units in a down market. If I could get higher rents then the investment in improving all fixtures is warranted. If you don't replace what they want you to replace, although the fixtures work well and look nice, 5 star drops you. When they worked for me, they didn't listen to me and used their vendors instead of my vendor I told them to use. To me, 5 star cares more about representing beautiful units then helping landlords finding tenants I would not use 5 star unless you like you property looking great at the costs of thousands but never getting the rent to justify it. They don't help landlords in a down market. But this is my opinion. You my like to spend thousands to fix you property like a showroom but not receive the rents.
